I liked everything The owner Cindy made our stay very pleasant. The rooms very nice, and the breakfast was lovely, self service all you can eat. I would definitely stay there again. great value for money, and the location is very accessible to public transport to the airport and all other destinations,

Seems like the prices will be exorbitant for the T T
The hotel is in an ideal location on the promenade, with the main shopping street at the back. Cindy, the owner, was extremely friendly and made me very welcome. The room was very clean and quiet, and the bed was comfortable. The dining room and lounge have good sea views. Breakfast was tasty, with a good range of options, including delicious Manx kippers on Sunday morning.
There was no lift. There were some issues with the hot water supply, which were being sorted out when I left.
cindy was a superb host with a wacky sense of humour made us feel really welcome and very helpful will definatly be going back
Easy to get to from ferry terminal and close to shops. The amazing personal touch from Cindy the owner was what made this stay so memorable. We loved the area and we loved the guest house and will certainly be back.
Very helpful staff/management
The room was clean and the breakfast was superb all frshly cooked and hot and the treat was the kippers on Sunday. Cindy was a very good host, nothing too much trouble.
Didn't enjoy climbimng the stairs.

This guest house is great. Very handy for shops and pubs. Cindy is a lovely friendly host and easy to talk to. The prices are ultra cheap and include a marvellous breakfast. We will definitely stay here again!

We had a very comfortable stay at this hotel and couldn't have had a friendlier welcome! It's just a short walk from the Douglas Port, about the same distance from the steam railway, and a leisurely walk to the electric railway. We had the option of having a lower level room, or a room with a sea view on the top floor. We chose the latter, and it was worth the effort (Also helped burn off some of the buffet breakfast, which was also excellent!). The room was always extremely clean when we returned at the end of the day and very comfortable. Had no problems at all during our stay, but talking to our host Cindy each day it was obviously any problems would have been sorted very quickly. She was always interested in what we were doing and had lots of useful information to offer us. Highly recommended!

Very Very Welcoming Nice and Clean Excellent overall
The location, on the Prom is great. It is close to the Port and fairly close to the Grandstand. I found the room comfortable and slept like I was in my own bed. One of the best parts of staying at Berkeley House was the fantastic breakfast, plenty of choice and plenty of it. Finally, when the home bound ferry broke down, the lovely Cindy had no hesitation in saying, Kenny stay as long as you need. Suffice to say, I'll be back next year for another great holiday at the Berkeley House. And if you go on a motorcycle, as I did, you can park right outside the door, 24/7. How good is that ?
It really is hard to think of anything not to like at Berkeley House, but ... I hated the colour of the cushions on the front steps. When the sun is shining in the morning and you sit and watch the bikes go by, a man can't be sitting on a Pink cushion. See to it Cindy please. I believe there are Two rooms in the building without en suite toilet, they share one. They do have a nice shower, wash basin, extractor etc. Some people may find that inconvenient but I personally did not.
Everything was A1 warm welcome and friendly. Superb breakfastwill be back next year.

I did not feel welcome from the first moment I met the owner. Every time we asked for advice, the owner had an attitude which made us feel like we were a nuisance. Breakfast is expensive. Better options found nearby.
