This beautiful Victorian villa has sea views. It is now a 5-star boutique guest house with free Wi-Fi, free on-street parking and luxury rooms with digital TV, DVD players and toiletries. Black Rock House is the first guest accommodation in Hastings and St Leonards-on-Sea to be given 5 stars with a Gold award. It is less than 700 metres from Hastings Rail Station and close to the beach, Alexandra Park and the Old Town. Black Rock House has been beautifully restored and mixes original character with modern style and luxury. The individually designed rooms are large and light, with luxury beds, mini-fridges and tea/coffee. The modern en suite bathrooms have powerful showers, luxury toiletries and bathrobes. Black Rock House is, without doubt, the very best B&B we have ever stayed in! It is as good as a 5* hotel! We were greeted by Yuliana who brought us coffee and delicious fruit cake before showing us to our lovely room. There is nothing found wanting here, evrything you could possibly need is provided, shoe shine kit, sewing kit and an iron can be found in the wardrobe next to the safe. The tea trolley has organic tea as well as fruit teas and in addition to instant coffee there is freshly ground coffee for the caffetierre! Plus yummy cherry and cinnamen biscuits! The bed was extreemly comfortable and covered in the best cotton sheets! Finally you will not find a better selection of breakfasts anywhere! From traditional English to smoked haddock, whatever you chose I can assure you will be cooked to perfection. A fantastic establishment! 10/10

A great welcome, super rooms with lots of extras and a marvellous breakfast. A short walk to the sea front meant early morning walks were very special No door to the bathroom. Just TOO ensuite!

Welcoming, helpful staff, plus a range of useful facilities, including a safe in the room, flat-screen tv and a 'fridge'. V comfortable bed! Also, attention to detail, such as a jug of filtered water, replenised daily, and homemade biscuits on the tea and coffee tray, which came with a selection of teas and coffees. Finally, the best selection of breakfast options I have seen. Very fresh fruit, plus cereal, honey, yoghurt - and that's just for starters! Then there's the choice of locally smoked haddock or smoked salmon, pancakes, or the traditional English breakfast!

This friendly, boutique hotel is located on a quiet street with views of the sea. Our room was beautifully appointed with a large, luxurious bathroom. Breakfast was superb.

The hotel is beautifully decorated and furnished. The bed was wonderfully comfortable and the bathroom had top quality fittings, luxury towels and complimentary toiletries. The owners have even thought to provide fresh milk, for a decent cup of tea or coffee, in each room. Everything is very tastefully decorated and, clearly, no expense has been spared to achieve the look. The breakfast was lovely - there is a good choice available, it is tasty and very well presented. The staff were very attentive but also gave us space/privacy. It was a bit on the expensive side - I would have thought £100 a night was about right for Hastings.

Even though it was just an overnight stay ( I regretted I hadn't planned to stay longer) both Lesley and Tracey-Anne provide only but the highest service, delivered in the most friendly way by providing advice and assistance throughout your stay. I was given an overview of options for dinner and chose a gem called the Dolphin Pub on the waterfront...brilliant and probably the best Fish and Chips I have ever had at a very low price.Many thanks Lesley for the recommendation. Rooms are immaculate and have everything you need for your stay.Bed is super comfortable and couldny fault anything.Would highly recommend to anyone wanting value for money when visiting Hastings.
