Late night welcome at 1030pm after coming off the Portsmouth ferry and being offered full menu! Difficult to find. While address is given as Overthorpe Road, there is no signage until you take a hidden entrance.

If you eat meat (which I don't) then this hotel raises its own livestock so the resulting meat should be pretty fresh. The bar and restaurant are closed at inconvenient hours for arrival. If you arrive when the bar is closed you are not exactly welcomed with open arms. Actually if you are looking for friendly cheerful service with a smile, then don't come here. I hope the lady running is making some money because she sure as heck is not having any fun and made that clear to this customer. Maybe she just doesn't like Americans. Oatmeal was beyond her capability even when I provided a packet of instant.

Breakfast was very good From the outside the Hotel looks run down .There is no sign from the main road ,its just down a track. The small room is painted in a most depressing shade of orange.Of all the colours available why pick this one to paint your walls with. The silicon around the shower cubicle is mouldy & the light on the bathroom ceilingi is full of dead flies .The flooring is ceramic tiles throughout the room with a couple of tired mats.It was without doubt the worst room I have stayed in & was vastly overpriced at £94.I have stayed in fantastic b&b for half this .The owners need to wake up or this place is on the way out

First impressions were you cannot see the Hotel from the road and there are no signs. Its really a farm house restaurant with rooms. Sign at the door was a bit baffling said if you are not eating you are not drinking or something like that. (bit off putting) The food is good and the lady was very polite. The room was ok. The bad thing is there is a bar with nowhere to sit without being at a table set for meals and you could not get a drink untin bang on 6:30 The breakfast was nice. Would not stay again did not suit my needs.

It was clean and the room was spacious. The staff were very welcoming and helpful. It was an ideal location for visiting the Cropredy Festival.
