Very nice hotel for the price, The bed wasn't very comfy and the noise of the water tank was very loud and not what you would expect.

Staff could not be more accomodating! Resident's bar closed too early for a blackpool hotel during the season.

Poor attitude to welcome guests. When I arrived I was asked to pay the full price. I asked to see the room first and was greeted with the comment - you have already booked it. They also complained that a deposit could not be taken from me prior to arrival.

The bed mattress was comfortable and the room and hotel deco was very nice. The breakfast menu was excellent. The hotel is in a quiet location overlooking both the seaside and the Gynn Gardens and it is within 3 minutes walk to a tram/bus stop away from the busy roads. Located within 5 minutes tram/bus ride to the Blackpool Pier. There is some opportunity to socialise with other guests at the hotel bar but the hotel has a quiet and relaxing atmosphere. A tablecloth for one breakfast table was dirty due to a few permanent unwashable black stains and has not been replaced before breakfast was served. There are no lifts in the hotel but there may be one downstairs room for wheelchair users. The heating was not on when it was raining one night and the guest could not operate to increase/decrease the heating in the bedroom. There was the same breakfast menu every morning and no choice of different breakfast dishes for guests staying more than 3 days.

Just somewhere to stay. A choice of times for breakfast. Milk was left on the table in the dinning room and had solidified! Sugar was left out on the tables. Room wasn't refreshed everyday as stated. Some of the milk sachets in the room were out of date. Items requested for breakfast were left off the plate.

Friendly, helpful, genuine staff who make time for their guests. Honestly the service coiuldn't be topped in a 5* hotel. V. Impressed. The steep stairs could be a wee bit of a challenge for some, but not, I'm glad to say, me. But that's part of the character of a seaside b&B.

the location for a quiet one night stay was good. Rooms are decorated to a good standard and cleanliness very good. The owner very friendly and obliging. Being in a single room this was very small and as hotel was quiet a double could have been offered. There was only one mirrror in the bathroom which isnt ideal when doing hair with straighteners.
