    Lovely staff , nothing was too much trouble. Lovely breakfast and although we didn't make use of the guests lounge and bar it is a great added extra.

    Room was quite small and a bit cramped when two people trying to get ready however it can't be helped with an old property and it would definitely not stop me returning.

    Friendly staff with excellent local knowledge who helped with booking taxis, finding somewhere to eat and with getting around when much of the area had floods. Were wonderful with my adult son who has Asperger's syndrome and can be socially difficult and abrupt.

    The rain, which I'm sure they'd have sorted if they could!

    The owner, Carol was very very friendly and helpful. The place was in immaculately clean and superb breakfast in the morning.

    A true bed & breakfast. Just as i would picture (ivy covered cottage). Breakfast perfect…eggs to one's liking. Loved the big black labrador dog in yard.

    noise in middle of night/a lot of traffic because of the main road next to the B&B.

    The warm welcome, the comfy bed, the excellent breakfast and the beautiful black Labrador all made it a home from home. Would definately stay there again.

    Old world beams. two hand basins in the room.

    traffic noise on the side road might have just hit an unusual night as it was not a big road.

    The accommodation had a real home away from home feel, it was very comfortable and very nicely decorated. Breakfast was everything you want it to be and you are made to feel very welcome. I will definitely stay again.

    Highly recommended place to stay. Friendly atmosphere, immaculate rooms, fantastic breakfast and ideal location just 15 mins outside of leeds city centre. We'll definitely return.

    Spacious, clean room full of character. Very friendly and helpful family run establishment. Convenient yet quiet location. Defiantly value for money. We will defiantly stay there again!

    Pleasant welcome. Clean and well presented rooms. Good breakfast.

    No desk or position to work on a laptop in the room. Next to a road so noisy in rooms adjacent.
