Good location for Kemp town and st James street area.
Water coming through hallway ceiling , hole under carpet in floor boards, shower leaked, horrible stain on cushion, none of bed light bulbs worked, hole in wall, filthy Windows, broken window(not glass), toilet roll holder broke, radiator did not work.

The stairs were a challenge with my baggage.
We had a triple room which was clean and provides us with a kettle, tea, coffee etc. The beds were lovely and comfortable! The lady at reception let us keep our bags at reception whilst we ran the 5k colour run on the pier! Very friendly and accomodating. Perfect place to stay for a night as we were only in Brighton for 24 hours. Less than a 5 minute walk to the sea front. Brighton's an expensive city to stay so we all felt we got a great deal staying here!!
The room is a very good size, the bed was comfortable and the staff were friendly and welcoming.
The shower/toilet could have been larger - the room is large enough to accommodate this! I would have been happier if there were more hooks in the bathroom to put wash bag, towel, etc.
We were greeted with a friendly smile and the check in process was speedy and efficient. We were told where it was best to park as this is an issue in this area and can be expensive. The room was basic but clean and suited our requirements as only in town for a couple of nights.
The walk into the town centre is quite far, about 15 minutes but it is a pleasant enough walk along the sea front. The overall hotel could do with an update as looking a bit tired but perfectly adequate if you want a good value place to stay.
I arrived late and was given instructions for letting myself in. It was a cheap hotel room, but all I needed for one night.
I wanted a single room and got the last room available. It was certainly small in all respects, but satisfactory

In terms of location: - Its very close to the seafront, easy access to supermarket or the city centre which is within walkable area. In terms of service quality: - The host is very friendly and helpful, provided me with free wifi access which is not included originally, her hospitality leave me with a very good impression towards the hotel. In terms of hardware: - The size is okay for solo traveller, bed is very comfortable, place is clean, furnitures are all well-equipped.
In terms of location: - The location is a bit far from the train station, but easy to get access with the bus. In terms of service quality: - Wifi is not included, yet the host is so nice to share it with me for free!!! In terms of hardware: - It would be better if the washroom can have more hook, wall shelf and soap dish

Bed was comfy.
No wifi and hardly any signal either. Didn't do breakfast but didn't offer biscuits with the tea/coffee either TV signal terrible, could hardly watch any channel. Was told that it was a antenna problem because it was windy (it was a sunny, non breezy day) and there was nothing that could be done to fix the problem.
the room was clean, had coffee and tea pleasant street, the price was suitable (35 pounds). my room was quiet - to a back yard. it was Ok but minimalistic
the room was tiny, the size of a single bed and a little space to walk around. although very clean, there was no picture or anything pleasant. it was OK for a nuns room. pleasant shower room- big enough. a hair dryer that did not work
Great place to stay... Single rooms are small but still good, very clean and the staff are lovely.. breakfast was excellent too!
