Also used as a local authority hostel. Unfortunately some of those occupants have little or no regard for paying guests. Impossible to sleep before midnight due to noise from those "guests "
Comfy bed, clean room, pretty décor.
General atmosphere, there seemed to be a lot of long stayers there, whom I was told were waiting for council accommodation. Atmosphere seemed edgy & uncomfortable, I felt uneasy when not in my room, eg when using the shared kitchen to make a cup of tea. Also I had problems with my radiator & although someone came to fix it, they were very patronising, saying "you only have to do 'this' to turn it on"... well I had already done that & don't appreciate being treated like a moron. Apparently there are often problems with the radiators, when you set them, you still get no heat & you have to keep repeating the procedure. Not good as it was below freezing outside. It is the only B&B in the area from what I have gathered, so if I stayed in the area again I would have no option but to stay here, however, now I know what to expect, the atmosphere might not bother me next time. Just don't expect a cosy 'home from home' atmosphere, it is basically a hostel for the homeless which takes in private paying guest too. Cheap & clean, but definitely not homely.
It was simple, clean and the shower facility looked fairly new. It was very close to the Totton station( 2 minutes walk), as well as the venue in which we had a business to attend. Also, value for money rates. The breakfast was also very well made. I read one review saying they used cheap materials etc. That is not true, the material they use for breakfast are fresh and good quality. The setting of the dinning(breakfast) area is also nice and pleasant and clean for a two-star accommodation.
Upon arrival, there was a guy at the reception who could have been a bit more welcoming and polite. He just seemed as if he was very tired and I was bothering him to be checking in at 7 PM!! His English was poor and he was speaking the language at 300 miles per hour so I have to keep asking what he meant. There was a slight smell of damp in the room I was booked in. My room was a double bedroom, i.e. I paid double the normal rate to feel comfortable, and didn't expect to have a damp in my room. Also, at around 10 PM I could clearly hear people talking upstairs shouting, but the noise went down after 10 minutes. I was not disturbed throughout the night by any noise afterwards.

i hv stayed here 3 times. mainreason its value for money I hv stayed here 3 times, when i come to visit family. itis great value for money. unfortunately it is very noisy. my last stay in particular. guests banging doors until 3am. no concideration.
very helpful staff when we had difficulty finding it and also when the lamps in our bedroom didn't work. Breakfast well-cooked and promptly served Great to have parking behind the building. Good mattresses Good local pubs, we found a great one on the either side of the river
the thin walls made every noise, both voices and door opening and closing, from returning guests audible, right up to 2am. I kept waking thinking that someone was in the bedroom. It does have the feel of a hostel and probably was one in the past. Although the communal kitchen could be useful, our labelled milk was completely used by someone else overnight, and I would imagine sleeping next to that room is very difficult. Personally, I'm not keen on shared hand-towels in communal toilets. Would have preferred paper towels or hot air driers.
Surprisingly quiet, excellent breakfast with lots of choice, comfortable room, excellent shower, very clean and well run & about 2 minutes from the station.
Would have liked a kettle in my room. Also had an uncomfortable reaction to the plug-in air freshner but all I had to do in the end was to turn it off.

They didn't have any record of my arrival, so if they'd had no rooms left I'd have been in trouble. As it was they had 1 room left. Had to crouch on the stairs a bit.
Rooms and bathrooms were really clean. Had no problems finding an empty bathroom when needed. Breakfast was good and served quickly by polite and helpful staff

Normally pay through the nose to stay on the south coast. But this was excellent value at £38 for single person in double room with TV, sink and wifi. Shared bathroom was spotless as was everything else. Staff were really nice. I will try to book this place every time I'm in the area.
Easy to find close to peppapig pig world breakfast staff very nice and friendly clean and tidy .and good parking off road and would definitely used again . Also nice pub called Anchor inn good food and nice for children near dock .
