Broken furniture, stained mattress with no protector, unbelievably noisy floorboards. Threadbare stained carpet.

the single rooms are in need of a face lift, and they are way to hot. unfortunatly there was no option to upgrade

Elaborate shower lacked pressure to operate properly. White room entrance door had large black fingerprints near handle on the inside.
Friendly staff, good location and value. Easy to find and lots of parking space. The food and service for my evening meal (the same waiter as at breakfast) was very good.
The hotel must have been a very nice hotel a little while ago but it seems to have been "let go" and is need of refurbishment. On opening my room door the first thing I noticed were big holes in the wall and ripped wallpaper where a trouser press used to be. Unfortunately my room was very hot and close to some noisy fans. Strangely the bathroom, although OK had no towel rail. At breakfast I was left standing at the door waiting to be served before I got fed-up of waiting and helped myself to toast and cereals. None of the tables had been cleared. The waiter eventually appeared and asked if I wanted a cooked meal, but by then I had run out of time.
Good location for our needs
Staff all very young and though willing had to be asked, had stayed at this hotel several years ago and remember thinking it was top quality but now needs refurb if charging to prices. damp and faulty plumbing ect

Nice room and generally clean and friendly.
Restaurant not too easy to find. Kitchen closed on evening we planned to dine. Power off in kitchen but no suggestion where to dine, poor customer service!
We each had a single room, with aircon which was very welcome even in Scotland. Facilities and location were perfect and staff very good. Evening meal was good and reasonably priced too.
Perhaps there could be more staff at breakfast time.

The staff were friendly and helpful.From the outside and entrance the hotel looks lovely.
Once upstairs the place became very dated, tired and shabby. The room we had was at the back,very small and the ensuite left a lot to be dedesired. The bath was old, taps discoloured, tiles, grout and sealant were black with mould. I refused to use the bath or shower which could not be regulated. We're so glad our stay was only one night!
Everything, the views were excellent and every one was friendly our bedroom was well furnished and the bathroom was perfect.
I thought the bed was rather too firm and it should be made clear that there isno lift although we were offered help with our luggage.a few more free view channels would be good.
Staff were friendly and liked the Hotel location and parking. The room was a good size and bathroom appeared fairly new and of a good standard.
Main light fitting had no cover for wires, this was a safety risk as wires were also supporting the fitting itself. The cooked breakfast was greasy and not enjoyable at all.The hallways were very tatty with wallpaper lifting off in several places,skirting boards and carpet in bedroom were also tatty.

Huge designer sink, but it's too flat (dirt doesn't wash away) Somebody put the shower mixer on upside down. Breakfast would be nicer in the front bar area with daylight and views, rather than at the back under fluorescent light.

Very over-priced -though most hotels were the same during the Commonwealth Games. Substandard room - very small, very uncomfortable bed, choice of being very hot & stuffy or cooler with constant noise of kitchen aircon day & night if window opened. Room upgraded to something more acceptable when we complained but without a word of apology for our inconvenience.. Very poor standard of service in the dining room at breakfast. People having to go to reception to ask for service in the absence of waiting staff. Nobody bothering to clear tables- staff just walking past them. Overall a very disappointing experience which did spoil our impression of lovely town of Largs.

The hotel is in a fantastic location, 5-10 minutes from the train station and right on the sea front. Largs has some really nice restaurants (we liked "Lounge" on Main Street), and a few minutes from the hotel you can take the ferry to the island of Cumbrae, which is a picturesque and quiet island to cycle around with the whole family.
We booked a "Deluxe Double with Sea View", but the room we stayed in was completely different to the photographs of this room type on Booking.com. Take the photos of each room type with a pinch of salt (for example the Executive Double and the Small Single have the same bathroom photograph).
Restaurant was very good, excellent value for money. Staff very friendly.
We booked a standard double at £130 per night. Room was very small with no drawer space. Bedside cabinet door handle broken, windows would not stay open and room was very hot, bath plug not attached to its chain, basin cold tap top missing, no coat hangers initially. I am of average build, but anyone larger would have found it difficult to use the toilet comfortably as it is wedged in between the wall and the bath.
The location and good car park. The room was well equipped but a little tired.
Sadly there was a power problem so after waiting in the restaurant for 30 minutes was told there was no food on. No hot water in the morning. Thin walls so could hear next door in the bathroom. Staff were good at avoiding eye contact. Reception unattended quite a while as I tried to check in.
The views were great and the staff were very helpful. Downstairs décor is most attractive and the location was very easy to find.
We felt the hotel wasn't accurately portrayed on the website as only the deluxe rooms were shown and the top floor wasn't as glam as the grand entrance. The restaurant wasn't available so we were disappointed having to eat in the bar. We weren't told on arrival that there was a wedding reception in the evening (a Thursday) which obviously had an impact in terms of noise and distraction.
We booked a room facing the back which was fine, but weren't told about the noisy air conditioning unit. The room (107) could do with some TLC, the bathroom fittings are very dated and the paintwork needs touching up. Worst part was breakfast - we came down at 9am having been told breakfast was till 9.30am. On the way to breakfast room we passed a table where staff were having breakfast in the bar. The state of the breakfast room was appalling, half eaten breakfasts, tables not having been cleared. We had to look for clean dishes/cutlery on the dirty tables and take it to another table (which I needed to wipe down first). No replenishments had been made, coffee jar was empty and we looked at empty plates with a few crumbs on. Nobody came to ask what we wanted to I went to reception to tell them about the coffee. A full jar was brought and then the person left, we still hadn't been asked what we wanted and the breakfast buffet was not replenished. So off I went again to order cooked breakfasts. When it was served the waitress didn't notice there were no napkins. She started clearing up tables eventually walking past us several times. Eventually I went to the restaurant part and took napkins from tables there. Staff could not have been more oblivious. Another guy came to the breakfast room 15 mins later, he experienced exactly the same. It's nice you offer breakfast to your staff but could that not be organised in a way that at least one member remains on duty and makes sure the breakfast room is tidy and some replenishments available? It takes some beating to pay £105 for one night for this.
