The hosts, James and Jackie were very nice and helpful. The room was very clean and tidy with a nice view of the seafront, we stayed in room 4. The bed was comfy and the breakfast served up was tasty and filling. We have now stayed in three guest houses in Llandudno and all three have been of a high quality.

Owners were friendly. The room was very clean. No proper bathroom with room. Nowhere within guest house to go and sit apart from staying in your own room.

Jackie, James and Jenny were fantastic. Nothing was too much trouble. The guest house and it's location were just perfect. Eating out in Llandudno and Conwy (Indian - asia and Italian - alfredo's) really good. Walking up the Ormes in bright sunshine, unbelievable. Thanks. No complaints. Welsh weekends go soooo quickly!!

From our initial welcome it was obvious that we were to receive the best attention from all staff and nothing was too much. The room was perfect for our needs, extremely clean and comfortable. The breakfast provided was tailored to our individual choice, well cooked and tasty. The only drawback was that the guest house is located at the farthest end of the promenade from the main shops and restaurants. As I have walking difficulties the 15 minute walk was a problem.

The staff were very pleasant and informative. Room was basic but clean and tidy. Easy access to promenade. Considering it was a 4 star hotel/guest room, I was expecting a bit more luxury. The bathroom was very small and basic, the room had a tv but thats about it really, I have stayed at other Motels/hotels that are far more luxurious than this for sometimes a cheaper price, but they are new builds and the guest house is quite an old building. The location was also just a bit far out from the town centre, it was a good 15 to 20 min walk into the main area.

Nice quite location, with good free parking. Friendly and helpful staff, willing to please. A bit of a trek to the centre of the town, but at least it's away from the noise of pubs and clubs

The owners were very friendly and helpful - we were given lots of information about the town and about walks. Our room was lovely, on the front facing the sea- the views were spectacular. The breakfasts were very good and all the staff were friendly and obliging - nothing was too much trouble. We had an extremely happy 3 night break. Although the location is a good walk to the town centre the local buses stop nearby and run very frequently.

The proprietors, James and Jackie, and their staff were very friendly and helpful. Nothing was too much trouble for them. They were all ready to help at any time. Their breakfasts were wonderful - enough energy to keep one going all day! Not really a complaint but an observation - the shower/toilet was very cramped on the top floor

Everyone who works there are friendly, helpful and polite - they have good knowledge of the local area - especially for restaurants etc. The room was spacious and exceptionally clean - as was the rest of the House. The breakfast was very well cooked, delicious and hot. The hospitality tray was stocked up each day. The parking outside was free and we were always able to park. The shower/toilet was small and the shower 'tap' was easily knocked and turned hot and cold quickly.

I really enjoyed the 'full english' breakfast I didn't really dislike anything if you factor in that this is a Victorian guest house.

“Our hosts were very welcoming and made sure our stay was as comfortable as possible. Kevin gave us valuable information on places to visit, including maps, guides and books. The hotel is in an excellent location for the beach, pubs/restaurants, shops and the Orme. The room, particularly the bathroom, was spotlessly clean (very important to the wife). More like staying with friends than a B&B.” Stuart, Swinton |
