Location , room could do with a lick of paint !
First room I was given had two extractors out side window, window had broken glass and would not lock, second room had two windows that would not lock and no double glazing, some of the staff was not helpful when asked for something,
Staff were helpful and friendly
The decor was dated, the bedding was torn/worn, the bathroom was mouldy, had mildew and smelled bad. Upon complaining, it appears it was cleaned (most of the orange stains were gone) but it was still mouldy. Our room was right next to the entrance, making it very noisy at night.
Pool shutting at 6pm & Paying for the Pool! Reception couldn't get printer working and then I had to chase to get a receipt emailed to me. Dinner at a set price or nothing, had to go out to get something to eat at a decent price.
Price and location
Windows all need re-doing, tatty and don't shut properly. Needs new carpets and re-decorating everywhere. Breakfast was poor bacon dreadful sausage bland.

The facilities were lovely. Jacuzzi was the best. The out side of the hotel was beautiful.

'run-down' appearance giving impression of neglect and lack of attention to detail such as decoration, peeling paper, cheap and poor repairs generally. Unimaginative decor in rooms. Lack of large screen multimedia television. Dining experience ie 'pile it high - feed 'em cheap'. Dining furniture poor. Grounds and fabric of building felt slightly neglected.
Rude bar staff. Poor quality food and poor service in dining room.

A good location for my trip.
The hotel has lovely grounds and plenty of parking which was good for us. The English Breakfast was excellent but during our stay a convention was booked and the Hotel restaurant was under staffed. The few staff in the restaurant were doing their best.
We got the feeling that the hotel has seen better days and needed some updating particularly the on-suite bathrooms. But having said that, we must add that it was good value for the money and if updated undoubtedly prices would go up.
My room was over the reception and was rudely awoken not only by inconsiderate guests but a bus collecting people early in the morning left the engine running for about an hour meaning any chance I had of a rest before my long journey was totally destroyed.

More comfortable outdoor seating with sun shades. Coffee not available during the morning.
Old fashioned...doors were rubbish...you could hear people down the hallway walking...closing their own doors etc...beds were old ..everything needs an update....television was a joke
