Attentive staff helped with bags. Lovely comfortable quiet room. Fabulous breakfast choice.
The room was lovely, although it was at the top of the house and we had to carry our bags up which was a bit of a drag.
Some of the staff could not speak English very well and were difficult to understand. Breakfast had to be ordered on arrival. When breakfast was served the plates were cold and so was the food. It was replaced hot but with lettuce and the baked tomato was whole which was a little odd.
We had a very friendly greeting upon arrival. The room was large and comfortable and breakfast was excellent.
The shower was rather under-powered.

No room service. Only time staff entered room was to change towels once in four days. Bed sheets not changed during stay.

Breakfast was only served between 8.30am and 9.20am on the Saturday, which is too early - makes you feel that you're working around the hotel than they are working around you
Located one minute walk from the Royal Crescent, and five minute walk from centre of town. Very quite area -easy to sleep. Decor was lovely and the freshly cooked omelette for breakfast was excellent quality. Room had good quality toiletries. We stayed in Room 7 which had enough space to fit our four pieces of luggage. Ensuite bathroom shower had good water pressure and temperature. Breakfast and sitting room was picture perfect, and several well stocked book cases are through the building. Lots of brochures and information on local attractions.
There is no lift in the building, to get to rooms 7 and 8 it is 57 stairs up. We were informed of this so it was no surprise and no problem for us, but if you have mobility issues would be best to get a lower level room.
Room was very good. Nice decor and furniture. Location excellent. Free parking a big bonus.
From the moment we walked in we could smell cooking food in the hall and stairways at all times. Asked to pay immediately on arrival which seemed a bit unusual. Asked for next day's breakfast order at the same time. Breakfast table a bit sparse and no mustard for cooked, no black pepper, no lemon with smoked salmon. Lack of atmosphere. Shower not hot enough and lacking power.

A lovely B&B, with great service. Excellent location just off The Circus and easy stroll to the Royal Crescent. Room very clean and lots of nice homely touches. Our host made us feel very welcome. The breakfast was excellent. Free parking permit really useful - just ask on arrival.

Guest house is well kept and room was of a good standard. Breakfast selection was limited but we were informed beforehand.
Price was £10 more per night and owners wouldn't accept our reservation from booking.com and said we had to pay the full price. Bathroom was not cleaned daily.

We were asked to pay bill on arrival before we had checked the room. However, we did say to the staff that we would pay once we had checked the room & they seemed ok with that
The bed was comfortable, the room was clean. The staff were friendly. The food was good.
There was a dirty robe in the bathroom. The breakfast menu was limited, and we had to fill in a menu card the night before. We were asked to pay on collecting key. Not offensive , but unusual.

The location is 10-15 minutes walk away to the town centre. Overall the b&b was very clean. They also provide a variety of breakfast options which you can choose upon arrival, so the next morning it's ready.
The fleet of stairs and finding a parking spot near the b&b, however they do provide you with a permit so you can park for free =)

The location was very accessible for the town. The staff member we saw was polite and friendly.
Having to order the breakfast the day before. I understand why some do breakfast this way but it's not my ideal way. The shower was poor.
Between the Circus and Crescent, in one of the most beautiful cities a period guest house with attentive staff, clean rooms and comfortable beds.

Nothing much really :) Locaction is a uphill walk from the Abby and Roman Baths
The bed was rock hard. Asked to change room but was full. The Bathroom was dirty. The Breakfast wasn't cooked properly and the choice was very poor. Don't be deceived by a cheap guest house in bath it's worth finding somewhere else!

Only one choice of fruit juice in the morning, quickly corrected Not very good welcome on arrival, didnt show us to our room, and had to ask which room we were in. Had to ask for marmalade in the morning.

Being told we had to pay up front for the room within two minutes of arriving. Sympathetic insofar as some guests had done a "runner" but an awkward start which implied we may be tempted to do the same! Breakfast was not a highlight. My fried egg was burnt on the white and cold/raw yolk. The sausage had been warmed from previous cooking. My wife's scrambled egg mountain was generously topped with a formidable chunk of smoked salmon; she didn't require further nourishment for the next eight hours! The staff's earnest wish to please assuaged any disappointment.
Very welcoming and we're happy for us to drop our bags off early. The location was great as the guest house was only a few minutes walk from the centre of Bath. Unfortunately we only stayed for one night but we will definitely consider staying here again when we're next in Bath.
Parking can be an issue but that's true wherever you stay in the centre of Bath.
