They put 2 portable heaters in the room but the room was freezing.
Money taken upon arrival. No heating.no hot water.booked an executive room given a family room not even in the hotel.dirty carpets marks up walls. Complained in writing 2 weeks ago. Not even a reply.
room was clean and modern with a shower - if you like that sort of thing (friends were staying in another room which was more traditional and homely with a bath) once I worked out how to use the plug in the sink we were okay. we slept well Wi-Fi was easy and free
breakfast was underwhelming and understaffed. the cutlery was very difficult to use - I'm sure someone else would find the cutlery exciting and different but we found it impractical and awkward, like trying to eat with a pickle fork the sink in the room, being a modern design, was totally impractical too - nowhere to rest your soap.
Bedroom was very small and in need of refurbishment. Needs to be at the same level as the reception, bar and lounge areas.

Light that needed bulbs replacing, (not done) turn shower on 10 mins before you need to.
Welcome was good. Comfortable room and convenient location. Lounge /bar area was excellent as meeting point for family and friends.

The communal areas are in serious need of renovation. The shower in our bathroom - though evidently modern - produced barely a trickle of tepid water and the bed was as hard as a plank. The full English breakfast was disappointing: soggy limp bacon, canned mushrooms, a frozen hash brown, edible baked beans (not Heinz) and a passable sausage. Not worth the £105.
I liked the location of the hotel and it does a great breakfast. Some of the rooms are very good but the room you get when you book a single room is very, very small and therefore very hot as well. Make sure you request any room except the room allocated to singles. There was little price difference so it is worth paying for a twin or double room (which I viewed when I was there) in order to have more space.

Our allocated rooms were rather small, in the annex & looked tired & in need of improvement. Certainly nothing like the picture on the website!
The only positive point of this hotel is the location which is ideal for walking into the town
The decor was dated and shabby. Bedside light not working, toilet seat broken, constant running tap in bath which was also stained, had to put kettle on floor as there wasn't a nearby socket, it sounded like there were elephants running around on the floor above, heard the next occupant in the shower, there were two ironing boards and irons standing outside the door, no safety door chain, basically it was not worth the £105 a night and breakfast wasn't provided either. Would not go there again.

No lift, no help to carry heavy suitcases to second floor. No Wi-Fi in room, only downstairs. Too expensive.
Tatty room and the smallest shower I've ever been in.
Water pressure was close to non-existent. The room was too warm so we took out the fan hidden in the closet, plugged it in, only to realise that apart from making a quiet humming sound, the fan did nothing.

was given a ground floor room, so not to use the stairs, but had to go outside across a courtyard to reach the coach house, not so good in inclement weather

Nice friendly receptionist on the telephone, gave me directions on how to find the hotel. Plenty of parking spaces. Modern clean dining room with an excellent breakfast of eggs benedict. Quiet room even though the road was continually busy as close to the Sevenoaks School.
Room was rather cramped but clean and airy but was a late booking having left the Moorings hotel in disgust where I was met by an ignorant car park attendant in an overcrowded car park who was also the receptionist who kept me waiting for 20 mins only to be shown a dirty damp poky room even smaller than the Royal Oak.Well worth the extra at the Royal Oak. The Moorings wanted to charge for non existant parking. I wasted almost an hour there.

good parking facilities. Some areas recently refurbished. Reception and night time bar staff reasonably competent.
the room was very hot, making it difficult to sleep. The walls are too thin, so every movement of guests in neighbouring rooms could be heard. No hot water - at all - for showering in the morning. We were given a free breakfast in compensation - but only after strong complaint. I was told that I "should leave the shower running for 10 to 15 minutes to see if that worked". Too few staff and those that could be found young and inexperienced. Breakfasts were delivered to the wrong tables and we waited 45 minutes for a cooked breakfast. Tables in the breakfast room had not been cleared and no staff were present to seat us. We waited 10 minutes, then sat down at a dirty table ourselves. While the bar and some bedrooms have been updated, other areas of the hotel look well worn and dirty - including damp and peeling wallpaper in upstairs corridors.
Plain, simple rooms with no light interference from outside mine (409). Wifi gave good reception. Good location if you have business in Sevenoaks as limited choice. Service friendly and efficient.
Breakfast buffet wasn't too wonderful (but no worse than a Holiday Inn Express) and four halves of toast between two of us wasn't exactly generous!

The location was perfect for getting to the business meeting
1. booked suite - room very run down and badly arranged: TV opposite bed not sofa! 2. bed and pillows uncomfortable 3. bathroom and room had 50% of lights not working 4. breakfast very poor quality for money 5. staff very indifferent in providing service at reception and in dining room 6. dining room has limited space between tables creating poor access
