No lift, no help to carry heavy suitcases to second floor. No Wi-Fi in room, only downstairs. Too expensive.
Tatty room and the smallest shower I've ever been in.
Water pressure was close to non-existent. The room was too warm so we took out the fan hidden in the closet, plugged it in, only to realise that apart from making a quiet humming sound, the fan did nothing.

was given a ground floor room, so not to use the stairs, but had to go outside across a courtyard to reach the coach house, not so good in inclement weather

Nice friendly receptionist on the telephone, gave me directions on how to find the hotel. Plenty of parking spaces. Modern clean dining room with an excellent breakfast of eggs benedict. Quiet room even though the road was continually busy as close to the Sevenoaks School.
Room was rather cramped but clean and airy but was a late booking having left the Moorings hotel in disgust where I was met by an ignorant car park attendant in an overcrowded car park who was also the receptionist who kept me waiting for 20 mins only to be shown a dirty damp poky room even smaller than the Royal Oak.Well worth the extra at the Royal Oak. The Moorings wanted to charge for non existant parking. I wasted almost an hour there.

My sat nav tried to get me lost ! Perhaps I took a wrong turning . . . . .
good parking facilities. Some areas recently refurbished. Reception and night time bar staff reasonably competent.
the room was very hot, making it difficult to sleep. The walls are too thin, so every movement of guests in neighbouring rooms could be heard. No hot water - at all - for showering in the morning. We were given a free breakfast in compensation - but only after strong complaint. I was told that I "should leave the shower running for 10 to 15 minutes to see if that worked". Too few staff and those that could be found young and inexperienced. Breakfasts were delivered to the wrong tables and we waited 45 minutes for a cooked breakfast. Tables in the breakfast room had not been cleared and no staff were present to seat us. We waited 10 minutes, then sat down at a dirty table ourselves. While the bar and some bedrooms have been updated, other areas of the hotel look well worn and dirty - including damp and peeling wallpaper in upstairs corridors.
Plain, simple rooms with no light interference from outside mine (409). Wifi gave good reception. Good location if you have business in Sevenoaks as limited choice. Service friendly and efficient.
Breakfast buffet wasn't too wonderful (but no worse than a Holiday Inn Express) and four halves of toast between two of us wasn't exactly generous!
Comfortable but very basic
The location was perfect for getting to the business meeting
1. booked suite - room very run down and badly arranged: TV opposite bed not sofa! 2. bed and pillows uncomfortable 3. bathroom and room had 50% of lights not working 4. breakfast very poor quality for money 5. staff very indifferent in providing service at reception and in dining room 6. dining room has limited space between tables creating poor access

Good location opposite Knole and in centre of Sevenoaks. The style and character of the building was pleasant.
While breakfast was good quality, we didn't think its price represented good value for money. The bed was a bit too hard for our liking.
Location, easy to walk into town
I was in the outbuilding and room was by the stairs. Everytime someone went up or down it sounded like a big bass drum! So loud! Really old decor, needed a spruce up. No blind on the bathroom!! OK fuzzy glass, but really did not like this on the ground floor.

Too expensive for what it is : old buildings with rooms needing new furnitures, carpets and decoration.
Close to town. Historic building in historic area. Historic fireplace in bedroom. Nice modern bathroom.
Bed not comfortable. Shower hard to get into and little pressure for washing longer hair.
The staff were excellent, trying against the odds to keep the ship afloat.
The hotel was massively understaffed - one waiter trying to do breakfast for about 40-50 people?! Our annex room was tired, dated, the shower was hopeless; I gave up using it. windows and surrounds were filthy; the net curtains were dirty as was the whole room. I complained and fhe staff gave me a discount for the 3 rooms in the annex. One room in thr main building had a large patch in the wallpaper above the bed and another of our party said their room had not been redecorated for years. A message to the manager - CHANGE YOUR CUTLERY! Everyone was complaining about it, even the staff agreed and forks that actually worked were secreted in under cover of darkness for us to use.
Only benefit to the hotel, was its location near to the centre of Sevenoaks, free parking and wifi.
Stayed in the coach house which was a separate building to the main hotel. This was very dated and not in great decorative order. Bathroom was dirty with hairs in the sink, dirty marks on the walls and a leaky bath tap. To make things worse you could here every thing from the room upstairs. Certainly not worth the £105 I paid very poor indeed.

Single Room very poor, poorly equipped, noise from road, tired decor, power shower didnt work properly, had to put kettle on floor to boil it as no suitable plug, TV controller didn't work etc etc. Ridiculously over-priced!
Busy road is very noisy especially needing to have windows open in the summer. Unable to access wifi
