Location in Oakham, had free parking, nice breakfast, friendly staff
Because the property is an old building, the floorboards creaked LOUDLY being an early riser I found I was creeping around trying not to disturb the guests below! Early risers ask for a ground floor room.
hotel felt very friendly the receptionist was lovely and couldn't have been more helpful. Our room was a good size and the bed very comfortable .Breakfast, was a little disorganized, but the full English was very good.
unfortunately the noise from the upstairs room was quite bad, the floor creaked terribly every time some one walked across it,which they did constantly until around midnight.
Bar/restaurant lay out
The character and location
The shower poured rather than sprayed.
Location in town was fine. Excellent breakfasts. Comfortable beds.
Car park down the road from hotel. Dirty table cloths at breakfast. Squeaky floor boards. Hot water supply to bathroom was non existent. Expensive for hotel of this level.
The shower in my single room was a bit weak and the wall attachment was broken
plumbing in need of overhaul
Good pleasant staff...good food pleasant room
When I put my plug in the washbasin there was a residue came up from the Bath and an awful smell of drains ...the fan in the bathroom ran for too long after the light was switched off approx half an hour very annoying at night
The authentic olde worldy feel.
Creaking floorboards and no net curtains on windows. No opaque glass in bathroom window and it was a low window, too.
Breakfast was good and staff friendly and attentive. Comfortable room with large TV. location great for exploring Rutland.
We asked for a quiet room but were overlooking the market place so were woken up at 4.30am on Wednesday morning by the market and at 5.30am on Thursday by the roadsweeper. A room at the back would be quieter.
very friendly location very good
The hotel has a friendly and warm atmosphere.
I stayed on a hot night and it was quite stuffy.
Location of hotel and the room was spacious on the ground floor
the room was tired looking and dated. could do with a spring clean in bathroom and change of curtains in bedroom. Also the room smelled stuffy like "sweating dogs"
Staff friendlyness and very good breakfast
Toilets could have been cleaner
good location excellant friendly staff clean a great breakfast poched eggs fantastic nothing to much trouble to cook.
no proper shower
location was good as we came to a wedding it was only five minutes away
we had to ask for towels, there was a hole in the net curtains right in the middle looked shabby, also the pillows on the bed i only had one pillowcase on the top pillow and the bottom pillow was stained pretty badly, and finally we had to brew up with the kettle on the floor all in all a bit disappointed.
I liked everything about my stay. The staff made me feel very welcome and at home. The food was excellent quality, nice sized portions. Wine priced fairly. Room very comfortable and traditional. Sofas in lounge made a comfy end to my day with a coffee and a brandy and a good book! I will definitely be returning.

Jodie the receptionist was excellent. Very caring and helpful. Made us welcome. Room very comfortable and clean. Cooked breakfast high standard. Hotel cosy. Ideal for those of us who want to relax and have a home from home.
The wallpaper in the room was dirty and tired .
