Very nice staff, easy atmosphere and the dogs were well catered for too. Comfortable seats in bar and other areas, nicely furnished according to era of building.
In ground floor room and upstairs floors very creaky but only to be expected in building of this age, but no other disturbances :-)

Squeaky floors. Woken up by dustbin men at 6-ish. on Friday. An armchair in the room would have been nice.

We have stayed here for the last 3 years and enjoyed the first 2 However this year was rather disappointing but we would come back.
My sister and I were given a room on the ground floor which was quite dark and had a double bed. We had asked for 2 singles which I was able to prove. The member of staff on duty said we would have to wait while she located the cleaners who would then separate the beds. She did not seem prepared to offer us another room and was rather off- hand. We had to wait over 1/2 hour. I would like to say that other staff we met in the hotel were helpful. The bathroom could have done with refurbishing. The toilet seat was broken. One of the lights in the room did not work. The worst aspect however was the noise from above. This disturbed our sleep on both nights.The floor creaked well after 12.00pm and as early as 5.00am.

The room we stayed in you could here people walking about above all night. also could hear people talking outside the room who were having a smoke and a drink.
The atmosphere and the people were all very friendly we had a lovely time .

Because the property is an old building, the floorboards creaked LOUDLY being an early riser I found I was creeping around trying not to disturb the guests below! Early risers ask for a ground floor room.
hotel felt very friendly the receptionist was lovely and couldn't have been more helpful.Our room was a good size and the bed very comfortable .Breakfast, was a little disorganized, but the full English was very good.
unfortunately the noise from the upstairs room was quite bad, the floor creaked terribly every time some one walked across it,which they did constantly until around midnight.

Location in town was fine. Excellent breakfasts. Comfortable beds.
Car park down the road from hotel. Dirty table cloths at breakfast. Squeaky floor boards. Hot water supply to bathroom was non existent. Expensive for hotel of this level.
Staff were fantastic. Night porter was really helpfull. Excellent full english breakfast, freshly cooked to order. Really nice garden area at the rear and a large sized carpark. This was a boon for Oakham where parking really is difficult. The only other long stay carpark option is on the outskirts of the town. The location of this old coaching inn is perfect.
I wasn't expecting Marriot standards at this price range, but peeling wallpaper and flaking paint isn't great. Black mould and broken shower screen in the bathroom didn't help much either. Worst of all there were no ceiling lights at all, only lamps with energy saving bulbs in them. Even some of these were missing. Very entertaining watching my fiance trying to do here hair & makeup in semi darkness. Oh, and £6.25 is not a reasonable amount to charge for a glass of house wine. No wonder all the guests drank elsewhere.
The location is great and the courtyard garden is a nice place to sit.
The decor is a little tired and the standard double rooms don't have a shower as advertised - they have a short shower hose attached to the bath taps.
The shower in my single room was a bit weak and the wall attachment was broken

When I put my plug in the washbasin there was a residue came up from the Bath and an awful smell of drains ...the fan in the bathroom ran for too long after the light was switched off approx half an hour very annoying at night
The authentic olde worldy feel.
Creaking floorboards and no net curtains on windows. No opaque glass in bathroom window and it was a low window, too.
Breakfast was good and staff friendly and attentive. Comfortable room with large TV. location great for exploring Rutland.
We asked for a quiet room but were overlooking the market place so were woken up at 4.30am on Wednesday morning by the market and at 5.30am on Thursday by the roadsweeper. A room at the back would be quieter.

the room was tired looking and dated. could do with a spring clean in bathroom and change of curtains in bedroom. Also the room smelled stuffy like "sweating dogs"
