We had to move out of our booked room because the T.V. was not working. We were given another room which was shabby, stained wallpaper, scruffy curtains, and very noisy. The breakfast buffet was very poor, very limited ,including stale bread & croissants. The waitress told us that we were entitled to acooked breakfast included in the price we had paid for the room. She said she had consulted the manager about this. We ordered a cooked breakfast, but were told by the manager told us the following morning that we would be charged full price for the first day and any further breakfasts, needless to say we didnt eat in the hotel Anymore.when paying the bill the manager relented and did not charge us for the small amount of breakfast we had consumed. We would not stay there again.

Stayed in Bathurst Room - large enough for my husband, myself and son aged 10. Central location - ie Market Place Service at breakfast was poor. Fresh Coffee on menu was instant - not what I'd expect when description states fresh coffee.

I booked to stay in a room with a four poster bed, as it was our anniversary and my partner's birthday so I had booked this as a special treat. However, when we arrived we were shown to a room with what looked to be just a normal king size bed. When queried the fact I had booked a four poster bed with reception they said that this had not come through on the booking, yet I most definitely booked this. They then informed me that all the four poster rooms were booked out and so I had no choice but to accept the normal room. Whilst £25 was deducted off the room price, when we got in bed that night we realised that the bed was in fact 2 singles pushed together and we had an extremely uncomfortable night. Not at all satisfied.

Manager is kind in accomodating last minute changes of extra room booking and meal plan changes. Sleep disturbed by hotel clients walking around and dropping things on creaky floorboards in room above.

The 'United Nations' staff were very good, attentive and polite It is very worn, shabby, faded, grubby and my bedroom carpet was heavily stained. I was part of a small special group/function which had duck as the main course. It arrived without sauces, leg on a plate! Vegetables were warm, lacking in both quality and quantity. A dry uninspirational meal.

The location was great as it was right in the town centre Everything was very tired looking. No atmosphere in the very small bar area. Bedrooms where very tired looking and the bathroom was grubby. The meal was ok. I ordered beef with horseradish mash and cabbage. When it came I had plain mash and no cabbage. My friend who we stayed with ordered pork stuffed with prunes on celeriac mash and roasted veg. He got pork which wasnt stuffed with anything, plain mash, roasted veg and cabbage, which I think should of been mine. The cheese and biscuits where a lot of money for what you got and no grapes or celery and the chutney had so much curry powder in it it was not very nice. Breakfast was lovely but I was glad we got it half price as the full price was £12 !!!

The hotel has character and you feel very relaxed in the surroundings.I Only live 13 miles from the hotel but find it very soothing and chilled when I visit. Staff from reception to breakfast were excellent. The room (quorn) was very spacious and the four poster bed is a nice touch.would recommend to others and a good place for family gatherings. Small complaint, the room which did have character (quorn) is let down by the lack of light in the main seating area, very difficult to see.The blind in the bathroom has seen better days and needs changing due to the bottom being filthy. The net curtains also are in need of a good clean. As I said small issues which did not spoil our stay

The room was comfortable and welcoming. And staff were freindly and accomodating when we explained we were laving the hotel for a wedding reception and were unlikely to return before midnight. The staff helped by telling us how to return to the hotel as rear entrances would be locked and a night porter would be available to let us in, and escort us through to our room if necessary. The bedrooms were dark and only lit by standing lamps, but in my opinion gave a relaxing feel, and was appropriate for the age of the building etc. The bathroom could do with a bit of updating but was clean. My main criticism would be the catering staff. I found their constant approach for more coffee irritating, and found it particularly rude when they cleared my partners plates while I was still eating which made me feel rushed. They also removed other cutlery etc. for another table to use, without apologising for the interruption. HOwever the food was well presented and delivered.

Fantastic value for money in a really lovely location in the pretty town centre. Very friendly bar, which was quite happy to stay open late for residents. Delicious cooked breakfasts - especially the tomatoes. Really cute courtyard around the back. Rooms on the front of the hotel (Fernie & Symington) suffer on Friday nights from the farmers market setting up next morning. The scaffolding starts being erected at about 4:50 am, complete with loud noise and "scaffolderly" language.

As we were on a cycling holiday the location of the hotel meant that we had a very good access to the Rutland cycling route. The hotel was very quiet and comfortable. The food in the restaurant was very good. We were also able to walk around the town being so central. The car park was never full and suited our trip. As it was a very old hotel the noise from people in the corridors was quite loud, but didnt realy trouble us.

It was close to where I wanted to be, it had somewhere to park a car, it had a comfortable bed, a bathroom and a dining room for a good breakfast. All boxes ticked. Poor quality low energy lamps in rooms. It is possible to buy cfl lamps that warm up quickly and which provide a good light.

Lovely place - stayed there several times before. Great meal. You should not let the front rooms on the night before market day. We were awakened at 4-00, when I had a most important meeting at Lands End.If you want the brutal truth, our stay was rubbish. Putting guests in those rooms is quite scandelous.

In the centre of the market town where we needed to be. An hotel with lots of 'county' charm. The extra z bed we had in our room was not the best of quality for a young adult - mattress was rather thin and the blanket was not the best quality either. Another hotel guest in a room at the front of the hotel was woken by the noise of the open market below setting up a 5am. The electric plugs and lights in our room didn't all work - a visit from an electrician might be a good ides. The lights in the dining room kept going off at breakfast. A more robust make of toaster for the breakfast buffet would be good - check out Dualit

Quirky, old world charm set in a lovely village. Nearby Rutland Water was a super bonus. Excellent parking. Personally I could recommend this to all. Lighting in rooms could be a bit brighter for reading comfort.

Location close to Oakham Church and Victoria Hall, as we were wedding guests and were able to walk to both the church and the reception venue. Overhearing the member of staff that checked us in shouting at another member of staff to reprimand them in the public lounge. A ceiling light in the bedroom would have improved the room.
