Staff very friendly and attentive. Restaurant staff superb. Room excellent size and very comfortable. Flowers and fruit provided as requested. Breakfast great. Large bathroom. Facilities let it down. Carpets grubby throughout and could do with a lick of paint. Food variable - Haddock crumb dry. No steaks available for 7:30PM sitting - as all gone. Whilst trying to be eco friendly -lighting level to low. Disgusting sweet pink shower gel in bathroom...used my own.

Pleasant atmosphere and welcoming staff. Enormous bedroom and reasonable value for money. Good free parking facilities. Would stay again. Not easy to open bedroom window. Lack of fresh non-battered fish on menu.Had to eat in cafe as main dining room was being used for private function and found cafe somewhat stark in atmosphere for an evening meal.

Friendly staff, ideal location in the market square. Noisy guests, Whipper-in's courtyard entrance should have a notice saying car park second left. Very tight entrance to try and drive in, then to reverse out when found not to be the car park.

This is the second year that my friend Mr Paul Rollo has stayed at this hotel and h has told me today that he continues to be very happy with this hotel. I had occasion to speak with them yesterday and I can only say that their dealings with me were 100% courteous and that I could not have been more pleased. I have always thought that prices for hotels in general are high in this vicinity.

Generous breakfast. Comfortable bed. Heythrop room very tired looking - needs new carpet and decorating. No radio in the room although advertised! Windows needed major attention.

The staff were not very welcoming and actually quite rude within the Bar and Dining area. The front door is really noisy and could be repaired very easily. I had a poor nights sleep due to this fact.

The waitressing staff were friendly and would benefit from some training. Chelsey especially was helpful and had a lovely, friendly personality. The manager was attentive and showed concern that people were being served. The food was of a high standard and value for money. The chef catered for my gluten free diet excellently by adapting my choice of dishes from the menu rather than giving me a limited choice. The building is very old and creaking floorboards, wonky floors and walls have to accepted as part of the hotel's charms. The bedding and bathroom were clean but the rest of the bed room wasn'T. Tired decor and poor lighting is not sufficient reason to let a room in this state. The cleanliness of the room is the reason I will not recommend Brook Whipper-In to friends and colleagues. On paying I was not asked by reception how our stay had been (was there a reason ?) when I would have passed on my comments made here.

Excellent menu good value for money. Warm and welcoming Would not book the superior double again as it was on the main road side so a little noisy with traffic but it was not a problem as we had to be up early anyway.

Olde worlde charm, friendly staff. Nice and quiet, but in the town handy for shops and sight-seeing. Small double bed. Mixer tap shower....in this day and age a proper shower is a must. Especially for people like me who hate baths. Lighting in room poor.

Loved the quirkiness of this hotel. Reasonable bar and food prices, and recommended a great Indian restaurant nearby by the staff. Had to change 1 of our bedrooms as the other bedroom key opened its door too, the staff changed our room with no hesitation or problems. Car park was not very easy to find initially!

Very good location in the centre of town. Very good breakfast. We e joyed a very nice meal in the restaurant. It could do with a bit of upgrading in the bathroom. A proper shower or a proper bath, ours was a hybrid and not good as either.

Location, right in the centre of Oakham. Cosiness of the lounge/dinner for our evening meal, and the more functional breakfast diner. The staff, although mostly of non-British nationality, were friendly and efficient. The room in which we were billeted was very dark - there being a wooden overhanging structure outside the only window. Not having an overhead light in the room accentuated this fact. There was some controversy with the central heating in the room - but once we had mastered the idiosyncrasies of the thermostat, all was well.
