The guy has been so gentle and friendly to me, even if the first impression has not been good. Large room and comfortable bathroom. The emotion of a good and fresh home made breakfast just for you it's wonderful! Surely I'll be back.

It was only 20 minute walk to Leeds City centre, we were 2 women on our own and on pulling upto the hotel were quite wary as hotel but once inside the hotel the staff were polite, room was larger than we expected with ensuite and it was clean and comfy.

The guy who checks you in couldn't be more matter of fact, seems like you are disturbing him. The room was freezing! When we mentioned 2nd day, he didn't listen, just quoted 21-29 degree setting of heating which was clearly a blatent lie. He wouldn't come to the room to check temperature, despite several requests & really couldn't care less. Luckily we were in a 3 bed room & had an extra single duvet, but to cover 2 of us wasn't enough, we asked for more/blankets....again couldn't care less
excellent breakfast was provided for a mere £3 per person. Plenty of room for parking. Nice and quiet. Room was very clean and warm and en-suite facilities with plenty of hot water. Hotel was just on edge of city centre. You can't go wrong for the price. Definitely recommend.

There was not really anything I did not like, the TV was a bit small, the beds a little hard, the towels rather small. But this was a budget price. If I really needed a huge TV and enormous fluffy towels I would have paid twice as much for the privilege and I often find hotel beds too hard, so that's probably just me.
Handy location, 15 mins walk to town. good value for money.
Toilet was pretty old/stained. felt a bit like a halfway house... but everyone seemed friendly enough!

Breakfast is served 7-8 but just after 7am nothing was ready so a full English became beans on toast with two fried eggs. Coffee could have been better.

This hotel is ideal for a group of people wanting to spend very little time in a hotel. It is spotlessly clean, within easy reach of Leeds city centre but offers little else to endear it to travellers who want a hotel experience. This is somewhere to rest your head after a stag weekend or similar. Its cheap, and the facilities reflect that. You get what you pay for and no more. That was fine by us,. Don't lose the key, it will cost you £25 to replace it, which seemed a little steep.
Very large room for three of us. In walking distance to Leeds centre although area itself is in midst of industrial site. But clean basic room. We really just needed a bed for the night. So great value.
Was greeted by a very unfriendly male. Felt like we had disturbed him from a sleep at an ungodly hour - yet it was 3pm in the afternoon. Woke up around 2am by other guest returning home. They were very loud on the stairs and in their room.
