Good breakfast and very pleasant host and hostess helping us find our way around down to Bowness and restaurants, walks etc. very nice friendly and comfortable atmostphere.
Near to the town and the ferry to Hawkeshead. Karen was very helpful and advised on trips and how to get to places. Small and homely feel to accommodation.
Very attractive house in a good location convenient to Windermere and all its amenities. Karen who ran the guest house was most helpful and made us all feel as though we were visiting old friends. Even did some washing as a favour! Would certainly be happy to return.

We were on motorcycles & we got very wet, the Landlady & her Husband allowed us full use of the hotel to dry out, they were very friendly & very much appreciated

The guest house was clean and pleasant.Run by a lovely couple who were friendly and helpful.Breakfast was served quickly and always fresh and hot. Although the guest house is slightly out of town it was a lovely 10 minute walk by the lake .

The staff were extremely accommodating, especially since I was busy with work and wanting a home from home rather than a vacation stay. I couldn't have asked for a better service. The room was perfect for my needs, clean and comfortable, with everything provided. I especially liked that the guest house staff took the environment into consideration. I was traveling with my small dog, and this is one of the most pet friendly places I have stayed in a long time. I have stayed in a number of local guest houses of late, with my work, and this guest house is by far the best. The food was really good, locally sourced, and the relaxed atmosphere made meal times enjoyable, something which can feel uncomfortable when traveling and eating alone. I had my own space and privacy, but felt like one of the family and never that I was in the way or that they were just going through the motions. I think the other guests (mainly international) felt the same, so it was lovely to meet other guests in the mornings. This is something that hasn't happened in any other guest house I have stayed in. I particularly liked that the staff clearly loved their work and meeting new people, other guest houses I've stayed in have felt quite stressful and rushed at meal times with staff just going through the motions and rushing about without any interaction, even a smile or a good morning. Being in a positive environment for breakfast really set me up well for a day of business meetings. Any question I had about anything, guest house, or local related was answered, the staff even got hold of the new bus time tables and gave directions for travel and tips for places to visit. Nothing was every too much trouble. I would definitely recommend this guest house before any other place to stay in the Lake District, either for business or for leisure. The guest house is one that pays close attention to the little things that matter most to guests.
The only very, very minor issue was that the wifi wasn't always fast (it was slow for my business needs but wouldn't have been a problem if I was on holiday). However this was in no way the fault of the guest house, but of the service provider (BT) and the guest house went above and beyond to support wherever they could.Its a shame that such great great houses such as this one, get let down by their own service providers, despite paying for better. This is something I experienced in many guest houses using the same internet provider.
Found hairs in bath upon arrival. Complementary milk,in room,out of date....threw away and they were replaced with more out of date milk. Found a sock at the end of the bed upon arrival!!!!!
The ambience of the home was lovely. Very clean, comfortable and homely. The sitting room was comfortable and The rooms were large and nicely decorated. Breakfast was delicious and plentiful. Karen, our hostess was very kind, polite and generous with her time and assistance in finding our way around the area. The trips she suggested we do were very interesting and we thoroughly enjoyed the dining suggestions as well. We overheard her with other guests and she was just as informative and kind with them as well. Karen treats others the way she likes to be treated and has a great rapport with people. It was so nice to meet her grandchildren as well and this added to the family feel of this lovely home. We would certainly recommend this B&B to others and would love to return ourselves. Lots of nice shops in the area and the house is a short distance from town which we really liked.
it was a little hard to find through our satellite navigator... but once we contacted Karen we were fine...

Excellent value for money, would happily have paid more... Breakfast was very good quality and cooked fresh. Large room for a single room. Would recommend to anyone. Friendly staff, couldn't ask for better service.
