Friendly staff, very clean and great location.

The beds were a little too bouncy but that didn't really cause any problems.
All the above, the owners were very sociable and friendly nothing was too much for them, even when they were so busy they still took time to speak to you. Our stay was perfect.

The only thing that I feel let the break down was the parking situation. We did go over the easter Bank holiday but due to the pay and display parking it was extremely hard to park. So when we parked the car didn't move for the duration of the stay. But we didn't let that spoil our break. Patience is key.
The whole experience was fantastic. Extremely convenient, very clean, amazing staff. They were willing to go out of their way to make conversation and to make your stay a brilliant one. Can't fault anything in the hotel. Fantastic view. Very clean room and amazing en suite.

There was nothing to dislike, everything was perfect.
My wife and I stayed for a night here recently and everything was absolutely perfect. Upon arrival we were given a very warm welcome and shown to our room and told about breakfast times etc. We had booked a sea view room but because they had a superior room available we were upgraded because Emma felt were possible everybody staying there should experience the amazing views the superior sea view rooms offer. Given the location of the hotel near the pier I can confirm the superior sea view rooms afford a breath taking view. The room was very spacious, clean and modern. As others have mentioned the walk in shower is brilliant. The bed was very comfortable and I had a very good nights sleep. The breakfast was very nice with a choice of fruits and cereals in addition to a brilliant cooked breakfast. I had mentioned at booking time that my wife was a vegetarian and they catered for this at breakfast time brilliantly. The breakfast service was very prompt as well. Emma and her brother were very warm, friendly and polite and genuinely want you to have a wonderful stay. Everything you want in a hotel and my wife and I will definitely be returning. Room Tip: Book a superior sea view room to make sure you get to experience the incredible views.

Parking is tight in front (and I believe is not free). There is some free parking behind and up the hill.

Bathroom a bit small but understand they are being renovated progressively.
Proprietor Emma - a lovely host. Location close to town, eating out, Llandudno pier, promenade. Good size twin room. Tea/coffee making in room. Quiet atmosphere. Great breakfast.

65 steps from the pavement up to my room...no lift. Parking my car was a big problem. An ordinary breakfast. Bar rather bleak. An overly expensive weekend.
Pleasing view of the bay. Staff were pleasant.

The only thing was parking was a little challenging - worthwhile paying the small amount to try and park outfront.
The panoramic view from our room was beautiful and very relaxing. The staff were friendly and the included breakfast was hearty.
