Lovely hotel, excellent location being a short walk into Exeter along the canal path. Ample off-road parking which many hotels do not offer in Exeter. Good size room.
Room was not very clean and on one day it was not serviced at all so the bed was unmade and we had no new towels or tea/coffee/milk.

Reasonably priced. Dropped my son back at uni and wanted overnight stay. Single room was small but had tea/coffee making facilities & a good sized bathroom, with a power shower over bath. Perfectly adequate. Would stay again.

GOOD LOCATION - EASY WALK INTO EXETER. STAFF FRIENDLY AND HELPFUL. NOT TOO BIG AS SOME HOTELS ARE - COSY.
LACK OF AIRCONDITIONING IN ROOMS. STAYED IN ROOM 37 COULD NOT SLEEP FOR EXCESSIVE BOILER ROOM NOISE THAT I AM TOLD GOES ON 24HOURS EACH DAY. ASKED TO CHANE ROOM TO OTHER SIDE OF HOTEL - WHICH STAFF DULY ARRANGED.

Lovely large and airy bedroom and bathroom. Staff were friendly and helpful and the choice and standard of food was excellent.
The only negative comment would be there's no lift up to the bedrooms but we were asked if we needed help with our bags.
Rooms need aircon. No baked potatoes for 2 days, how hard would it have been to go to a supermarket and buy some?

Noisy motor running day and night - ?? kitchen ventilation extractor ?? We were in Room 37 and you could hear it all the time.
The gardens and restaurant
The wedding party children on the Saturday evening who were determined to strip blooms from the flower beds.
Stayed twice in consecutive weeks. First time, waited more than 5 minutes for someone to check me in at Reception. All the staff were seeing to food and drinks for a coach party and walked past me being 'busy' and pretending I wasn't there. Reported minor problems with room (lights not working, bath very slow to drain etc) which weren't rectified by the time I returned the following week. A lot of noise from the staff area outside the window early in the morning before breakfast. Very strong impression that no-one is really bothered.
Pretty garden, nice to sit out in in good weather. Pleasant staff. Very good dinner in restaurant.
Bar/lounge area too small and too dark, only one small window in bedroom which could not be opened very far, low water pressure in shower was not good enough for hair-washing/rinsing, room safe could not be opened as battery run down and too difficult to fix it, carpets looked too warn for a 4-star hotel.

the bed was comfortable, room size as you would expect, tea cups could have been a tad larger. good facilities for dining and relaxing.
the cost of the breakfast was a little too high @ £10 per head.

The setting is lovely with a well tended gardens and ample car parking. The receptionist gave me a warm welcome and processed my booking quickly. The room was spotless, comfortable, though compact, with everything I needed. Someone had thoughtfully opened the window before I arrived so the room was cool. Wifi worked well. Bar and restaurant staff were friendly and helpful and the meals were good quality and very reasonable.

Woken up early 6am by people on the floor above walking around. They were quiet but floorboards very creaky! Pleasant restaurant but average food!

Single room overlooking service yard and very noisy from 4.00 am onwards. Internally lots of bumps and bangs in the night!! Poor sleep. Poor breakfast service on first day. Both table service and time of delivery of limited menu (costing £10!) and excuse by staff member was 50-60 people needed breakfast in another room
