Clean,friendly,welcoming, well located, good breakfast. Noisy outdside at night with window open. Fine when closed.

The location of the hotel,ease of access to the town. The bed was very comfortable. The room was alittle bit tired.

Very close location to the Assembly (just a few blocks walking distance) and close to bars/restaurants in the same vicinity. Very large, comfortable room. Free Wifi was much appreciated! Recently painted and the smell was a bit overwhelming. I'm sure it'll be fine once the room is aired out.

Good location. Friendly proprietor. Comfortable bed. Reasonably priced. Decor dated. Toilet in ensuite didn't appear to be fixed to floor. Breakfast portions a bit small.

The location was in a quieter area than I had anticipated, I had thought it might have more noise from the road which I am not used to, but it was very quiet and peaceful whilst I was there. I will definitely use the Guest House again when I am in Leamington Spa.

Clean, cosy & comfortable accommodation. The owner was friendly and attentive. It could do with a bit of updating and a shower in the bathroom would have been nice, but overall it this did not spoil the stay.

Very friendly and relaxed host.Wonderful breakfast. I had a single rooom which could have housed a larger bed. I was execting the bed to be bigger. It was perfectly comfortable tho

A warm, friendly and welcoming atmosphere. The host was jovial and accommodating. Well placed for rail and road travel. A good English Breakfast was served. The plumbing was a little archaic (hot water was intermittnet) and the space to get out of the bath was restricted to the point of being almost impossible to manoevre - perhaps the bath could be replaced with a shower in due course.

The gentleman who greeted me was pleasant and quickly exchanged broken hairdryer. Location nice. Very outdated and in desperate need of redecoration. The curtains in my room I recognised from my mothers bedroom in the 1980s, which must have been when it was decorated last. The carpets and small en suite were both in need of cleaning more thoroughly, and the loo rocked from side to side when sat on. Could be fine if a little more of takings invested on rooms. The breakfast was also a little disappointing, very salty and scrambled eggs had shell in.
