The location close to King's Cross station is good, but it's the only good thing about this property.
The room was so small that two people had problems moving inside. The electric sockets were located in hard to reach places - was impossible to open a wardrobe while watching TV. The bed was shaking with a terrible sound when you just touched it. The tea mugs were dirty. The pillows were too flat to sleep normally. The toilets were located a flight of stairs down and it was freezing there even hours after I closed the window.
Room and bed were so dirty, even you wouldn't dare to walk in the room. It was also that noisy that you can not sleep. They do not even clean the rooms between the guests!?!
The location close to kings cross station was about all the hotel (if thats what it is) has going for it.
Where do I start.. - the smallest shared bathroom, with shower taps that come off in your hand. Maybe shower is not the right term, maybe sprinkler would be a better word! - curtain rails left on top of wardrobes, curtains hung with wire - tv not working - dirty room with threadbare carpets - receptionist with no personality. THIS HOTEL IS CALLED "BUDGET" FOR A REASON, READ REVIEWS AND BOOK AT YOUR OWN REGRET!!!

Hotel is situated in the heart of london. From the moment my family and myself arrived, we were greeted with friendly smiles and great attitudes. The hotel is nice and close to a lot of london attractions which is great if you are travelling with the little children like we were. Every time we arrived back to the hotel the staff always greeting my little girls and made time to interact with them which they loved. The room service was great as it we paid cost. Will defiantly be returning on my next london trip.
It was convenient
The bed was uncomfortable, the rooms were not very clean, on returning after the first night the room had not been cleaned, rubbish still in bin, towels on floor were I left them.

It's budget minus 10! Room was really dirty! I stayed the whole nite in my clothes! There was no thinking about sleep! Bed so uncomfortable! It was so cold! Noise of the trains was so bad! I will not believe anyone can sleep there! Whole thing was a nightmare!!!
It's central, walking distance to King's Cross, very close to SOAS Vernon sq. walking distance to SOAS Russel sq. and UCL.
My rook was towards Swinton Street a lot of traffic - and single glass leaky windows had almost no
sheets clean, comfortable bed
toilet clean but bath shower in very poor condition, would not use. Trains passing very close, noisy every few seconds! did not sleep well because of it and very noisy guests above all thumping and bumping all night! would not go again

This "guest house" should not be listed on Booking.com Please spend your money at a Hotel or Hostel that cleans their bathroom.
The place is near to King's Cross Station so you can reach underground and train really easily.
You could hear underground under the windows every 2 mins. So the place was really noisy. Bathroom was really old and even if they have cleaned that it still seemed as dirty place.

Only the fact that it was close to Kings Cross and available at the time.
This is definately a Budget hotel, it is desperately in need of of refurbishment, there is even holes in the floor boards under the carpet. Ther is ingress of water through the window frames or walls and carpets are wet in that area. The toilets and showers are shabby and it is adjacent to the rail line. It would appear a socket adapter is needed to allow the TV and arial booster to work but in one of the rooms the plugs were sparking. Won't be rebooking.

Location, nice carpeting
We were on the 3rd floor...the attic. Sparse room. No common area, toilets and bathrooms were old, run down, dirty and sad. Climb to the 3rd floor with luggage was awful. The carpet was covering big 'holes' in the floor.
Enough good location, the low price and wifi.
It was: - Practical - Warm - Clean - Cheap - Central
It's run down in some aspects, but for a 1 night stay it was brilliant. I wouldn't recommend it if you was staying for an extended period of time (a week) or if you were looking for a romantic weekend.
Great value for our limited budget. Would stay there again.
Location and wifi
Room size was too small for two people. As we ordered a double bed room, we got two seperated beds. In the photos the apartement looks better that it actually is. There are two toilets and showers for the whole guest house and there are holes in the wall and looks just awful. TV didn't work.
Location The staff
The location is excellent, Kings cross and pancras are only 7-10 mins by foot. The beds and mattresses are new and really comfy. The price for this location in London is quite ok!
The staff barely spoke English. The wifi disappeared for a hole day and night. The quality of the bathrooms are not really good, and there's only 2 on the ground and on the first floor.
