Very nice. Clean, warm and comfortable. Reasonable price in relation to other B&Bs. Delicious breakfast, and first class scrambled egg, bacon and tomato. Excellent selection on offer for breakfast. Newspapers to read also. Use of lounge was nice. Tea making facilities. Excellent for quick walk into town.

The location of the Hotel is ideal for visiting York centre, yet far enough away from all the noise and bussle. Owners were very friendly and offered advice on where to go etc. There is off street parking which was a bonus. No real negatives regarding the stay or the hotel. I suppose the parking is a wee bit tight for four cars BUT that is probably being a little picky. I had no problems praking my car.

Veryfriendly and a lot of thought had gone into comfort and convenience Everything worked properly.. Very secure car park. Delicious breakfast. Quiet. Ideal position in York for my meeting. Shortish walk to good restaurants. The decor of my very comfortable small double room was a bit tired. When it has its turn, a new plain carpet and some new plain bed linen will work wonders.

Visiting York to see University. Chose this place for location and value. The guest house was comfortable and clean. We had a comfortable room, with an ensuite shower room. The shower was good. Breakfast served between 8am and 9am and was tasty and cooked to order. We had fruit juice, cereal, tea/coffee, cooked choice and toast/jam, so you won't go hungry! Tea and coffee facilities in room as well. We would stay here again. The decor is a bit dated, this didn't bother us at all, but don't expect the height of modernity. If anything, I felt a little chilly, but not too cold, I'd rather not be hot at night anyway - also I am a soft southerner!

Room decorations are fantastic with traditional english style. It is very clean, and you fell like at home. Rooms are very well equipped with all details ( tea/coffee facilities, books, daily newspaper, shower gel...etc.). Owner, Roy, is very kind although the breakfast starts at 8, he prepared me early breakfast because I had to go to university earlier. Very quiet street and it's easy to go the city center with 15 min walking.

Immaculately clean! Personal service and restful atmosphere. Really snazzy bathroom. Air of gentility. Maybe the decor won't be to everyone's taste, but the attention to detail is wonderful.
