The rips in the sofa not good and the curtains need attention

The bedroom we had been allocated was small, dark and very tired. We were told they were fully booked but found us a better room when we said we couldn't possibly stay two nights in that room. Breakfast was clearly cooked by two different people, first morning it was lovely second morning was heated up bacon and sausage and tough. We will not be staying there again.
Great place to stay slightly faded in décor but this did not distract from great staff perfect location and very good food
We arrived on a freezing cold day and the hotel was really warm and welcoming. There were six of us, each with separate rooms. Every room was clean with crisp white sheets on the bed and plenty of fluffy white towels in the bathroom. The staff were friendly and efficient. We ate in the restaurant in the evening - the food was excellent value for money and the full English breakfast in the morning was excellent too. The location is great, being walking distance into the village, and also being in the heart of the New Forest. We had such a relaxing time at the Burley Manor that we will be returning soon.
There was nothing negative about our stay
All the staff were extremely helpful and friendly. The food was excellent. A lovely setting to spend a weekend. Would recommend wholeheartedly.
Some corridor carpets need replacement.

The third bed in the room plus all the curtains didn't close properly so lights from outside were streaming across the room all through the night!
Only thing to like was the location
Staff badly trained, gave false information regarding facilities, as we were told no room service available, only to be told the day we left this should not have been the case ! Room was not clean and furniture in poor condition, desk serving as dressing table not put together properly, settee was shredded on the arms and carpets were stained and dirty charged £75 extra claiming we had smoked in the room and told we had to pay this and take it up with the manager by phone as he was not available the day we checked out ! Would never use again as felt completely ripped off.

No lift to the second floor, and we were not asked if we needed assistance with our luggage. (Both OAP). Noisy macerator in the bathroom. Only 2 beers on tap in the bar.
The food is amazing, we had the three course dinner, and would definitely recommend it, and the breakfast the next day was really well cooked. The hotel is beautiful, and is great for a couple to enjoy a couple of days at a weekend. The location is great, especially if you like horses, as it shares a driveway with an equestrian centre.
There was nothing we didn't enjoy at the hotel.

The breakfast was nice,the location fantastic
The room was dated,window frames rotten,mould on the wallpaper,abig rip on the arm of the sofa and large bits of broken glass down the back of the sofa which my partner sat on.The bed was hard,the carpet stained in various places,kettle didn't work.
It was our wedding anniversary and they gave us room 52 at no extra charge and as usual all was well. Excellent breakfast and very good value dinner.
