Convenient for us attending graduation ceremony at Leeds university. Free car park on site. Only met one member of staff but he was very friendly and helpful
In need of some serious refurbishment. Room very dated and cluttered. Bathroom 'tired'. Decided against having a bath as strange bits floating in the water. Car park full of holes. Not good as it had been raining.

The breakfasts were good, there was parking for quests.
The room was noisy, other quests, and very hot, so we needed to Leave windows open but was also noisy outside, so no win situation. Bath had chipboard panel, chipped enamel and scum ring. Also no towel rail to hang towels.

Hard to find anything to dislike
Room was well equiped with microwave, hairdrier, tea+hot chocolate. Heating was all right. Parking place provided.

The wallpaper is peeling off the walls in many places, the room smelt of stale cigarette smoke, there was a thick layer of dust visible behind the radiator, the curtains were moth eaten and the furniture and decor generally very neglected and run down.
We did like.....THE Exit door!!! Oh, perhaps that was a tad unfair. I will say that the location was convenient for local amenities I.E. bus- stops, shops and eateries, and, of course, the cricket stadium. Also, the staff were quite pleasant and "almost" helpful. And of course the price of breakfast was only £3.50 but, on that, I can comment no further as we refrained from having the Full English, preferring to vacate each morning in order to let the painter get on with merrily painting his long metal handrail which was tressled along most of the dining tables for the two days of our stay!!
We didn't like the Butler's expectation of us to enjoy the sub- tropical room temperatures which successfully enhanced the strength of the pong from a well trodden carpet while we struggle for comfort on a table of a bed resting our heads on what can only be called hollows (to say that the pillows were flat is an understatement). While this was just about bearable, the sound proofing between rooms, however, wouldn't even have passed muster in a Japanese paper-walled teahouse!! This soundproofing proved it's inadequacy when, over both nights, we were treated, from the room downstairs, to a couple of all- night episodes of "Time-Team" loudly appreciated by the Tony Robinson fan below us!!! While at £60 a room per night the Butler's isn't extravagant, I feel that Jeeves would not be amused!!!!

Easy to find, space to park and although early we were given a key which allowed us to get to our room at our own leisure later in the evening. Warm, reasonably clean given the age and condition.
It is worth exactly what you pay for it.

Drab and dingy furnishings and decor and bathroom was depressing. For the money it was extremely poor value. Breakfast was ruined by a table of loud Scotsmen who had a vocabulary entirely made up of the f word and no one asked them to be quiet or leave. Maybe better suited to long term social services clients.
Friendly staff, nice clean room, along major bus route
Location excellent for us as visiting University of Leeds only 5 minutes drive away. Plenty of places in walking distance to eat and have a drink. Free car parking. Ensuite twin room good size but needed refurbishment in the bathroom but clean.
Service was friendly but at breakfast tables needed to be cleared quicker and tablecloths tidied better so clear of any debris ie strand of hair. Felt a bit rushed as cooked breakfast served before finished cereal. Otherwise food good.
It was filthy. Dirty stained pillows, holes in pillow case, dried urine stains on wall opposite to loo. Mould around bath. Cracked sink. Filthy carpet.

The location - leafy neighborhood Cosy-looking building, carpet all over the place, wooden floors Wifi available in the library.
Was in room 229. Kitchen smell all over the corridors and stairs, but luckily not in the room. Wifi not present in the room as advertised. I doubt the rooms next to mine had wifi. I heard other guests complaining about the lack signal strength. Staff unwilling to improve this and happy to hide this fact. They could provide the staff with some extra supplies of cleaning wipes... Breakfast room not that attractive and empty beer bottles here and there greeting you in the morning. Could hear the neighbours snoring and showering. Guess they could hear me as well? A fancy sign in the entrance hall that says "Please bear with us while we're redecorating" - funny, I didn't any sign of work being done. Come on guys, get yourself some good karma points by addressing some of the points above.
Location is very convenient for headingley centre.
The room smelt bad and the whole hotel was in need of renovation and updating. The window in our room didn't close and there was a roof below, which was a security worry. Locks on the doors were not sufficient.
Although a non-smoking room, an awful musty smell in both the room and the bathroom was strong!
Breakfast was good. Room was quiet. Bed was comfortable.
Furniture looked and felt worn. No wifi signal in my room. Shower head was spurting water from the opposite side. Dirty stains at the bottom of shower curtain. Big chunk of what looks like faeces at the bottom of the toilet bowl that couldn't be flushed away. Toilet door that couldn't close properly.
Could be a little cleaner. It looked like it was being renovated thus there was a lot of dust around.

Great room, excellant value for money breakfast
Everything ! Hotel was not as pictured. Two hotels had been joined together . More like a hostel. Rooms dirty with broken furniture and door to outside which could not be closed and locked . Cables trailing across the floor and stained sheets. Very dated and unkept !
