GOOD LOCATION FOR THE RHINOS GROUND WHERE WE WERE GOING FOR THE DAY
THE BUTLER HOTEL IS TWO HOTELS JOINED WHICH IS WEIRD. BATHROOM WAS SHARED AND WAS VERY OUT OF DATE, DIRTY AND TOILET FLUSH DID NOT WORK CORRECTLY. I WOULD NOT VISIT BUTLER HOTEL EVER AGAIN!!!
Excellent location, 5 min walk to the stadium where we were attending an event. The staff very helpful/friendly. The breakfast was very nice and the bed very comfortable. Great location to eating out and having decent cocktails.
Does need a bit of an update and maybe new carpets. Rooms very warm with just a small window. Was woken up one night at 2.30 by some noisy guests and did not get back to sleep until after 4.00, (but know you can have this problem anywhere). Would not be put off returning to this hotel if attending an event at the stadium again.

"I can't f**king deal with this at this time in the morning" said the night manager after I quietly wheeled my bicycle to the agreed-upon storage area after hours. "You need to store your bike outside if you are to enter after midnight" would have been a much better way of putting it. I have never encountered such rudeness. Also, the receptionist (manager) played a practical joke on me earlier in the evening which as an anxious person I found unsettling and inappropriate. I checked out 24 hours early without making a word of complaint (did not feel safe) and the receptionist/manager continuously berated me as I exited. And why charge for a room that has a carpet in such a bad state of repair that I actually got my foot caught in it. Shockingly bad, avoid avoid avoid.

The location was ideal for us. The staff were friendly. Full English breakfast was very nice and excellent value at £3.50.
Dirty laundry was left outside our door in the hallway. Small bags of rubbish was also left in the hallway. The room was very hot The hotel is in need of a refurbishment

The staff were great - very friendly, amenable and helpful. Conveniently located close to bus stop to Leeds city centre (15 min journey) and a short walk from Headingley high street with cafés, bars and shopping. Decent vegetarian fry for breakfast (not included, but not expensive for what you get)
The hotel is rather shabby and down-at-heel with absolutely no frills. It's actually two hotels in one - I stayed in the side called Boundary though I had booked Butlers. Don't know if there's any difference in the rooms. With a room to the front the noise from the road outside can be a bit much. It's a cheaper alternative to staying in the city centre - fine if all you need is a bed for the night, but nothing much to keep you in the hotel beyond that.
Location, not as the pictures are on web site, dark and very dingy. Rooms left a lot to be desired. Definitely a student area! Extremely over priced!

The rooms shabby and old fashioned, not very clean, fawlty towers comes to mind. No towels in the room had to ask twice

The room was cramped, everything was very brown. The shower was on the taps and wasn't long enough to reach the wall fitting. Towel had a hole in the middle. Paintwork was chipped. The double bed was two singles pushed together.
Get real. This is a typical British suburban B&B, not the Ritz. It is what it is, and good at it. My room was 'concise' but I couldn't fault the cleanliness. I will definitely stay again. Oh, I agree the pay extra for breakfast is puzzling, but it was excellent, well worth it
The stairs up to the second floor are very steep for a 66 year old. 'Ladder' would be a better description. Otherwise fine.
