Was not impressed to find I had paid the same as 4 others and in 1 case more than a couple, to end up in a room in the attached "boundary hotel" with communial shower and toilet instead of the booked onsuite. On initial checkin problems had been mentioned with the booking site. Either way not impressed and ended up sharing a twin room rather than the fore mentioned cell.

Nice lobby, staff a little rough but friendly, breakfast was okay Hair between the bedsheets and in the sink that didn't belong to me, no hot water in the shower

Nice & clean rooms, very friendly staff, good kitchen serving local food, Cabfare £8 to Elland Road, £6 to Leeds city centre. 2 min walk to local shopping street. I'll definitely return.

Very convenient to stay in for going on a night out, taxi ride was only 5 mins. Facilities were excellent for what we paid, did not expect what we got. Would definately stay there again. I liked everything but I would say it was for younger groups as could be very noisy from people going out and coming in from nights out.

For the price, the guest house is fine and everything functioned in the room which was reasonably comfortable. Plenty of places to eat and drink nearby. Ideal for contractors and people on a budget. Avoid at weekends if you require a good nights sleep, otherwise no problems. The noise from other people staying there was quite intolerable! Thursday was fine, Friday rather noisy and Saturday complete madness. "Guests" on my floor were extremely drunk, set of fire escape alarm and banged every door, including mine in the early hours while shouting as loud as they could. I "requested" that they shut up...this was respected for about 2 minutes and it all started over. Really need security at weekends to keep some control.

It was very convenient and the staff were very friendly. The decor was a little in need of refurbishing and the cleanliness generally was not the best. One or two fittings in the bathroom should really be replaced.

We got some sleep after people in the bar stopped stomping around overhead. We were booked into a double room in the hotel but ended up next door in a basement room that did not look look the photos on the website. We could easily hear other guests through the walls and the room was positioned below the bar so there was a lot of noise of people walking around, talking and the television. We were very unimpressed but were too tired to complain. Also we only realized afterward that our "upgrade" to an ensuite room was nothing of the sort. It was more of a downgrade to a basement room with a tiny, mould-covered shower. Overall, we were unimpressed and would pay more to go elsewhere. Luckily we were only staying for one night

The staff were extremely helpful and accommodating. The decor was very tired, as was the bathroom suite. There was an ant problem within the room.

Very kind staff. Bed room had small but comfortable beds, plenty of coffee, tea and hot chocolate making facility with biscuits and sweets, and personally the hotel was in walking distance to my son's student house. I've requested a twin bed room when I booked on line but given a double room. When I found it out, the staff were very kind and helpful, they quickly arranged another right room for us. Water pressure was so low for shower, but temperature stayed hot. Window was very old, could not be closed properly, or maybe I could not work out how it should work, so left it slightly open, but had very good thick curtain, so no draught was coming in.

The chef was brilliant. He cooked us up a special vegetarian breakfast, and came to my gig at the Brudenell Social Club. We weren't given a room at the hotel we booked, rather the adjacent one - so we didn't get an en suite, didn't get a themed room, didn't get anything that resembled the picture and in fact got a shoebox with damp. Funnily enough it was alright, and they didn't actually need to lie; I would've stayed there anyway.

The water outflow from the shower set is so small that to have a shower is really time-consuming.

The location next to headingley and close to the university is excellent. It has been used by many famous cricketers playing test matches over the decades and their signed photos are on the walls. It's cricket anoraks dream! A draught through the window when I was working on my laptop gave me a cold.

Staff-guests relationship was at its excellence... Room rates are expensive,and do not reflect the rooms themselves.The hotel was air tight and needes some redecoration.I Noticed my room was not cleaned or fresh towels provided on my second day of stay.

It was easily and conveniently located and had ample off road parking. Near to town centre (on a main road) and Headingly Carnegie Sports Ground (good for sports fans). It was cheap. The large numbers of drunken stag-do participants, the late night arrests, the slamming and banging on of doors until 4-30am. Shared bathroom. No cupboard for hanging clothes. No iron or ironing board. Paper thin walls. The gentleman who served me breakfast spoke little or no english and consequently it made ordering food very difficult. The dining room in which the evening meal was served was dusty, dark and dated in decor.

The best thing about the hotel was that is was very local to where my daughter is living in Leeds as we were spending the weekend with her. The hotel bar had no tables and chairs, there was pool table but this was being used by long term residents and the bar was £4.50 for two cans of larger which I thought was very expensive compared to local pubs etc. When we went to breakfast they wanted to charge us even though on our booking breakfast was included, we refused to pay. Overall the stay was not good and we will not be staying at that hotel again. The hotel is on a main road which has lots of traffic and drunken students in the early hours, if you want a quite hotel don't stop here.
