After reading reviews for the hotel, I expected the place to be a dump. However, the hotel was recently renovated and the room I stayed at was clean and the furniture new. The room was relatively quiet as well, the hotel is located in a side street and the traffic from the main street can be hardly heard. Another plus is, that the hotel is very close to the center and it is a great value for money.
The only downside of the room is, that it was very small. But thats OK, all I expect from a hotel room is a place to sleep for couple of nights and for this it was perfect.
I was supposed to stay for 8 days and they first change the bed cloth and the pillow case at the 4th day the floor of the room and the bathroom wasn't clean also and when i do a complain at the 4th day they start to clean it but also not very will. at the last day an uncleaned was put in the bathroom as a new one - and i have a photo of that - and the worst thing there was a rotten milk at my cupboard and it was close putting it at my coffee but thanks god i had seen it - also i had a photo for it -

The Wifi had a very over-sensitive parent filter on it, even after paying for the "premium" service (the free Wifi is very slow and limits activity). It wouldn't even let me check things like the opening hours of a nearby pub, blocking the page as "drugs related" and blocked other perfectly innocent websites. Hotel interior (passageways, corridors etc) was very dated and quite hard to find room. I saw others getting lost so sure it wasn't just me!
The location from a tourist POV was spot on for exploring the central area. The optional breakfast - waffles and Continental, I enjoyed. Room, modern, very clean. I did not test WiFi
Basement room was far too hot, even with radiators off - couldn't work out where the heat was coming from? So I have to mark down for this. window had very limited opening - for security reasons I think.
Very comfortable and warm in this climate. Would have given excellent as value for money except for the Saturday night - but that was understandable I suppose caus of ALL Blacks match.
Acess to the bedrooms. It was like working through a maze.

Our room was across the road in the hotels anex, I felt quite uneasy when I was told this is were our room was because there are no onsite staff throughout the night.

The bed was too hard could do with a little updating in the room but overall pleasant enough.
Fast WiFi with a cheap upgrade option if you want it even faster. Enormous bed and bathroom. Surprisingly pretty view (it was into a few peoples' back gardens but they were lovely historic homes).
The lack of lift could be a problem depending on how much baggage you have. Bathroom door didn't open all the way but as this allowed for the huge bed we didn't mind much.
Free drinks (coffee, chocolate, tea) with refill everyday. The room and bathroom are really spacious.
- A bit of the cleaning. I think it could be better (i.e. shampoo and shower gel were not renewed often). - Wifi connection is limited (400 KB/s), although there is paid option (2MB/s+). However, internet access sometimes was unavailable for a couple of hours.
This small hotel is in a very good location in Edinburgh .and is very quiet at night
No cooked breakfast provided but there is a Weatherspoons not far away for something to eat early in the morning.

Friendly staff, clean and modern room, en suite shower/WC, tea and coffee facilities in room, TV, very comfortable bed, electric radiator.
No hot water in morning (so a cold shower!!!), noise from neighbouring rooms' air extractors in showers.
The staff were very friendly and helpful. The room was basic but comfortable.
The carpet in the main stairway was very much the worse for wear but I understand that they are going to be renovating

very very old furniture and interior finishes in the rooms and other public areas except the main lobby, Carpet floor in the room old and stained. Although it was clean and the bed comfortable, the room was not pleasant to be in. Mold in the bathroom, etc. It seems the hotel has a few refurbished rooms, but the majority look tired... For £95 per night it was the lowest quality I have ever seen! Breakfast was not included in the price.

I like the position - next to an amazing hill which you could see whole Edinburgh. Great connection to Zoo and the rest of the town by buses. Nice hotel with perfect service. Free and delicious chocolate in room. Even continental breakfast (exclude of the price of room) was very good. I made my-self waffles!
Hotel is large and get to the some rooms it's needed to go thought a few aisles, but navigation works perfect and it is classic english architecture. So no problem here for us.
Friendly staff, clean and comfortable bed, and excellent shower room.
Closeness of the rooms as you could hear others talking, snoring and noise from the TV and of course the slamming doors.

A good quiet hotel, with attentive staff, the Cairn was clean, downhill from Waverley Station with good WiFi (complementary), with a city bus stop 1/2 block away and a reasonable walk to Princes Street and The Royal Mile. When I'm in Edinburgh, I'll be back. Thanks
Couldn't think of anything
Recent upgrading of the rooms mean there is a electricity unit above the door of every room which has a constant hum. In the quiet of the night, this kept me awake. The hotel moved me to a room which had not been upgraded and did not have any extra electrical unit and I slept soundly. Recommend the hotel boxes in these electrical units to eliminate the problem.
I had lost my debit card and my husband had to ring Cairn hotel and they sorted my bill over the phone with him. It was so worrying for me as I had had a 6 and a half hour drive in fog and had no cash and no other card.
This was our second stay in Cairn Hotel:) Great location Friendly staff Cosy rooms and as clean as possible I'd definitely recommend this magnificant Hotel

Parts have been renovated which are good.Stayed a few times and had new and old rooms. Excellent value for money.
