Excellent value for money, frendly staff and very good location within 5 minutes walk of the Edinburgh Playhouse Furnishings are a bit tired.

Hotel is situated in the city center. Everything was ok. At first I was in 105 room, it is -1 level I think. On the second day I saw a lot of ants on the floor and everythere. I was removed to the 201 room. Old fashioned.

Close enough to walk to the city centre. Bus stops half a minute away. The rooms were very clean and comfortable. Lots of scottish shortbread! Staff very friendly and helpful. Some of the decor was a little bit shabby, carpet on the stairs very frayed and paint peeling in places. Restaurant and cocktail bar closed for renovations.

The staff were friendly, helpful, polite and if I had a concern dealt with it right away to a successful resolution. Rooms were clean and well kept. Great value based hotel for the budget minded traveler on either a long term stay or for those looking for a one night place to rest ones head. Have stayed there four times and will stay their again for the location and as said value. No outdoor place to sit and have a coffee in the front

Ambondance of toilettres and hot drinks The hotel operates in different buildings, thus guests miss the hotel atmosphere and ambiance. Difficult to go for breakfast or to hand in the room key, if someone doesnt stay at the main hotel building

The hotel was very clean and had all that was required. The only problem for us we did not know the kitchen was having a re-fit so there was no full englidh breakfast however they did porovide a continential breakfast but this was very basic.

Staff were very friendly on arrival and night staff were friendly even when I rolled in at 5am on a sunday morning! I didn't use any of the facilities in the hotel so can't really comment on them but my room was clean and tidy and the hotels location is a bonus. I will definitely be staying again. There were no negatives to my stay.

The location of the hotel is great. You just need to come out of the street and you find yourself in Carlton Hill. We were given a family room which was quite big for just a couple We arrived a little bit late (1115pm) and they had given our room away to someone else, or there was some confusion from the guy in the reception. On Monday, I came to know that they had charged me the no show off fee, after contacting them a few days later I had my money back. My recommendation after this is to let them know if you arrive late as otherwise you might get into the same trouble as me

For such a central hotel in Edinburgh, the price and location were excellent. Reception staff were extremely helpful and welcoming. My room was in the hotel annexe across the street and the small single room was perfectly fine for one person, it actually had the biggest bathroom I've ever seen in a single room, with full size bath. It also had free wi-fi and tv with free view. It's close to Waverley Station (less than 10 mins walk) and has a selection of restaurants and take- aways very close, perfect for a hungry late arrival, when you don't fancy going right back in to town. the receptionist was friendly and very efficient, Room was ok, A little small, But clean Location was good, It is what it says it is a budget hotel, for Edinburgh the price is good. Shower cubicle was in need of a re-grouting, as it was rather black looking , loo needed a bit bleach down it as it was quite stained at the corners of basin. stairways & carpet need a bit TLC.

Friendly staff and a clean room. Modern TV with all channels. Breakfast room/Restaurant is under going refurbishment. The workman start work at 08:00 am and can be noisy.

Great location within easy 10-15 minute walk to Waverly train station. Good-sized room for the price. Very close to C.C. Blooom's if you're a gay traveler along with some good ethnic restaurants nearby. They offer a Continental breakfast for 6 pounds though I never ate it--for 6 pounds, you can get a full breakfast down the street. Shampoo and body wash provided in little packets. Have to hand in your key when you leave the premises though there is someone at the desk at all times. If you're a single traveler, only one towel provided though room attendant did leave more when asked. Sheets are rather cheap, but bed was comfortable.
