This budget hotel is half a mile from Edinburgh Waverley Train Station and the shops, theaters and nightlife of Princes Street. It offers affordable rooms and free Wi-Fi. The Cairn Hotel is in central Edinburgh, close to Calton Hill. The quiet location is 330 yards from the Playhouse Theater and has easy access to public transportation. I forgot my hairdryier and the staff found one for me. Very nice! The room was nice and had everything I needed. The bathroom was renovated not long ago and it was nice to use it. Sometimes you can hear sounds, because the walls are not thick enough, but it was ok. Not too loud.

Very central, close to everything, rooms were a decent size and beds comfy..plenty of tv channels to browse! Had an issue with my room on check in,this was cleared up swiftly and my credit card was reimbursed within the hour!! Had one little issue, I discovered a baby rat/mouse curled on my floor, not sure how he got in as I didnt open the window during my stay, anyhow my sister who was in the room next door removed him and he was released outside by staff member. .I wasnt too bothered as not afraid of mice,though a lot of people are!! And its not great for hygiene... The hotel manager assured us pest control were arriving the following morning....i was upgraded to big roomy family suite for my last night...this wouldnt put me off staying here again if I return to the city as its a decent hotel in a very good location!!!

Location Mistake to book this hotel. It's not what it claimed - 3 star hotel? I've seen better hotels for the same rate. Does not deserve it's rating for sure. Was given a basement room and go through 5 doors before getting to room. No mini bar (not that I use it) for a 3 star hotel and room looks aged. Not to mention the male front counter staff was unfriendly and glum when checking in and could only manage with one or two phrases response. Disappointing indeed for a '3 star' hotel. Just one star at the most. Would not recommend.

1. Close to city centre. 1. Poor sound insulation - you can hear what people say & which programme they are watching next room (no good for privacy). I wasn't able to sleep because the guy staying next to me watching itv2 till 3:15 in the morning!!! 2. Staffs don't care & they said there's nothing they can do, refused to arrange another room for me. 3. Carpet was so so so..... dirty! It seems they never clear it. I had to walk around the room with my shoes, the floor was just so dirty! 4. Be careful if you booked a single room, they will put you on ground floor room, mostly next to the lobby - again, very noise!!! 5. Do not save money like me, book somewhere else otherwise you are just wasting your holiday!

Nice staff, even when the shifts changed. Pleasant and the food was excellent, A wee bit cold during the night, everything else was great.

Super location right beside the theatre, cinema and Princes St. Really good value. An old building but the rooms were warm, comfortable, flat screen tv, new bathrooms and really clean. Would highly recommend for a city break.

Stayed here as we were going to a show at the playhouse , it was only about a 5 min walk so it suited our purpose , it was a clean, basic hotel , price was excellant , and the staff were friendly and helpful , would recommend it for a overnight stay

Decent location fairly close to Edinburgh city centre and the Leith area. Despite its inner city location it was also in a quiet street with no outside noise which was also a bonus. The staff were friendly and helpful whilst also letting you get on with things without interfering. For my part I was attending a football match at Easter Road and the hotel was under a mile from the ground which was very convenient.The building is also picturesque and has a restaurant that would be equally convenient (although I didn't personally use this facility). I was given a basement room and there was a bit of a smell of damp in it. The stairs were a bit of a nuisance too but it was an old building and a lift might therefore be impossible.

The location is fairly well placed,no traffic noise, staff are helpfull and easy access to your room 24/7.Breakfast times are well timed for late risers.Good room facilities make it very civilised and comfortable. The hotel is an old building, some creaking from the floorboards, some of the internal decor could do with a freshen up and the mattress could do with replacing, We where disappointed that breakfast was not included in the price and this in turn incurred extra expense making it uncompetitve against other establishments in this category.

It was handy and the decor of the bathroom was nice. The stair and landing carpets badly need to be replaced - they are threadbare! There was a bucket on the stairs to catch a leak from the ceiling, which didn't give a good impression. There were stains on the duvet cover and the shower leaked. But the room was clean and it was quiet.

For low budget - very good central location i.e. Easy walking distance to bus station, Waverley and further afield Minimum fuss checking in Generous hospitality tray Beds comfortable and clean and ready early Staff accommodating Low light level - basement room Many fire doors to negotiate along musty smelling carpeted corridors Rather perilous steps without warning signs directly behind a closed door Not good for heavy luggage carriers.

Freedom of movement.easy access to centre of city,plenty of eating houses and pubs nearby.Very friendly night staff who supplied our key with a smile even in the early hours.Plenty of hot water and clean towels Some of the settees in the lounge were a bit shabby and carpets in the stairwells were worn, but overall I have no complaints

The location to city centre was very good and had easy travelling facilities with a close by bus stop. We enjoyed the free access to free view channels and found the bed comfortable. Breakfast staff were pleasant and helpful. When first arriving, there was a mix up with payment and staff were unhelpful and almost rude about it. Additionally the shower room itself was extremely small with very little room to move. This made quick showers difficult and stressful when trying to get ready for going out. It was also awkward that we had to pay for breakfast separately as with the price we paid we expected to get breakfast included.

It was good value for money plus with a central location. Some rooms are below basement level which wasn't good, but we asked to change to another room and got a better one. Overall the hotel is in need of a refurb, our bathroom had been done to a good standard, but the main room urgently needed attention.

The staff were pleasant. The room was clean but a little in need of some tlc. The food was fine but the service could have been better. The Hotel in general needs a little attention. The bottom bannister is "wobbly" the carpeting on the stairs is in need of replacement. The lounge was comfortable and clean. The room was small for two adults, the bathroom was in a good state.

Convenient. Nice enough staff. Will use again if needs be, but will ask for a back room.. I was awake most of the night, because of the people who went outside the hotel to smoke, and forgot that people were asleep. Very noisy. Probably speaking in normal voices and laughing, but at 3.30am! Too noisy. Then someone in the hotel humming a song at 5am! Seriously!

The location was good, only a 15 minute walk from the city center. The room was tragically overpriced. I paid 100 pounds for one night and was not happy with the state of the room at all. The beds were broken down and sunken in to the point that they were V-shaped. Could not sleep most of the night because they were so uncomfortable. The room was not very clean. There were long black hairs everywhere and floors needed a good scrubbing. All the furnishings were old and worn out. The carpet in the hall was threadbare. After paying that disgusting price, I still had to pay for breakfast as well. I know that all hotels rip people off during the festival, but this room would be a rip off at half that price. It was an absolute disgrace!

Friendly, helpful people. Clean, well maintained room. Surprisingly quiet location close to city centre. Stayed an extra night! Worn-out stair carpet gives an unfairly shabby first impression.

Good situation for theatre. Excellent breakfast (altough this was an 'extra cost') room basic and could possibly do with a little updating but worth 'special rate room offer' that we paid thank you Shower room in the room could certainly be updated,decor and facilities were a bit old perhaps not the best standard. Pictures on the web page certainly seemed more updated than the room we had.

The price was quite fair for the room. The hotel and the room were old but at least very clean. They provide coffee and tea in the room although breakfast was not included. A little far from the train station, like 20 min by walk. And even longer time to the historic area.
