Location tariff cleanliness of room
Very nice hotel, we had one of the refurbished rooms and the interior and bathroom was lovely,would definately go back,and so close to town centre only a ten minute walk
Nothing at all
The location was good. Ideal for the Edinburgh Playhouse.
The room and the bed. Room 207 was not refurbished and although clean enough, the furniture was worn and tired and probably not even acceptable to sell in a charity shop. The bed mattress was not fit for purpose!! The mattress was spring-bare and flattened completely when sat on. Sleeping on it was not an option!! We complained and were moved to room 208 which was marginally better but had single beds instead of a double but mattresses were better although one crunched a creaked when turning in bed at night.

Location and price were good. The bathroom had also been renovated in my room. The room was generally clean and the bed was comfortable.
The hotel corridors are looking quite dated; as are the bedrooms. The internet is free, but barely useable unless you pay the extra fee for high-speed internet. Parking when arriving later in the evening can be an issue. You have to park in residential areas and use the pay and display machines.
Location is handy to the Princes Street shopping district (and slightly longer walking distance to the Royal Mile). The hotel is good value, recently renovated, and comfortable. Wifi signal occasionally dropped out in the room. Minor issues included being able to hear some noise from the next room and a bathroom door that didn't close, but still good value, good bed and good location.
Small but comfortable room with private en suite. Best value for money I have found in the city. Quiet side road and a good night's sleep.
Zealous cleaners threw away my contact lenses (left to soak and stored in the bathroom cupboard - cost me £15). Wi-fi was extremely slow. You have to pay for decent bandwidth.

public areas bit scruffy, carpet very worn entrance and staircase (bannister rail none too secure!! not very prompt to put things right. reported (on arrival) door to bathroom wouldn't close and toilet seat loose/broken - neither was fixed by the time of departure!!

Friendly helpful staff, brilliant central location, 10 min walk from Waverley, very small but very clean, modern, and comfortable room with a very comfortable bed. Very reasonably priced. Perfect for business or individual travel.
Hotel is a bit of a labyrinth! There are a lot of fire-doors between corridors and they don't have signs on them so it's easy to get lost. If staying as a couple, I'd want to be reassured the double rooms were a good bit bigger.
A hum in my room - perhaps from some sort of transformer....but didn't report to a member of staff
The hotel was very close to Hotel Twenty where the majority of the tour group was staying. Hotel staff were very helpful.

The hotel is ideally placed for excursions in Edingburgh. The staff are very helpful, friendly and efficient. Rooms are well equipped, clean and comfortable. Breakfasts for an added £7 are excellent.

The hotel is close by the tram station, and it has several restaurants as well. You have the Calton Hill just across the street.
Take in mind that the Hotel doesn't have elevator if you are carrying heavy luggage. Noises of glasses and plates early at morning if you stay near the kitchen.

Room was next to the breakfast room: a lot of noise and smells in the morning. Wifi 'light' is free, there is a broadband connection available for a surcharge.
The Hotel location was excellent. Just 5 Min. walk to the Waverley Train station, and about 10-20 to the centre of the town. Many restaurants , pubs and supermarkets around the hotel. Staff was efficient and professional and helpful.
The hotel doesn't deserve three star status within any serious European standards. If it were a hotel in Croatia NO TOURIST WOULD RETURN TO IT.

Very tired old room with a dirty carpet and various stains on the wall/lampshade. Room shook every time someone in the next room shut a door, could hear their conversations. Booked last-minute, definitely not worth the money. Wouldn't stay here again.
