Location is handy to the Princes Street shopping district (and slightly longer walking distance to the Royal Mile). The hotel is good value, recently renovated, and comfortable. Wifi signal occasionally dropped out in the room. Minor issues included being able to hear some noise from the next room and a bathroom door that didn't close, but still good value, good bed and good location.

public areas bit scruffy, carpet very worn entrance and staircase (bannister rail none too secure!! not very prompt to put things right. reported (on arrival) door to bathroom wouldn't close and toilet seat loose/broken - neither was fixed by the time of departure!!

Friendly helpful staff, brilliant central location, 10 min walk from Waverley, very small but very clean, modern, and comfortable room with a very comfortable bed. Very reasonably priced. Perfect for business or individual travel.
Hotel is a bit of a labyrinth! There are a lot of fire-doors between corridors and they don't have signs on them so it's easy to get lost. If staying as a couple, I'd want to be reassured the double rooms were a good bit bigger.

The hotel was very close to Hotel Twenty where the majority of the tour group was staying. Hotel staff were very helpful.

The hotel is ideally placed for excursions in Edingburgh. The staff are very helpful, friendly and efficient. Rooms are well equipped, clean and comfortable. Breakfasts for an added £7 are excellent.

The hotel is close by the tram station, and it has several restaurants as well. You have the Calton Hill just across the street.
Take in mind that the Hotel doesn't have elevator if you are carrying heavy luggage. Noises of glasses and plates early at morning if you stay near the kitchen.

Room was next to the breakfast room: a lot of noise and smells in the morning. Wifi 'light' is free, there is a broadband connection available for a surcharge.
The Hotel location was excellent. Just 5 Min. walk to the Waverley Train station, and about 10-20 to the centre of the town. Many restaurants , pubs and supermarkets around the hotel. Staff was efficient and professional and helpful.
The hotel doesn't deserve three star status within any serious European standards. If it were a hotel in Croatia NO TOURIST WOULD RETURN TO IT.

Very tired old room with a dirty carpet and various stains on the wall/lampshade. Room shook every time someone in the next room shut a door, could hear their conversations. Booked last-minute, definitely not worth the money. Wouldn't stay here again.
- We had a room for 5, but only 3 of us - so we had lots of room to spread out. - Walking distance to downtown, shopping & royal mile.
We liked the location of the hotel. Parked the car in their lot and walked everywhere. We requested the updated rooms...very important!!!. That put us above ground. The beds were comfortable, decor was minimal.
There was no elevator. The door had two locks but the big window with balcony had no lock at all. The t.v. was missing the remote, the peep hole on the door was only useful for someone over 5'7", otherwise a chair had to be used to stand on to see out. The glass shower panel was missing the rubber sweep at the bottom but that issue was fixed the same day when we brought it to their attention. The t.v. remote never appeared. Bring your own box of tissues.
The decor, the ground floor bar area, the cleanliness and layout of the room, the en suite, the 24/7 reception area, the value for money.
My 'double room' was actually two single beds pushed together - really uncomfortable to sleep on, when I first laid on the bed unaware I nearly fell down the middle as only a sheet was holding the two single beds together.

The room was comfortable and clean. The tea and coffee facilities were great, they even gave you hot chocolate! The staff were friendly and helpful. The hotel was an easy walk to Princes St and tourist sights.
Getting into the shower was a bit awkward. The doors only allowed a narrow gap to enter the shower.
The room was very comfortable and clean with everything you need. The staff were lovely and nothing was too much trouble. We needed to print out our boarding passes for our return flight and the staff were again very helpful.Even an early breakfast was no problem.
Nothing really, but as a tea addict more tea bags and milk would be appreciated especially if you go elsewhere for breakfast.
