Very comfortable, lovely modern room with tea and coffee facilities. I was very pleased with my stay and will stay again.
The bed was far too big for the room, in order to reach the other side of the room which was the only place to put luggage out of the way you had to actually climb across the bed and carry luggage across.
The room was new and well-equipped.

We were two they give us 5 bed room so it was large. It was not warm enough but there is also electric heater. Staff were really helpful.
Our room door can be locked but it was not closed properly, there was a gap. It didn't feel we were safe, also we could hear any noise from inside and outside the hotel.
The rooms were lovely and warm, even when it was freezing outside and well equipped.
The Wifi proved to be a bit intermittent.

It is located in a quiet area but rather close to the train station. Our room was big as well as the bathroom.
The water in the shower was barely warm.

Close location, close to the city, and huge rooms!
I have been waiting for access the wifi since first day of check in until my last day. I didn't work at all. This is the thing that hotel MUST prove.
But the staff were so nice when we said it to them about the room and gave us a different room which was a fabulous spacious room.
the first night we had a bedroom that was so small u could hardly turn in it.
Hotel rooms been recently refurbished .Freindly staff and central location in walking distance from Waverly Station..
that was able to leave my back at the hotel as I arrived early also the room was modern and had just been refurbished and it was also very clean
as I am young the stairs to the room were no problem but could be for older guests
Short walk to theatre eateries and City Centre
Strange noises from above room 317 possibly Frankesteins monster attempting escape , not entirely sure but loud .
Great location just off London Road. The price was reasonable and the hotel was quiet even with Hogmany Festival happening a few blocks away. Breakfast was inexpensive.
Running water to bathe or flush the toilets made a long rumbling howl... we could hear it when our neighbours used their WC... just a little embarrassing and annoying when trying sleep. WiFi was unavailable late nights and early morning.
Clean and newly renovated rooms
Wifi speed is limited to 400kbps which is extremely slow and unusable. Checkin speed can be improved. Took us around 20 mins.
Food, staff, services - excellent! Some of the facilities are a wee bit worn, but that's part of the charm.
Nothing in particular not to like - a highlight of our trip
The Cairn Hotel is in an ideal location if you are planning to visit the Edinburgh Playhouse or even just a shopping trip. It's a lovely hotel in the midst of having a make-over. The new decor is lovely and we no noise or nuisance by work being carried out. The hotel staff are excellent and very welcoming. The room was lovely, although a bit tight for space trying to get to the other side of the bed. However, I'm unsure if it's like this in all the rooms. Our room was well equipped with TV, Iron and tea and coffee making facilities. The only drawback we encountered was we were in a bedroom near to the front door and heard the noise of the door opening and closing - especially in the morning. Also, if someone was standing talking outside we could hear them. However this did not upset our stay and would certainly return to The Cairn.
Central Position, Close to shops ,and restaurants near by. Nice Bar area next to Reception . Has had a recent make over, with a more modern appearance.
My newly refurbished room was VERY Small. No table or bed side cabinet to put your belongings on. Had to balance the tea tray on top of the waste bin.
easy to get to all shops and ammenities
we stayed for two nights instead of the original one second night in different bedroom no room to move past bed but otherwise room was clean and comfy
Very good location at the centre, only 10-15 mins's walk from the station. Also close to one of the station car parks. Bus stop just in 1 minute's walk which can take you to everywhere in the city. Surrounded by lovely Georgian buildings. A handy bar in the reception place. Very friendly staff. Cosy atmosphere, which is quite important for a solo traveller like me. The bathroom looks spotless! Nice and quiet in the evening-- if you like to enjoy a peaceful Edinburgh.
Wifi is provided but quite hard to get connected, and you need to pay for a higher speed. Only for mobile use, not for the laptop. Therefore in the end I only use my iPhone to make my laptop connected-- which is not so convenient. The chair in the room, if I have to be picky, is actually a stool without a back. Not so comfy if you want to sit at the desk for long!
