Quiet room on gd floor at the back meant great sleep! good choice of breakfast, but get down early to avoid queues at busy times of year. very handy for local restaurants and bistros.
Noise from electricity box inside room. Solved the problem by removing my room key from its wall slot at night. Total silence! No tissues for personal use.

Too many doors
The comfort, location for onward travel, closeness to city centre & Leith. Excellent value for money, and availability of good range of restaurants and convenience stores in the immediate vicinity. On major bus routes if weather is bad, not too hilly if walking (which I was). The wide range of drinks and biscuits provided and the free toiletries.
The windows would not shut but that was not a problem as it was infernally hot during the time I was in Edinburgh.
Hotel staff was friendly and the location was on a quieter side street within a 10 minute walk from the train station.
The wifi, although adequate for emails and low bandwidth activity, would not accommodate much more.

The location is great. The breakfast room and bar area are very new - I'm guessing there is an overall upgrade happening in the hotel. The bathroom was excellent with all the bits and pieces you would not expect from a budget hotel.
I was in one of the single rooms which was ok but very dated and the mish-mash of furniture and fabrics could do with an update

My single room was so small that the end of the bed touched the closet. Hard to get to closet without climbing over the corner of the bed. No breakfast available.
The hotel was in a nice quiet area which was nice and ideally situated for all the main sightseeing venues,although we were down for the Fringe and had a great time
Hotel Cairn was perfectly positioned for our needs with a collection of really good places to eat nearby. Helpful hotel staff and a clean, cosy room.Rediscovered a liking for hot chocolate & shortbread biscuits, provided in room.
The style of the reception area could be enhanced to create a more ambient welcome, in keeping with the facade of the building. It was rather more like a station than an hotel.

The only thing I can find fault with was that the carpets going up the stairs were worn.
We had high-ceilinged rooms with a huge window. Very old, but gave the room a beautiful personality. We had very comfy beds. There was coffee available every morning, and shortbread replenished in the rooms each day. Even though the room didn't have air conditioning, the open window provided a lovely breeze each day, and the room was never too warm.
Our room overlooked an overgrown courtyard. It seemed a waste to let such a pretty opportunity just sit there, uncared for.

Staff were extremely helpful and friendly and the bathroom and toiletries in particular were of a standard well above the hotels rating. Would definitely choose to stay again in the future.
The wi-fi was not very good in my room and I struggled to keep a connection
I booked this hotel as a last minute option. Staff very friendly. The rooms were clean and tidy and well equipped. We asked for more tea/coffee etc which was not a problem. Night porter was very nice. Location was central and we could walk everywhere that we needed to. Just a short walk to Princes Street. Would go again :)
Its an up hill walk to the main tourist area so if you have a struggle with mobility this may not be a good place for you
The room is spacy. Location is good, pretty close to the train station, but note that there is uphill from the hotel to train station, so it'd be a good idea to leave your luggage at the station instead of the hotel on the day you left.
I hate the separate hot tap / cold tap water! So ancient... On the day I checked out, I could not find a single member of the staff to give back my key so I just left my key on their desk.
excellent location, room we had looked like it had been recently been decorated with a modern look which was lovely. Other rooms looked a bit dated though but overall very pleasantly surprised. In the centre of city but really quite location at night, no noise!!
cant say I found any problems no lift if you cant manage the stairs but other than that....perfect.
The location was good - 10 minutes walk from the station. The room was newly renovated and was small but quite nice.
When the room key was in (to activate the electricity in the room) the fuse box buzzed constantly. So I had to take the key out when I slept, which was annoying because I couldn't leave my phone charging. Wifi didn't work in the room (very weak signal), but did in the lobby. And the hallway.

Loved the location, the staff, and the quality for price
The fact the internet didn't work, ruined my stay. It stressed me out. I had to get my boss to book things in for me, as I was unable to book my next leg. So booking a train ticket took me about 3 hours . And I only had 8 hours at the hotel. But the tried really hard to re set the server. etc. So very high points for them trying :)

Price for Edinburgh and very fresh modern, clean décor and the beautiful tiled shower room was exceptionally clean. Cleanliness in hotel first class. Efficient check in and polite helpful staff - offered to store cases after check-out. Bright hygienic breakfast room with fresh plentiful food (continental). Close walking distance to theatre, plenty eating places, Waverley train station, bus station and princes street. Quiet street in good area.
Bedroom was downstairs in basement and a little dark but only for one night. Would ask for brighter room if staying longer.
