Hotel very clean and staff very helpful, was attending ryder cup so train station only 10mins away, local restaurants very good, booked hotel in feb and got it at a great price for a capital city.

Comfortable bed. wifi was good, staff had taxi ordered for my early morning departure as I requested. Clean, & good shower. Great location, you can walk to many of the downtown sites & the train station in less than 15 minutes. Great price, very pleasantly surprised as I had a recently renovated room
Narrow stairs going down to my room from the lobby, with no elevator so getting luggage to & from the room was a little bothersome, but then again this is an older small hotel, & the price was great
The room was recently refurbished, very comfortable but a little small for single occupancy. Bar and breakfast area clean and comfortable. Room very clean as was the bathroom. The hotel is ideally situated close to the town centre, tram and bus station, in a quiet street with little passing traffic.
Some common areas are still to be decorated and re carpeted, these areas are in corridors and stairs and not immediately noticable
Room was immaculate, bright and was just the room needed for a short holiday. Very Comfy sleep to boot.
A little out of the way from the center of Edinburgh. But a few minutes walk rectifies that easily enough. Window was not that adjustable, but that is very minor.

The room is bit small. The kettle, tea bags and the hairdryer are all on top of the shelf/wardrobe and not so convenient to take them down and up. As I am very satisfied with the location and service provided. Definitely and would definitely recommend to other travellers.
Location and pleasant staff.
The room was dirty, old hairs, thick dust and flies. Also couldn't connect to WiFi.
The location was ideal - close to Princes Street and Calton Hill, with restaurants, cafes and pubs nearby. Also close to the National Archives of Scotland.
My only criticism was that the double bed was too big for the room so that you couldn't easily walk round to the far side of the room. Otherwise the room was very comfortable.

Good location for use of buses and tram. Within walking distance of tourist attractions. Friendly and helpful staff. Excellent breakfast menu with plenty to choose from.
Our room was not serviced on one occasion. Doors slamming at night in the corridor.
Quiet room on gd floor at the back meant great sleep! good choice of breakfast, but get down early to avoid queues at busy times of year. very handy for local restaurants and bistros.
Noise from electricity box inside room. Solved the problem by removing my room key from its wall slot at night. Total silence! No tissues for personal use.

Too many doors
The comfort, location for onward travel, closeness to city centre & Leith. Excellent value for money, and availability of good range of restaurants and convenience stores in the immediate vicinity. On major bus routes if weather is bad, not too hilly if walking (which I was). The wide range of drinks and biscuits provided and the free toiletries.
The windows would not shut but that was not a problem as it was infernally hot during the time I was in Edinburgh.
Hotel staff was friendly and the location was on a quieter side street within a 10 minute walk from the train station.
The wifi, although adequate for emails and low bandwidth activity, would not accommodate much more.

The location is great. The breakfast room and bar area are very new - I'm guessing there is an overall upgrade happening in the hotel. The bathroom was excellent with all the bits and pieces you would not expect from a budget hotel.
I was in one of the single rooms which was ok but very dated and the mish-mash of furniture and fabrics could do with an update

It was a good location for getting to train station and city centre. Plenty of shops and eating places in the area. Room was Clean, Fresh towels every day. Would stay here again.
There wasn't a mirror in room only in the bathroom so was awkward when blow drying your hair. Would have taken one with me if I had known.(Had to buy one) Remote control was faulty. Only do Continental breakfast at £7.00 each which we knew before we went but my husband likes a Cooked breakfast when on holiday so we went to John Lewis Café which was near by.

My single room was so small that the end of the bed touched the closet. Hard to get to closet without climbing over the corner of the bed. No breakfast available.
The hotel was in a nice quiet area which was nice and ideally situated for all the main sightseeing venues,although we were down for the Fringe and had a great time
Hotel Cairn was perfectly positioned for our needs with a collection of really good places to eat nearby. Helpful hotel staff and a clean, cosy room.Rediscovered a liking for hot chocolate & shortbread biscuits, provided in room.
The style of the reception area could be enhanced to create a more ambient welcome, in keeping with the facade of the building. It was rather more like a station than an hotel.
Not all the rooms have the same quality and if something goes wrong you will be very disappointed, you won't get what you pay for.. with arrogant staff that won't even apologize for the inconvenience... I just decided not to ruin my holidays and get over it, but for sure I'll never be back ... even backpackers should be away...
