Room 1 had limited space for the bed and had low sloping ceiling.
Booked for a funeral to be close to the Church in Dalmeny street. I had to change to nights as the funeral was brought forward I phoned up, no problems. I phoned to say we would arrive in 2 hours. Requested a quiet room. Loved the location. Clean. Great wee room for the price. She even deducted the cost due to changing the dates. Shower was brilliant. Toiletries hand soap, shower gel and Shampoo were super. Very comfortable stay.
Breakfast was continental which we never had. A cooked breakfast would have been good but I guess they have no room. There was not anything we never liked.
Good value for money!
Everything and the fact that we were not too far from the city centre. Even leith itself has some fantastic restaurants.
There was nothing not to like
We booked here really last minute as upon arrival we weren't happy with our other lodging. When we arrived the staff was very friendly and welcoming. The room is clean and comfortable. The shower is fantastic!!! I loved having a kettle in our room and the complimentary selection of teas. It was wonderfully to come back to the room after a long day of sight-seeing and relax with a warm cup of tea. The location is great too. About 10 minute walk to the centre. We never used the bus while we were in Edinburgh. Just walked. I would definitely stay here again.
Basic accomodation . Restricted space in bedroom. The bed adjacent to the wall meant that one had to climb over the bed to get into it if one was sleeping against the wall. Not very suitable for disabled
The location is excellent.
When we arrived we had made plans to go immediately to see the nearby Tower of London. When we got there, tired and dirty from our red eye flight, we were told that if we would wait just half an hour our room would be ready. We decided the loss of time was worth the opportunity to bathe. However, when we returned from a walk around the street we were kept waiting (with assurances it would be momentary) for another 45 minutes. And then it was to discover that all the time the front desk knew that the water was turned off in the whole hotel and had not bothered to tell us. We ended up losing a half day in our planning that we paid for the whole trip, missing out on other planned outings. Problems with the water continued throughout our stay, sometimes not working at all and sometimes only cold, and the management was completely unapologetic and unhelpful.

Uncomfortable, noisey bed. Staff were not very accommodating when trying to arrange a later time to clean the room on the second day. Very poor value for money although i do understand that all accommodation is expensive during the fringe festival.
Good location (city center can be reached on foot in about 20-25 minutes), a nice old building in a pleasant, comfortable, clean room

The room and house was calm and quiet,very clean and tidy,the staff prita and nam were very nice,well done we enjoyed our stay,mark and gosha
The shower tray had not been cleaned and was filthy. The room was dark and smelt musty. It had not been aired. The cushions on top of the bed were marked. There was dust on all the skirtings. I will not be returning.

Lovely place to stay with accommodating staff and all the amenities. Would be great if they include breakfast for the price they charge - otherwise it's a little rich to call yourself a B&B.

B&B was on a lovely quiet residential street; an easy walk to Leith Way. We were greeted with a smile from a lovely lady. Our room was very comfortable & modern; very clean & nicely warmed. The shower was great. We felt very comfortable & would be be very happy to stay again, next time we are in Edinburgh.
Though looks a little bit far from the very city center, but 15 minute walk still is not bad. a very quiet community, also not far away from the seaside. cozy room, daily cleaned.
wifi access needs to pay extra fee. though not much, it is better to just provide it I would suggest.

Remodeling of premises left some to be desired, but overall it was adequate. Temperature was kept too high for our liking.
