Friendly staff, comfortable well heated room, good breakfast, no unexpected fees, close to town with a sea view. Bath only - no shower (maybe this was in the fine print?). Make sure you ask for a 1st level room if you don't like stairs. Ok if you don't mind a dated building. |

The hotel is in a fantastic location overlooking the sea, the views are wonderful. We stayed in the hotel for one night and found it to be as expected, it was comfortable and clean, however 5 star luxury it isn't - but you get what you pay for. We would certainly stay there again. The hotel staff were very pleasant and helpful and car parking is free! The hotel could do with some updating, however this did not detract from out stay |

Large older-style hotel which was convenient for Dover and an early crossing. Room was entirely suitable for a short stay. Good car parking within easy reach of the town on foot, and excellent views. Could not provide breakfast before 7.30 am which is not helpful if you have a sea crossing before 9.00am, and so you do not quite get full value as breakfast is included in the price. |

Close to the Leas Cliff Conference Centre. Did not have to spend much time in the hotel. Did not use the restaurant for dinner but disliked the idea of having to choose food at the breakfast table. The hotel was in need of a refurbishment. Bathroom adequate but no niceties and the air conditioning was extremely noisy. No central heating. No double glazing so many draughts. Curtains hanging from rails. Had to request that the television aerial be fixed which I am pleased to say was attended to. Very sad looking artificial flowers. Room appeared to be clean but the overall appearance of the hotel especially the rear left a lot to be desired. |

A nice old-style hotel, redolent of the Edwardian heydays of Folkestone, though a little faded now that the town is in decline. I had a huge room with a fabulous view of the sea, and a big bathroom. The breakfast was very good, the staff courteous, there was free private parking at the back. The location, a ten minutes' walk from restaurants and right on the seafront (the Leas), couldn't have been better. Everything was fine. |

The sea view The bed was uncomfortable. It creaked whenever I moved, which was quite often. Otherwise for one night it was ok. The staff were polite. |

Leaving asap in the morning. Sea view if the windows had been cleaned and not had to be propped up with a piece of brick to keep them open! Curtains not fixed to the rails, extractor in bathroom not working, uncomfortable pillows and general shabbiness. We left in the morning without bothering to eat breakfast. |

The hotel is nicely situated on top of the cliff overlooking the Channel, but that basically is all I could mention on the positive side. The last refurbishment must have been at least two decades ago, if my room was anything to go by. I haven't seen anything like it for quite a while and would not like to repeat the experience at all. |
