Cleanliness awful. Dirty smell in reception. Unclean carpet in bedroom, clearly minimal cleaning everywhere else.

Staff were really friendly and helpful. Hotel was very cheap and convenient, parking was good.

Odour in the toilet
The staff were friendly and extremely helpful. The sea view was mesmerising, the breakfast was delicious and the restaurant is clean and welcoming. This is definitely good value for money.
In need of refurbishment, which we were told is happening right now. (You can see the frontage has been done already).
Excellent location.Large bathroom. Helpfulness of Victoria the daily cleaner who did her utmost to make silk purse out of a sow's ear and make us comfortable. She worked extremely hard,trying to do the work alone as other cleaners did not turn up.
Rear car park a quagmire with no access through back of building. Whole hotel in need of redecoration and good spring clean. Banisters very sticky. Our "sea view" room disappointing, with two tiny high windows,one with broken catch that rattled and both with black mould and cobwebs. Furniture was very shabby. Only one bedside lamp with a broken shade.Pillows very flat and hard and blankets under bottom sheet to pad mattress.just gave overall impression of grubbiness and hard times.

Stayed in folkestone as we had early train at Euro Tunnel so it met all our needs in that respect.
Rooms noisy could hear next doors tv, shower very poor to the extent it was virtually unusable, would have been a major issue if staying more than 1 night.
The location of this hotel was fantastic, right on the coast and very near to the town and pubs.
This hotel looks like it hasn't been updated in the past 30 years. Whe we arrived the parking facilities was an un lit muddy bog, once parked in the public car park. The furniture in our room was old and battered, the carpet filthy. I could hear the man next door snoring. I guess you get what you pay for
Not a great room but cost was low. A better bed with a duvet would have made all the difference.
I We loved the location, the ambience and the staff. Our eight day stay was comfortable and interesting despite,our initial intrepidations brought about by the reviews. I must say that I slept better in that hotel than I have in many standard and even luxury hotels. You must enter though with a sense of adventure and imagination. There is a long history behind the hotel and the new owners are working hard to make upgrades. For us, the price was excellent for our experience. In fact we have booked three more days there at the end of our holidays.
The hotel was old with thin walls and creaky stairs. Not too clean in places but our sheets and towels were replaced every day. I can imagine that it would be noisy if the hotel was full.
I loved the location the historical look of the building and others near by and the history of the town, you do get value for money if you are on a budget and your being adventurous on a holiday away from the main stream.
The Peebles on the beach instead of sand.
The hotel is a very old building with beautiful details. Located on a boulevard, looking out over the Channel, within walking distance of the towncentre. The staff was very friendly and helpfull.
They are renovating the parkingspace so a few places are not vacant (but most are). When that will be finished, the hotel has everything you could ask for, for a very low price.
Breakfast was fair.
Very tired property in need of restoration, grubby decoration in room, floor boards didn't creek they actually moved, paint on glass not on paintwork, toilet moved when sat upon, shower must have been the first electric type in UK. I only paid £40 (an extra £5 for sea view) but you can get better for less (travelodge etc)
The best thing is the convenience if you are catching an early-morning ferry and just want a bed or the night. You would not want to stay there more than that. The location right above the sea and the view is actually 5-star and it is just a shame such a property is now so run-down.

Breakfast was a poor show and room quite shabby.
Good location, sea view. Close to Eurotunnel. Bar onsite. Parking off road but limited. Cheap for a quick stopover wouldn't like to spend more than one night.
Was not clean but fresh bed sheets. Thin walls hear the other rooms. Breakfast was cold and not cooked properly.

The single bed in the room was uncomfortable as the springs were sticking through. I had to get the towels from the bathroom and spread them across the bed before I could get comfortable.

The hotel was on the sea front and in a great location. The staff were very friendly and helpful.
The rooms stank of cigarette smoke. The bed was lumpy and springy. The furniture damaged. The wall paper peeling and the floors uneven. Unbelievably horrid.
Absolutely NOTHING. The room and facilities were horrendous. Couldn't wait to leave.
Enjoyed a lot the fact that the bar is opened later and the staff was really nice
