Reception staff very helpful with our enquires about an item that had been left behind. Poor selection of coffee, tea and biscuits. Also, toiletries in bathroom not very exciting!

Excellent location The hotel has been outstanding in its day and the reception and lounge are still pretty nice but the rooms and spa area are very tired and dated and in desperate need of a refurbishment.

A great location as everything was on the doorstep. Rooms were all of a good size. Our room was overlooking The Royal Mile, which was great, but expect some noise between 3 and 4 in the morning as the taxi rank is right there.

It was central for Edinburgh's amenities just off the Royal Mile and close to the train station. The spa facilities were good, althought there was a queue for the jacuzzi as it was quite small and had a 20 minute timer on it. I have stayed in many 4 star hotels and given the price I paid for one night, I was expecting the "wow" factor here. However I felt the hotel seemed a little tired and needs updating as there was paint peeling from the windows, mould on the bathroom tiles and the odd broken tile.

Perfect location. You can reach hotel from railway station just by 4 min walking. Ask personnel for path from station! Hotel closer than it looks. Also hotel is close to sightseeings and different restaraunts. There's no Wi-Fi Internet in rooms. And you can get a voucher in lobby only for 30 min Internet.

The location was the Key selling attraction of the Hotel. My Partner found the Bar Staff in the residents bar to be rude and this tainted the overall experience, when she simply asked, "what time does the bar close at?" The Bar-lady snapped back "whenever the lot of you are gone" and this was not a joke and made my partner and another gentleman ordering a drink very uneasy! We left the bar that night (Saturday) at circa 1am and did not return to it or the restaurant for the remainder of our stay!

Excellent location, easily accessible both by rail and car, very well located for all the major sights. Parking is extra, a bit steep, so we parked in the long stay car park of Waverley Station..Grand old building, opulent entrance.. Staff friendly and our extra request seen to quite quickly. Didn't eat there, so no comments on food. Breakfast way too expensive so family ate out (just across the street) for far less. Comfortable rooms, nice views, good bathroom with plenty of hot water.. Walls a bit thin, could hear my children quite well. Relieved it wasn't an enthusiastic couple... Pool lovely & warm, steam room great, other features weren't tried out. The hotel had the feel of having undergone a cost cutting excersise. Reception staff left us waiting for ages while they were having a chat with a minor employee. As we had arrived early, left suitcases in a safe area, but the chap's laksadeisical attitude did not fill us with confidence. Nothing happened though. No clear signeage where the swimming pool was. Pool is in the basement but that's no excuse for being so poorly lit, no chance to read. Decor is a bit unimaginative. Steam room & sauna lovely but minor step down undistingishable.In the rooms, tea making facilities stingy though toiletries nice. Windows hadn't been washed outside for ages, spoiled the view. Tv pixelated all the time. Having said all of that, we had a lovely time, just such a shame that considering the high star rating & cost, the staff & management could have done better.

We were upgraded to a fabulous room, didn't want to leave! Location was excellent as we were able to walk to the Theatre, Castle and the shops.

From the moment we arrived we were treated very well. We were allowed to check in early, were upgraded as it was my sisters 60th and got a late checkout. Great value for money

The location is about 5-10 minutes from the Waverly train station, a very short and safe walk. My room was on the North Street side of the hotel which made for a noisy night.

Stayed at the hotel due to having a spa day booked within the hotel. Room was very clean and the bed very comfortable. Breakfast was nice and what you would expect from a hotel, also the staff were friendly and helpful. Would stay here again.

Excellent location, ideal for short break. Polite staff and good size room. We did not have time to use the spa facilities. The room needs a little bit more cleaning. Main authomatic entrance failure.

Staff were friendly and helpful. Room was large and spacious. Location was perfect for pubs and shops. We ate out so cannot judge the restaurant but breakfast was well presented and more than adequate.
