Really nice b&b, the room was lovely and it was in the perfect location off George street.
The bed was really comfortable with a warm duvet, and the room very clean. Great location, I walked everywhere and was able to easily pop back to the hotel from the main sights.

It was £53 per night (single traveller) - which was a lot for me - but from my research - it was normal for the area and the room/whole place was worth it. I just wasn't expecting London prices in Edinburgh - Im probably out of touch of hotel prices.

A couple very light criticisms (it was excellent overall) that weren't too inconvenient: the two rooms at the top have a low ceiling (1.90 metres) but are lovely; there was a persistent (but light) noise coming from outside the window, like a poorly lubricated fan.
Unexpectedly nice place in a townhouse with character. Excellent location and value for money, very friendly staff. The room I've stayed in was small but functional and very quiet despite having a view directly on the street. A very good address in Edinburgh.
Place with an atmosphere, very nice staff, excellent location.
It is very clean, comfortable and in a very reasonable price. Best thing is that it is, exactly in the center of the city. No tram, bus etc is required. All known places are within 15 minutes walking. I definitely recommend this guesthouse.
As most visitors mentioned, the guesthouse is not friendly for people with special needs (it is in the 3rd floor with no elevator etc).
The staff were so helpful and kind, the room full of character, cosy and clean, the area fasinating. All we wanted.

Strange building system - a bit of claustrophobic with two floors of stairs that seem not to have an end when you enter the building for the first time.
It was practically on doorstep of city centre. Clean and value for money.
The location was great, the staff were most helpful and friendly, the rooms clean and the beds comfy. Some of the rooms are beautifully decorated and a good size, others smaller but still have nice decorative touches.
I think it was 4 flights of stairs just to get to reception! I had to move accommodation after a couple of days because I'm older and just couldn't cope with the stairs.
Excellent location for Sightseeing
The location is great, on the beautiful Castle Street, just off Princes Street, a short walk from bus and tramway stops, Waverley Station and the castle. Breakfast is not served in house (as this is a guesthouse, not a hotel) but in a nice Café two minutes from the Townhouse. Very friendly proprietor. Lovely furnishing.
Only a very small complaint: the slide window was difficult to open. And the ventiliation system was apparently just over or under my window, because I could hear it all the time.
the location is very good, my room can see a little bit of the castle, not very far from a supermarket, but before you reach the reception, you will need to climb up lots of stairs with all your luggage!

Nothing. It was a stressful and infuriating experience to say the least.
I arrived 30 mins after my expected time of arrival (emailed in advance) and was told that my room which I ALREADY PAID FOR had been given to another person because I was 30 mins late!!! I did not receive any communication at the time from this guest house about letting my room to someone else. I travelled a long way and was stranded in Edinburgh with nowhere to stay and it was near midnight. All because the greedy and unsympathetic owner double booked my room to someone else to make more money. Even if I did not show up he would still have made the profit for the room as I already paid online. Eventually I could have my room back as the other person did not turn up at the estimated arrival time. I will not return again as the owner has NO BUSINESS ETHICS. It's not worth the stress and definitely not worth giving business to this kind of people.

A little noisy, as our room overlooked a late night bar.
The bedroom was great, it looked great and had everything we needed, even got little bottles of shampoo and shower gel. The staff were amazing - so helpful!
Clean and cosy rooms, we had even view of the Edinburgh Castle from our window. The rooms are on the 4th floor (reception on the 3rd) and there's no lift in the building, so don't take too heavy luggage with you. ;) therefore not suitable for people with lowered mobility. The staff was exteremely nice and helpful and although we would probably find cheaper accomodadion with breakfast for the price, the location (and everything else) was worth it.
The shower had low flow and it was sometimes difficult for us to set it up.
