Very quiet area, comfort bed like being wrapped by silk.
The location was really handy for getting into Edinburgh and it also had some lovely restaurants around the hotel, including Salisbury arms, positanos. The staff were knowledgeable and useful.

Not in the city centre, but really easy to get there by bus and just 5 mins by taxi.

There were great places to eat nearby, it was very easy to get bus service into the city, the neighborhood is very nice and quite. It is a great place to stay.
The room was a little small and the politics of the owner were a bit over the top. Quite a bit of stairs to climb with your bags. Otherwise very nice, I would stay there again.
Fabulous scrambled eggs. Excellent map and information. Old fashioned private bathroom (I don't like all these new fangled ones with glass walls). Powerful shower.
The weather was very warm during our stay and the room was a bit stuffy even with the window open. It was okay though, still worth staying there.

Max and Ann were great. They were cordial and went out of their way to make our stay comfortable and convenient. The beds were very comfortable. The hotel is one block off Dalkeith in a very quiet neighborhood. One minute walk brings you to a bus stop that will take you to city centre or various city venues. You can be at city center or the Royal Mile in about 5 minutes. We loved the location. the breakfast offerings were fantastic. You can have one of several hot meals or continental with lots of fresh fruits, juices, breads, pastries, etc. They also offer a lunch and afternoon snack menu until evening that can be eaten downstairs or delivered to your room. You will find coffee, tea, and hot chocolate makings in your room and fresh bottled water each day for no charge.
Beautiful home style hotel with lovely friendly owners and their dog. Lovely spacious room with large draped curtains, large windows with great view in to garden. Large bathroom, great hot water and water pressure. Very clean room. Great location, just out from city center, bus stop is right around the corner and very easy to catch. The red line in to the royal mile takes aprox 10 min. (We were there whilst Edinburg hosted the swimming for common wealth games so the roads were a little busy)
The hotel was beautiful and the location was great. If I had to comment the room was a little warm however they have a small fan which worked well. Edinburg is beautiful amazing historic gothic building with interesting history. Wishes we could have stayed longer!!!!!!
Excellent staff, excellent breakfast with a good list to choose from, 15 minute bus ride to city centre. overall really happy with the choice. off street parking available and the staff helped us on that too.
if you get rooms on the top floor - it will be a bit of a climb... and if there is any water on the bathroom floor it can be ridiculously slippery. these are not quite the negatives but would have been nice to have,

The hotel is next to the bus n2 wich stops directly in front of the international concress center and the hilton congress center. Best value for mony i ever saw.
The service was excellent. Everyone of the staff displayed a high sense of urgency for their clients. All were friendly, personable, and professional. Annette and Max have a great facility.
Location was good for getting into the City. Plenty of deceby restaurant nearby. Hotel was clean and friendly and Max & Annette were excellent hosts. Great choice at breakfast to set you up for the day ahead.
Only one disappointing thing, and that was the clear glass into the bathroom, which did not provide privacy if you were on the loo!
Staff were very friendly and accommodating. The room was spotless and they catered for everything needed for a holiday. Happily return for another visit x

Stayed for one night passing through Edinburgh. The Ceilidh Donia met our needs well - comfortable, well furnished room with tea, coffee and kettle, and a good sized shower room/toilet with an excellent shower. Free parking on the street outside was good to have and public transport within easy walking distance made it easy to get into town to shop and meet friends during the one afternoon and evening with spent there. We would have been happy to spend more nights here if a 60th birthday party at Loch Lomond had not been calling us.

The owners were very welcoming and very helpful with my questions and helping me make arrangements. When I checked out, the dinning room wasn't open for breakfast yet but they prepared a to go bag for me.
The stairs were a little treacherous to climb. My room was a little warm also but it was on the third floor of the house.

This hotel is a gem in the midst of busy Edinburgh. It is a beautiful Victorian home tucked away in a quiet residential neighborhood, just a short walk to bus stops that quickly take you to the Royal Mile. Annette was so helpful in accommodating our requests and welcoming our 2 year old granddaughter with lots of cuddles. The breakfasts were wonderful, especially the Eggs Benedict. There is a lovely area downstairs which made for a cozy place for our family to visit at the end of a busy day. The rooms are very clean, well maintained and the shower is wonderful. The rooms vary in size, so if you have a specific request it would be good to phone ahead to confirm. Highly recommended!
