1. A good transport connection to all points in London (bus, underground, Thanmeslink Rail). 2. A comfortable, renovated, cosy room with good facilities. 3. An extremely rich breakfast with various menus.

Rooms were excellent, Location is on the jubilee line and over ground. You are only 4 stops away from most places. Staff are always at the highest standard and willing to help in any way. Value for money every time. Its my 8 time staying there and wouldn't hesitate to go back again.
We booked a twin room which was unfortunately unavailable so they upgraded us to a triple room despite it being busy on New Years Eve. The room was clean and comfortable and very close to the tube station. Really easy to get to. And the staff were so helpful and went out of their way to make sure we had a good stay. Breakfast was also nice.

Only a five minute walk from train staion and underground. Supermarket and shops also two minutes away so very handy. Lady at check-in was very friendly and helpful, suggesting local places to visit etc.
Our room was quite a few doors along the road from the main building so we were weary about security however thankfully we had no problems there. Room was very dated with some tatty furniture and no wi-fi as we were not in the main building. Extra pillow would have helped sleep! The walk along the road to breakfast was chilly! Unfortunately breakfast wasn't very good...there weren't enough tables for everyone and think they forgot about our order which then arrived with undercooked eggs. Obviously a 'value' breakfast but you get what you pay for.
They are honestly the friendliest and most helpful people I've ever had the pleasure of staying with in London. Fantastic food, excellent rooms, cosy and clean, loved the freedom of having key to whole house, and the location was very easy to travel from! Wonderful value for money and I will definitely be returning.
I only thing that I can positively comment on the bathroom which although small was clean, stylish and well looked after.
from entering the room the first light didn't work, the room needed clear repairs cracks in the walls, a paint job ect. At the first bed looked fine until duvet was pulled away to reveal the sheet which had black bits and looked unclean. The air vent for the room was by behide the pillows and there were two flies in the room.the tea cups and tea bags looked old and unclean. When my partner mentioned some of things in the morning, the man the desk was professional and kind, he did sent someone over but commented that £49 for a room in West Hampstead was good, which I would agree I did except the room to be basic but not unclean. Overall unhappy with the stay, my partner slept badly and the state of the room effected the mood of the stay, will not be returning.

The house sits very close to train station, underground and overground which is really convinient for travelling. Good breakfast! Also, there is a Tesco express just several steps away from the room.
Wifi is only accessible in the reception building. We can not access to wifi in our own room.

Staff were so friendly and helpful. Location was perfect as we were off to Wembley.
The shower was freezing. Through trial we found out that the water was warmer when the bathroom hot tap was on. The shower was blocked and water leaked out of the shower tray onto the floor. Dining room was cramped so eating breakfast was uncomfortable.
Staff were very pleasant and helpful , breakfast was good and fair selection, facilities were adequate.

This was a good guesthouse. I chose it because it was near where my daughter is staying whilst she is at University. It was informal and friendly with a youthful feel.

The location is very convenient in terms of being close to underground transit. The staff are very nice and welcoming, rooms not small like many other places.

I liked the location and the price for a city was excellent. The staff were excellent and friendly. We were allowed leave our luggage for a few hours after we checked out while we went sightseeing.
At the breakfast eggs and sausage could have been cooked for a minute longer . The mugs for the breakfast need to be updated.
It would nice if there were signs asking other guests to respect their neighbours. I experienced a group of guests who kept on slamming doors, and found it OK to have a lengthy discussion with each other on the landing outside my room door. This happened for two nights. So I left, although I had another night paid for!!
