Good fixtures and fittings in the room Rude staff, rude managers, sent to the pub accross the road by recption with we wanted a drink for our room at 10.30 because they had closed the bar early. rude manager when drinks had been charged to our account that we did not have!!! No breackfast avalible ( I dont think they liek to get up early !!) all in all a very bad ***** guest house and I will be passing my comments to the AA.

Hotel was in historic area of Lincoln, short walk to castle, cathedral, pubs and resturaunts in old town. rooms excellent standard. Being charged £5 per night to park.

Location is excellent. Nice comfortable warm room. Lovely bathroom/shower. No information in room about hotel facilities - even where to have breakfast or times of service. Arrived hungry and wanted a sandwich - the hotel could not provide anything at all! I was directed to the local corner shop - even though there was a tea room opposite and a restaurant next door! I was charged for two full breakfasts as I ordered two items from the cooked menu. Breakfast service on the first morning (a Sunday) was very poor. Only 2 girls serving in a busy restaurant. I gave up on a second cup of coffee after a 10 minute wait. Wardrobe in room was much too short for long items of clothing,

City location, good service from the very pleasant staff. We are both over 70 and our room was on the second floor. To our cost we found out why later.

The staff were excellent - professional, extremely accommodating and friendly. I did not feel that it was appropriate to charge £5 parking for the hotel forecourt area. Surely with a hotel of this standard, the parking should be complimentary.

The quality of the food in the restaurant both for dinner and breakfast. The large contemporary bathroom with large shower and free standing bath. However that was in the most expensive suite which we were freely upgraded to after being disappointed with the standard of comfort in the Superior Suite. The standard of comfort in the Superior Suite. It was described as large when in fact it was two fairly small rooms. There was no bath, just a shower. The traditional sofa and chairs in the sitting room were uncomfortable imitation period pieces, which looked good but you could not have sat on them for long and certainly not relaxed on them. The attitude of the receptionist when we first booked in left a lot to be desired also. When we complained about the room she said we would have to see the Manager who was unavailable. We also asked what time the workmen started outside as work was being done immediately outside the hotel in the car park. She said she didn't know and I said we would not want to stay there if there was to be noisy work

Booked on day of trip - pleasently surprised. Beautiful listed building on historical site oposite Lincoln Castle and close to Cathedral. Staff excellent and room very comfortable. Very limited parking at hotel and charge of £5 per day. Municipal parking available at a hourly rate. When we visited there was a very large gazeebo on the front of the building which made locating the entrance very difficult.

The decor in he bedroom and the bathroom. The car parking was a bit contrived. The hotel is surrounded by 'pay & dispaly' and it would be better to negotiate a 24 hour rate with the Council. The reception was not always manned which was a bit inconvenient at times.

Excellent four poster bed and outstanding bathroom Staff very friendly and would do anything to help. Didn't get Deluxe suite with separate lounge as stated on receipt - already booked by someone else. No curtains - just blinds that let in hotel floodlights. Lack of curtains also meant that all outside sound travelled easily into room. Sound of drunkards 'The Lawn' venue and even those just talking quietly outside travel straight into the room When do get to sleep, get woken up early by sounds from below/outside Parking costs £5 per night but you park on their pavement and get blocked in. Enjoyed coming home so could sleep.

We returned to this hotel with our family as we had been so impressed with our room last time. We loved the rooms even though we didn't get what we had booked and so the twin room was noisy until 11.30 because of a wedding party( the music did stop at 11.30 as promised though.) Breakfast wasn't as organised as it is in other hotels we have stayed in and the wedding party tends to take over any areas that other people can relax in during the evening so you feel you need to leave the hotel to do this. We didnt get the 2 two bedroom apartments that we booked. We were shown one room with extra bed so had to spend time arranging another room at the end of a long day! Not the best start.

We stayed In the Charlotte as we were guests to a wedding being held there. It was beautiful and the venue was set up gorgeous. Only down side was parking facility. We payed for parking however it was in a small courtyard. When I was leaving I had to get a poor man out his bed to get my car out.

Good hotel and location. Did not try the restaurant. Xmas fayre caused a few problems but no problem with it. Wish I had time to visit! Have a word with Google Maps! They show the hotel on the other side of town.....

Reception staff efficient and friendly upon arrival. Excellent location to explore the city and to enjoy the Christmas Market. Rooms were comfortable and well equipped. Bathroom was especially modern and spacious. There didn't appear to be enough staff serving at breakfast, and our waiter had trouble understanding English. Consequently the breakfast order was not correct when it arrived. Food was very good when it finally arrived. Disappointed not to have a choice of decaffeinated coffee or tea in a hotel of this standard.

Location. Staff, Manager on site at time, efficient. Bed not clean: don’t expect dirty pubic hairs on under sheet. When that was discovered- it was too late and we were too tired so made do. Room cramped and nowhere to sit in comfortable chair. Eco sava water heater a good idea, but water not hot enough for tea, and cups to small to catch the water – really poor thinking that. Only single packet of biscuits – 2 biscuits in packet but choice very limited. Rug on carpet was rucked – and a trip hazard. We moved it because it was dangerous. The main carpet was very dirty. Only single pillow on bed for each person. No writing paper, comments slip to record observations. We gave feedback to duty manager. The “vip” lounge was like a doctors waiting room. Very poor layout, so we rearranged to have a coffee table to place our drinks. No daily paper or local pare available to read. No fire lit – it is December and a Christmas Market. Bar was not exactly appealing, and available to all comers – where is the peace and comfort zone there? Very difficult to understand how this hotel could possible be a 5 star. I have stayed in more luxurious 3 star for £90 for two that included breakfast. We paid £260 for 2 persons for one night – and breakfast was extra. Manger gave £20 off bill.

Our visit was to visit during the Lincoln Christmas fair so we didn't see the hotel at it's best but we found the staff and the accommodation excellent despite the added tasks associated with the fair. We'd come again.

Comfort levels, quietness The restaurant was closed without any prior warning. I am a lone female traveller and only stay in hotels where I do not have to go out of the hotel at night. This was disappointing.
