Our room on the top floor was lovely: plenty of space, lovely view to hills , large bath in large bathroom and warm and cosy. Cleaned and tidied very day.

There is no proper lounge and the room we had was very noisy from the room above. The furnishing and decorations are a bit tired
Breakfast was excellent. Plenty of choice, service good and food hot and tasty. Location was also excellent about a five minute walk right into the centre of Ambleside. Plenty of free parking which was also a bonus.
Everything was clean and fresh, however for the modern traveller the decor was a little dated. This did not really matter as we used the hotel to merely rest our heads in as we spent the majority of our stay exploring.
The staff were pleasant and the hotel was in a great location - about 5 minutes walk from the centre of Ambleside. Lovely breakfast with perfectly poached eggs!
There was no hot water on arrival, so we couldn't freshen up properly.
Everything except what I didn't like
On the second floor, the toilet did not flush properly.

Good Location Easy Booking Plenty Parking
Paid for a Large Superior Room at just over £100 per night. To be honest, I have stayed in better Premier Inn Hotels with more facilities, better bathrooms and friendlier staff. Definitely needs some paint, windows were filthy, toilet didn't flush properly, shower was just a simple off the tap affair. I am not one to complain but I really don't see how they justify over £100 per night for this. On checkout the staff didn't even ask if everything had been ok, simply took payment as if I was buying my shopping at the supermarket. Overall experience not great.
Mattress springs were worn and worst of all was smelly. When I complained there were no apologies, I was offered to change rooms and told the mattress was changed 3 years ago! I left. The floors creaked every time you moved and the place needs some maintenance.
The owners were very friendly also helpful. The breakfast was very varied and excellently cooked. Lovely in fact. This could be a real hub of a place.
Thought the dining room was tired and needs updating. My four poster bed squeaked every time I turned over. It was a shame.
We have just returned from a two night stay which was good value for what we payed for our stay.

I would recommend this B&B if the housekeeping impoved i.e. bathroom mould was cleaned from tiles,taps and units; the rooms should be vacuumed everyday and the edges of carpets and behind units more frequently; Outdoor needs maintenance i.e. paving & painting. This has the potential to be a good B&B if these points were tackled.

Great location with easy parking. Staff very friendly. Also a good sized breakfast to start the day.Check out not until 11 am which gave us plenty of time to get packed.
Our room was a little on the the small side with two flights of stairs to climb. Breakfast served between 8 and 9 am. A touch later would be better I think.

In rooms 7 & 8 bathroom facilities were ok but ceiling too low for use of the shower
