Lovely place we went to celebrate our wedding anniversary had a lovely big room with spa bath felt really comfortable in it also the breakfast was lovely would recommend to friends and family hope to see you soon on our next visit
The large-sized bedroom and quiet surroundings, even though it was only a short walk into the center of Ambleside.

Our room on the top floor was lovely: plenty of space, lovely view to hills , large bath in large bathroom and warm and cosy. Cleaned and tidied very day.

Breakfast was good with excellent service. Comfortable bed and bedding. Garden neat and tidy. Excellent off-road parking.
Superior room 11 was gloomy and dated. Decor generally very 'tired' with mouldy edges on sash window and grubby net curtain. Bathroom tiles mouldy with grubby paintwork especially around handle. Toilet pan around rim needed a thorough clean. Maybe we were unlucky with this one room that was also next to the main entrance. Kerb appeal very unattractive as paint pealing from window frames, eaves and guttering.

The owners attitude when we could not get the wi fi on was a bit short i think she huffed at my partner because he interrupted her hoovering and my partner said she was a little rude.
Breakfast was excellent. Plenty of choice, service good and food hot and tasty. Location was also excellent about a five minute walk right into the centre of Ambleside. Plenty of free parking which was also a bonus.
Everything was clean and fresh, however for the modern traveller the decor was a little dated. This did not really matter as we used the hotel to merely rest our heads in as we spent the majority of our stay exploring.

Very comfortable rooms, and warm reception from host family and rabbits!! Breakfast is also very good.
Chances to come across the rabbits are a little rare.
The staff were pleasant and the hotel was in a great location - about 5 minutes walk from the centre of Ambleside. Lovely breakfast with perfectly poached eggs!
There was no hot water on arrival, so we couldn't freshen up properly.
Everything except what I didn't like
On the second floor, the toilet did not flush properly.

Private Parking, 5-10 minute walk into Ambleside. Well kept house and grounds. The ladies who run it could not be more helpful.
Good Location Easy Booking Plenty Parking
Paid for a Large Superior Room at just over £100 per night. To be honest, I have stayed in better Premier Inn Hotels with more facilities, better bathrooms and friendlier staff. Definitely needs some paint, windows were filthy, toilet didn't flush properly, shower was just a simple off the tap affair. I am not one to complain but I really don't see how they justify over £100 per night for this. On checkout the staff didn't even ask if everything had been ok, simply took payment as if I was buying my shopping at the supermarket. Overall experience not great.
Mattress springs were worn and worst of all was smelly. When I complained there were no apologies, I was offered to change rooms and told the mattress was changed 3 years ago! I left. The floors creaked every time you moved and the place needs some maintenance.
The owners were very friendly also helpful. The breakfast was very varied and excellently cooked. Lovely in fact. This could be a real hub of a place.
Thought the dining room was tired and needs updating. My four poster bed squeaked every time I turned over. It was a shame.
We have just returned from a two night stay which was good value for what we payed for our stay.
