Met Rachel at breakfast and she was a lovely host. Nice location. Although a walk into town it was a nice walk. On street parking was plentiful and good value. Local restaurant the old bank was fab with amazing deserts! Clean room with nice modern furnishing.
Would have liked a bath in the room rather than shower wet room but other than that it was lovely.
Visiting Kemp Town again. Within Walking distance of a couple of Pubs. Easy bus routes into Brighton. Nice and quiet spot and not on main road.
Hassle for a parking spot. A bit difficult to find without SatNav if you dont know the area.

It's not the Inn fault, i had an oversized suitcase that was too heavy to take upstairs alone , but i had help with it . So i really aporeciated it
The staff were first class. So clean, great decor and the bath in the room was really cool. The breakfast was cooked to order and it was delicious.

Friendly and welcoming, with a relaxed atmosphere; clean and tidy; nicely decorated and comfortable. Good food, great facilities. Over the last few years, we've stayed at several hotels in and around Brighton, and this was far and away the nicest yet. The only one we've encountered where we've decided to go back, rather than sample a different one. Location fantastic, too. Overall, just brilliant.

This is my third visit to the property which consistently meets a high standard in terms of comfort and cleanliness. The welcome is always warm and friendly and the room facilities excellent. Breakfast is freshly prepared to order and always good. Thoroughly recommended.

We would have liked the option of vegetarian sausages and/or grilled haloumi for breakfast.

A very well presented B&B with a beautifully designed bedroom and bathroom. The owners were friendly and helpful and we enjoyed every aspect of our stay here. Lots of thoughtful little touches and tasty breakfasts. Recommended!
Given how much we paid to stay here for the Pride weekend a couple of street passes might have been nice? It was tricky to find our way back with all the road closures given that we are not local.
Our room was exceptionally clean. Brand new wet room was a delight to use. We were in the loft room which was quiet. Everything that was possibly needed for our stay was available in our room - even sweets! Will be back for sure.
There could've been a few more milks in our hospitality tray but apart from that there was nothing else negative.
Friendly and helpful staff Great position in Brighton in Kemp town close to all amenities ... take a 10 minute stroll along the parade and wander around the Laines Great breakfast cooked to order - also cereal toast fruit yoghurt etc available. Large comfortable room with useful mini fridge .... water coffee tea provided .... and all bathroom supplies .. soap shower gel shampoo etc. Shower in wet room efficient and ultra clean.

We thoroughly enjoyed our 5 night stay here, great central location, great choice of pubs & eating nearby and easy access to buses to city centre & trips along the coast. Hosts gave great recommendations & were very friendly & welcoming. St James Pub was our favourite with an extensive authentic Thai cuisine menu & cocktails, great value and affordable. Yes they do beer too & specialise in rum!

The room was great a few stairs but we coped. Very close to the sea front, and owners are very welcoming.
As all have said breakfast room a bit small but adequate dont let this put you off.
