    We booked the Luxury King size and we were not disappointed. The room was spacious, quiet and comfortable. Breakfast was excellent, much better than hotels.

    Just a few small cosmetic issues in room and bathroom which could easily be fixed.

    I liked the menu and the ambience of the place.very friendly staff.

    The room was small - not much room to move around easily. The room was hot and I got virtually no sleep.

    A lovely country house setting - the room we had was nicely furnished. There was a double shower but no bath. Breakfast was excellent. The house was located within close proximity to the the places we wished to visit during our stay

    A lot of noise first thing in the morning ie the reception telephone ringing very early and because the house is small it was audible in the room

    Everything - Courteous, helpful and welcoming staff. Clean and tidy room with minimal wear and tear. Yes it was compact, but we were warned about that prior to booking.

    Being picky, the room was too hot - didn't expect the heating to come on at 7.30ish and the duvet was too thick for the time of year (for us) but the housekeepers soon sorted that out. *There was a drain blockage on our last morning and I am sure it was rapidly dealt with - right under our window and water came back up into shower tray*

    Great food, a lovely room, nice country views in a wonderful setting, and excellent service from a very nice team.

    A very minor point - the mattress was a little too soft.

    Excellent manor house staff very good room was very nice, good view of the lovely garden . We had 3 course meal and breakfast,food was excellent . Definitely recommend to anyone .

    food & staff were excellent Would highly recommend the evening meal. Rye Harbour Bird & wildlife sanctuary is well worth a visit

    Local road closures at night. Cold water tap in en-suite had no power Local pub (Queens Head) not very welcoming.

    This visit was an overnight stay for a birthday treat and what a treat we had! We stayed on the Friday night so were able to take advantage of the fine dining menu. Check in was done in a very friendly manner and we were immediately made to feel welcome. As it was sunny on our arrival, we took the opportunity to sit out by the fish pond where our drinks were brought out to us. Bliss! The evening meal was superb and we were attended by a friendly and welcoming waitress. The fine dining menu is extremely good and we had a lovely view over the garden. We stayed in one of the King size bedrooms which was very clean and comfortable. We wondered whether the road noise from the A21 mentioned in other reviews would be a problem but it wasn't that noisy and certainly not a problem to us. We would wholeheartedly agree with previous reviews about the wonderful breakfasts. Great choice on the menu and the cooked breakfast was great. We will certainly stay again when we get the chance. Thank you for a lovely stay.

    Nothing that we encountered. We didn't experience the bar/bistro menu so can't confirm what this was like. If it's anywhere near the quality of the fine dining menu and the breakfasts, then no problem! Road noise could be an issue if you stay in one of the front facing rooms and you are used to living in a quiet rural location but it wasn't too much of an issue for us. Rooms at the back of the property will probably be quieter if you really are sensitive to it. Make sure you know where the turning into the lane is located as that section of the A21 can be busy at certain times. Also, just take a bit of care as you leave the lane to join the A21.

    Friendly and helpful staff excellent breakfast - fried mushrooms to die for great location to explore sussex near battle abbey

    the compact rooms are compact (but they do warn you) still try and get a larger room. was unlucky enough to find an earplug in my duvet... it can happen and had clearly gone through the wash.

    Friendly, very helpful owners and staff. Nice quiet location. Central for Hastings, Bodium, Rye and other places of interest. Very good breakfast, locally sourced products. Comfortable room.

    No chair to sit on in room.

    Friendly place, nice room, good food, lots of 'bunnies' in the garden to watch in the evening.......good location to visit the sites like Battle, Hastings etc

    The A21 is a bit close, but you can live with it.

    It was our second visit, we stayed in the garden suite loved it ! Breakfast in the morning was perfection.

    Being 6 months pregnant I found the bed in the garden suite a little too unsupportive and didn't sleep very well, I think a new firmer mattress would be a good investment.

    Excellent food. Very helpful and friendly host and staff. Bed very comfortable. Hotel very close to most areas of tourist interest. Most facillities in and arround the hotel excellent.

    Location too close to the A21 hence constant traffic noise- this is the only major negative to this charming Hotel. Room i stayed in a bit small for double bed, but bed very comfortable

    We liked our room and the location, also the surrounding area and the breakfasts!!

    My partner felt the evening meal there were parts that seemed dry and perhaps microwaved. But nothing major!

    Having the garden suite which was very comfortable with everything you need and the private garden which our 8 year old Grandson loved, also he liked the tree swing too. Breakfast was very good all freshly cooked with local produce, very pretty surroundings.

    The facilties were excellent, our room was spacious, sumptiously decorated with a very comfortable 4 poster bed. Breakfast was extensive. The property itself is set in beautiful gardens and very close to the sights of 1066 country.

    Very welcoming, clean throughout

    Very difficult to see the turn off A21 -no signs on main road directing you. Did speak to owner who is trying to get planning for a sign

    Perfectly clean and top quality furniture, fittings, china and glasses. A luxury feel in a small hotel. Bedroom very comfortable and peaceful. Staff efficient friendly and keen to please.

    Dining room and lounge not large enough for the number of guests. Too close for privacy. Still or sparkling water not complimentary in the bedroom. Unusual for a 5star hotel. Cost £2 for one bottle! Guests paying for rooms should not be required to buy water!
