Friendly staff. Rooms were clean and compact. Great location. Sloping ceiling proved dangerous for those over 5ft 5inches. We were unaware that we were staying in a loft apartment.

Location was excellent, close Paddington room was more like a student bedsit than an Executive Studio. Basement dingy room with one small window so always in a state of gloom even on the only sunny day of the year so far. If they put you in the basement then request to be moved. No hot water in the shower in the mornings on either day. No television reception on any terrestrial channel. No signs as to emergency exit in a fire (and being in a basement in a room with a small window that opened about 2 inches this was a concern)

helpful staff. 5mins walk paddington station, shops, restaurants, kensington gdns. vry close laundromat & pub. quiet safe street. kitchenette handy. basement room (1st night) too small for couple. we had asked for non basement and were moved to slighlty larger for other nights.

Location Basement room noisy generator behind window - all night even though receptionist promissed to shut it down. Freezing cold in bathroom cold temp. In a room breakfest for gbp10 - nice bakery but cheese in the size of post stamp...

Rooms were comfortable and clean. Location was great, easy to get to central London, restaurants and shopping nearby. Staff were friendly. Breakfast was okay but more variety would have been good, especially for our children. While I do not mind the double room being small the problem was the bed was located right next to the bathroom which had no fan.

Loved the size of the room. It was nice and clean and it was great having the kitchen area. We had the disabled family room. The shower was awful. The shower head kept on swinging over the toilet. The bathroom was awful. The floor was wet so that we would have to take off our shoes and roll up our pant legs to use the toilet.

Perfect location 10 minutes walk (even with young children) from Paddington but still so quiet. Amazing value for money with a clean and modern room. Friendly helpful staff and certainly going back in the summer. A great find. Nothing to complain about. Even my husband, who is a bit grumpy, was very happy indeed.

I liked the layout of the boutique hotel, the room, reception, hallway, interior design were all very beautiful. The staff were very friendly. It was only a 5 minute walk to either Bayswater or Lancaster Gate tube. We didn't have breakfast included in our price, but the kitchenette facilities in the room had a fridge, sink, kettle and little hob so we made our own which was perfect. I thought the price was reasonable for what we got. The weather was extremely cold for when we were there and there was an awful draft from the window so the staff had to put in an electric heater. Prior to arriving, I had mentioned that this was a special occasion and the staff suggested we upgrade to the executive room (room 18) for an extra payment. I was disappointed with the room as it looked like the basic rooms.

Great hotel! rooms are lovely. Bed was huge and staff were excellent. The built in kitchenette was great for us and I loved the design and decor of the hotel. Went to re-book and prices had almost doubled over easter which is a shame. Hopefully this isn't permanent.

Although I wanted my room in a higher floor, they gave me a room in the first floor. It was a little bit samll but fine. The kitchen was useful after we borrowed a pot and pan from the counter. The clerks were kind and nice, and the location was very good! I would like to stay here again next time!

Beautiful stained glass windows, good service and comfortable rooms of very decent size for London. It was very cold and drafty due to the nature of the large windows which were not double glazed. However the staff were very kind and brought in an extra heater for the room.

distance to Paddington station nice hotel if you don't get the last room in souterrain souterrain room towards the street ventilation in bathroom did'nt work - it smellt musty room was tiny and a bit worn out
