Nice quiet location, but not far from city.
We slept well and it was very quiet and accessible for where we wanted to go which is why we picked it. Breakfast was nice. Staff polite and efficient.
Cracked windows. Dated but comfortable. Wifi didn't work despite putting password in. No bar. Nothing special. Could be super if a lot of money was spent on it.

Wr loved this hotel at it was set back and really felt like being in the country. Staff were friendly and the hotel had a fresh feel to it.

The house is a beautiful old mansion set in lovely wooded gardens. Good cooked breakfast. Excellent hot shower.

The room was very comfortable, warm and clean. Brteakfast was very good. In great position for the city centre - 20 minute slow walk from hotel to centre and also just a fiver taxi ride to headingley's best r'rants like Salvos, Sukhothai and Olive Tree.
Only if I had to be foreced to criticise - could do with a little sprucing up in places - ie new wallpaper here and there, plus no itv 1,2 or 3 on tv, but absolutely nothing important. Will be staying there again thats for sure.
Near to city centre about 15 minute walk or 5 minute bus ride and wife wanted to visit emmerdale which was only a 20 minute drive away. Staff very pleasant and always helpful. Breakfast was very nice and started the day off well.
The staff were very friendly. Rooms were clean. Breakfast was lovely. Lots to choose from and a cooked one if you wanted it. One of my boys is special needs and a fussy eater. There was weetabix on offer and they cooked just sausages for him. restocked the table with a rack of toast 2 or 3 times. It was an ideal location as we had taken our son back to Uni and needed to stay overnight.
Hibernating ladybirds in one of the rooms. If you are less mobile make sure you ask for a room on the lower floors.

Travelled to Leeds for a family funeral, found hotel through trip advisors good reviews. Very quiet location, welcoming, friendly and efficient staff, comfortable big bed and brilliant shower over bath. Breakfast was freshly cooked to order. Will return if going to Leeds again.
The grounds and views are beautiful, the room was enormous and the bed so comfy. Lovely quiet location and ample parking.

Bed a little hard, but that seems to be the modern way
Feeling of warmth and cleanliness on entering the hotel and ascending the stairs. Well stocked bedroom with tea, coffee and hot chocolate packs with sugar, milk etc. Excellent choice of breakfast cereals and cooked breakfast(s), fruit jiuices, and toast etc.
Slow and weak internet connection. Difficult sash widows to open and close. Very narrow car park entrance.
Peaceful location even though in the middle of town
No black pudding with the cooked breakfast. Bedroom curtains let a nice room down.
Incredibly cramped shower and toilet facilities, which played a part in my decision to leave early. No staff on reception in evening. Had to stumble around in the dark and (eventually) find directions to entrance and room keys under doormat.
Loved the old building, the gardens, the squirrels running about outside whilst I ate breakfast, which was plentiful and tasty. Fabulous place to stay,will be back.
