We were shown a room in the annexe where I first seen the man coming out of the bathroom in his pants yuk That room was vile,the upgrade? Was a bit better. The other guests were less desirable than we're used to. I think it may be a doss house

the beds are very old fashion and the carpets smelling badly, this hotel need to be insected again, chairs, bed and everything is very old
Bar & restaurant area OK & good breakfast
We were in an adjacent house which should be demolished. The WC was filthy. Carpets threadbare, bedroom tatty & the beds dirty, sheets stained & grotty. only the late arrival & our tiredness kept us there. It was like a Dosshouse. Sorry

We both found the staff friendly & approachable. Even when we returned at night to find the night staff locked out & we had to wait in the car, they were really apologetic & he tried his best to sort out the problem. We both found the breakfast to be good & again the kitchen team were really helpful.
We upgraded a shared bathroom for an en-suite. This was a 3 bed room at the front of the building. The decor was old & scruffy, although reasonably clean I need to add.There was some mildew in the bathroom between the tiles. The room was smelly unfortunately which was the main problem, from smoking in the room. We were also woken a couple of times in the early hours by groups of people returning or leaving. We didn't stay the second night even though we paid for the room. We found other accommodation & continued our plans
The owner was extremely friendly, polite and very helpful
the accommodation was very very poor. We didn't expect uch due to the price paid but we did expect the basics! The room we had stank of stale smoke, the carpet didn't look like it had been hoovered, there were stray hairs on the pillows, the pillows were paper thin providing no comfort (I had to double up and pad out with clothes!) The bed was rock hard, the kettle was broken and didn't look hygienic at all and the curtains were falling off the rail and didn't fit the window leaving gaping spaces! There was mold on the net curtains and unwrapped soap offered which I didn't really want to use! We only needed somewhere to rest our head after a gig so didn't want to spend a fortune on city centre hotels so didn't expect luxury but did expect it to be clean!

The hotel is very cheap to stay in the staff were lovely, friendly and helpfull with lending us a corkscrew and local knowledge! Breakfast was cooked promptly and tasty. We had a triple room and had a great nights sleep aa the bed and pillows were very comfy.
The hotel is very dated with worn out carpets however it is clean!

Room smells of smoke although requested non-smoking room! Turns out all of the cheap rooms are smoking. Who keeps a smoking property these days anyway? The smell is unacceptable. Be warned that most of the people staying at this place are trades who seem to be unable of keeping the common bathroom in a tidy condition. The economy double room is shabby with torn, old curtains. The floor is creaky. The room is freezing cold the entire day except between 5 and 9 PM, when the heating is temporarily turned on. Some of the staff don't bother being too friendly or giving their guests much attention.
Breakfast was good and the staff were friendly.
"Budget" rooms were not in the hotel,m which wasn't indicated. It had a shared bathroom with the other rooms in the house. There were blood stains on the sheets. Front door was difficult to unlock to get in, and was left open at times. Room door was difficult to lock, so 3 women in the triple room didn't feel entirely safe.

I know hard to remedy, but shower sealant black, so wouldn't use it. light switches really dirty so I cleaned them. duvet really thin, heating went off and woke up in night freezing.
Great value for money. Remember this is a budget hotel. If you want 5 star accommodation then dig deeper into your pockets. It's clean, dry and warm. I chose to pay a little extra and get an ensuite room, worth the extra £12/night.
The decor is tired but you shouldn't expect contemporary interior design for less than £40/night.

Friendly staff, good full English breakfast, decent on suite, comfy bed etc, come and go as you please with good parking off road. An "easy" place all in all. A good place to stay for a visit to Birmingham 20 minutes by train. We would go back despite the "Don't likes" Good value too.
Whole place seemed generally tired but clean, bar upholstery is in poor condition, and a good Mr Fix-it is needed to smarten all the paint work and fixtures and fitting etc.
