there is a lift we were offered a porter to help with the bags they arranged for us to have breakfast early so we could eat and get to St Pancras
Though located in a quiet corner of London, the hotel is within crawling distance of St_Pancras underground station, with multiple lines reaching to essentially everywhere in London.
Family room was a little bit cramped for 2 adults plus 2 bigger children (but to be honest, this was kind of expected, and in line with price of room)
Excellent use of space. Everything I needed to hand.

The room & bath room was very clean The breakfast was quite adequate and the hotel is perfectly situated for Kings Cross / St Pancras railway stations, all in all value for money.
The room was situated in the basement and was quite noisy during the night from above, sounded like people walking on bare floor boards.

+Friendly staff +Excellent central location near underground and bus stops +Free wifi (which is why I rated facilities as 'good') +ok breakfast with good coffee and juice +Elevator +Safe. Many fire doors in corridors. There are staircasess in both ends of the hotel. Inter-connected fire alarms (we had one false alarm-better safe than sorry) +In the summer the AC in the room could be useful
-Small junior-suite (504) had no doors between bedroom and living room. In booking.com the suite is listed as having 2 rooms (we stayed 2 adults and 2 teens). A sliding door could easily be fitted in -Heating was off in the room and with one layer glass in windows it became cold and humid in the night. -Noisy water system in the attic making periodical noise -Elevator was not working half of our stay. Staircase and corridors are very narrow

Location was excellent. Very near Kings Cross but on a quiet street. Staff made us feel very welcome. Suite was spacious for 4 adults. Excellent modern bathroom. Toast at breakfast made to order so nice and fresh.
Continental Breakfast was very basic. Not enough pastries for all guests on our visit.

the lift was not working & lugging heavy cases up & down stairs was not easy. No doubt this was a temporary defect & is now sorted out. Stairs are steep & corridors are narrow!

1. No problems with the reservation or check-in 2. 3 minute walk from King's Cross tube station 3. Semi-secure luggage storage room. 4. Room was clean
1. Suite had two rooms but only an open doorframe between the two- zero privacy. 2. Shower plumbing did not work- one setting - scald. 3. Breakfast (included) was pretty lite on choice. Toast, HB egg, coffee, juice, tea, Danish and muesli. 4. Construction across the street- No need to set my alarm- the air hammer started promptly at 0800 each morning. 5. Overall, I know this is London and I wasn't expecting much- but for the amount of money we paid, all we really got was 4 walls and a bed. Everything else was either broken or so negligible that it didn't register as a benefit.

Was in a very convenient location in relation to King's Place where we were attending concerts. It was very clean.
Room was very warm and the air con was not very efficient.

Only the location.This according to me and I as a travel agent travel extensively is definately not 3 star. The entrance into the so called superior room 103 is so bad I cannot comrment further. You breakfast area directly outdide your lift is so poorly placed. I decided to skip breakfast I'm sorry. And for that we paid After discount 110.00. No thank you not again.
Sorry see above. I am from Harare in Zimbabwe. We are a third world country please come and visit our 3star properties. You will be vrry impressed. And to top it all we were refused a slight late check out.

Tiny breakfast room without windows in the basement. Suite below street level, dark, noisy. The same suite in the 1st floor would have been okay.
