liked that this was right on the beach and we had a sea view.
Breakfast was appalling, bed was lumpy and nasty smelling, reception was non existent and bit old and dated.
Staff were friendly and helpful.The hotel is in a very convenient location for the beaches and Bournemouth, the New forest etc.
Being a small hotel car parking is slightly restricted.

Why any hotel of that size believe so few staff members can cope just beats me! The lift was NEVER working and even if it did - it looked very dodgy to me. Hotel is difficult to find - nobody seemed able to give telephone instructions when requested from our cell phone.

Extremely bad room/hotel. Everything is totally worn out, the "bathroom" is a bad joke (old, dirty toilet/a shower for midgets and the basin in the room). The room might have been cleaned once a month (toothpaste in the sink, dirt everywhere). Cables and pipes across the room, extremely dirty chairs (not replaced for decades). The breakfast was a bad joke: We ordered "eggs benedict" (to forget the extremely bad room) and it was a desaster again: Scorched bread with old ham and a "sauce" (should be a sauce hollandaise; I could accept that it is not a freshly made one, but definitive not such an disgusting yellow liquid) which was horrable. So we didn´t eat this "food". Even considering the very low British standards for hotels but if this is a three star hotel, a dog stable in Switzerland would rank as a five star...

The water supply went off during the evening. The stairs were a bit old and need decorating. The lift needs a face-lift and maintenance, it stopped between floors! No parking allocation.

Comforter very heavy to sleep under. No other blankets available. Amt of dog hair on floor in lounge area at breakfast time was not pleasant for someone allergic to dog hair.

Good position. Clean spacious room with all we needed. Good view. Good breakfast.
Lift unreliable/safe had to be reset often-used for luggage only too small and risky for people. Stairwell hot and stuffy-seemed to be no ventilation, so really bad in hot weather, and of course we were at the top of the house.
The hotel and all the usual good stuff breakfast was good location great the staff were great, room very good. But see my comments about the bad bits!!!
I didnt like being charged for a room I did not have, and being told that I had booked another room while I was there someone had used my debit card, without the pin number this was an unauthourised and illegal act, to do so. So beware of this!!! And check your bank statements!!!!

Room needed some work; window frame rotting away and whole window moved when trying to open the window. Holes in the walls.
The bed was comfortable and the room clean.
The breakfast service was very poor. The breakfast food was poor. The window in our room was coming out of the frame.
The staff were so friendly and accommodating. They never stop, especially Richard! We had the last room available but it was lovely with a stunning sea view. The food was great and very affordable. Our favourite was definitely the fish and chips. We will definitely return - already looking at booking up for a week next August.
Nothing to dislike really though in parts, could do with a lick of paint maybe. Certainly didn't affect our stay!
Quiet location. Next to footpath and lift to the beach. Reasonable priced food for lunch and evening meals. Handy for bus into town. Sea views. Parking.
Minor point but ran out of herbal teas on our third breakfast.
