Admittedly I booked late for a bank holiday weekend so was always going to get the last available room. It was a box do small that I couldn't open the cupboard door fully. The bed was lumpy and fittings very tired. Also a strange smell.
Polite staff; hot breakfast reasonable but could have been a little more generous with the bacon...one small rasher.
No main light; no basin plug, one bed side light removed,asked for it to be replaced. Plug and top light mot seen to. Bedroom door not particularly secure, un generous breakfast ie starters, juices, awful toast, awful tea.no "vanity" cover for very large windows had to close poor fitting curtains before I could change ie shower. This was a family room overlooked room 8.

Being on the ground floor, said we had a sea view which we did but people walking past could see into our room.

Location is very good and certainly good value for money.
The building work that was going on inside the hotel. Should not have been working at 7.15 in the morning and tripping off the alarm on three occasions. However certainly understandable, but please get some better builders who have bit more thought!
The bed was comfortable.
I feel the hotel needs updating. Although I had a basic room the bed was clean but felt that the room needed some attention. The carpet was dirty and the curtain was hanging down and also I had a towel which had black marks on it. These are things that can be rectified with a coat of paint. The stair carpet could cause an accident. I also think the breakfast could start earlier as people are on holiday and sometimes want to get out and about especially at the height of the season.

The staff is really nice and helpful. Really good place to stay as it it Close to town and Restaurants and bars. Just a step away from the lovely beach and Brighton Pier. The cleaners do a great job
Everything is out of date, the beds are really uncomfortable. The carpets are filthy, the wardrobe was collapsing. The whole Interieur Needs updating badly

Cold shower, hole in the front of shower curtain and mold on the back. Grubby/tired decore in the passageways /doors. Bugs/insects in the bed. Instant coffee for breakfast and only 2 types of cerials, no continental breakfast.
Breakfast was really pleasant, the facilities were alright, and the staff were friendly.
The bar was terrible, It wasn't a good social room with bar and a few nice seating area tucked away, just a small awkward lobby at front reception/entrance. Sleeping was hard as it was very loud even from quiet neighbors.

Unfortunate that for two of my three nights I was by very noisy people who kept coming and going evwery few minutes after 10.30 p.m. and letting fire door bang shut. Wish window could have opened.

The first room the guest house offered us was not more than a bed on the floor towards the fire exit. At least we got another room. The cleanness of both rooms were disgusting.
