Staff were friendly and the breakfast is good.
The mattress in my single room was awful and needed replacing. Nothing but springs and as a result got no sleep. The room and facilities were also quite shabby.
It was easy walk to the Pier etc. and beach.
Our friend was given a room that had no shower only a bath. I booked a room with ensuite and expected a shower. The room was changed to one that did have a shower. We booked months in advance so should have got the right room up front. Our room was five flights up and there is no lift.
Clean room with a good shower, and toiletries included. Towels changed daily and tea/coffee replenished too. Good breakfast each morning with a varied choice. A good value hotel near the seafront and lanes. Staff very friendly and helpful, would stay again.
No handles on wardrobes, so difficult to open. Not enough plug sockets and not one near a mirror - making it difficult to dry hair etc.
The view, the staff were very friendly and welcoming. Nothing to much trouble for them. Room was big, clean.breakfast very nice. Would stay again defently Highly recommend.
Location - It was 150m from the beach and a 5 minute walk to the pier. Parking was very close and free for over night. The price (weekday Sept) was very good. Staff was very friendly and helpful.

The location is brilliant. It is obvious that this is a work in progress as some areas are in better condition than others. Access is easy with key for front and room door. Room clean and well laid out, tea and coffee available in room. Breakfast was lovely with very good service. staff very pleasant.Over all good for the price we paid but dont expect luxury.
room was cold as it was October when we stayed and the heater wouldn't come on. Bed was a little aged though clean. Furnishings need some repair, eg curtains not hanging properly , blind broken, door handle on en suite broken, hard to close and lock main room door... Overall good for the price we paid, but some improvements and small repairs in the rooms will help.
My single room was small but ok for purpose, the staff were extremely friendly and the breakfast was great.
The room could do with a coat of paint.
Good location and nice sea view
Rooms need updating, windows were filthy and the bathroom shower looked so dirty I wouldn't even think of showering in it.also the bed was so uncomfortable didn't sleep at all
Very friendly staff. Comfortable beds and lovely breakfast. If booking a twin room with sea view be warned there are three flights of stairs - but well worth the climb! Good value for money at discounted late booking rate, not sure I would say the same if paying full rate.

The location for us was perfect for a gig at the Concorde2 venue. Later,the Kemptown area was great for atmospheric pubs and places to eat. Parking was easy but expensive. The mainly Spanish staff were friendly and helpful. Breakfast was included and made our stay in Brighton, good value for money. WiFi excellent around the reception area of hotel.
The hotel is a little tired and could do with some updating but still represents good value for money.

Hotel was a bit of a maze but the people who work there are all really nice and helpful, the price was fantastic for the amount of people with breakfast included within the price, there was an incident where the roof leaked but they refunded and we quick to act even though it wasn't their fault. For a large group of fiends just down for the night it was perfect. Would deffo give 9/10
We had a problem with the roof but again they reacted quickly and sorted our room arrangements, also the in one room stopped working and again was quick to react and sort the problem, only problem I had in my room was the shower wasn't very hot but the sink tap in the toilet was very hot, so didn't quite understand that, but otherwise was really good.

Location was perfect. We was in easy reach of town beach and all facilities.

The staff were friendly and willing to help with anything at all. The breakfast was a very good addition and great start to the day.
Parking a nightmare here staff advice on Parking helped. Room damp felt this in bedding & room bit smelly because of it. Still able to stay the night. Please change sausages used they are awful & ruin a lovely breakfast . No seating area if reception is closed which includes evenings.

Bad night sleep due to old windows banging constantly because of the wind outside. The bed was a bit hard too. Also me and my partner woke up covered with bites, not sure if due to bed bugs?

The place needs a bit of an update but it was very cheap.
Comfort poor too musch. I was cold and sometimes the hot water of the shower doesn't work.
THE STAFF WERE AMAZING. THE UP STAIRS ROOMS ARE WAY NICER THAN THE DOWN STAIRS ONES BUT THERE ALL NICE. GREAT VALUE FOR MONEY. DEFFO GO BACK

Good housekeepers and staff are eager to help. No noises/disruptions during the night Excellent location for clubs, the beach and pier.
Although the breakfast was free, the full english was fairly poor. You only get a small spoonful of beans, the mushrooms are unseasoned, and the sausage is made of cheap unidentifiable meat. The mattresses are quite hard and uncomfortable.
