Let's get things straight, in England you don't get much luxury for your money when it comes to hotels and when it comes to trendy, popular towns like Brighton it gets worse. So don't expect luxury for your money. That said the rooms, whilst a bit cold and in need of redecoration were clean enough, the staff were fantastic and the location great. In Brighton terms this place is pretty good value for money but it does need an upgrading. Needs upgrading. No heating in the bedroom. |

The food at the resturant below was very good. The service provided by the staff in the hotel was very good. The room was average, but acceptable for the budget. |

The view from the top attic window was stunning, a view right over the sea and the promenade. The staff were very helpful and kind. The information sent prior to the visit said the rooms were ensuite. This was not so, the toilet was one way down the corrider, and the door was falling off. The shower was another way and had seen better days. Both were grubby and in need of refurbishment, as was the room. The television had a faulty connection, no working volume switch and basically no efficient arial or sound on Channel 3. The room was up several flights of stairs. This is not a complaint but an observation which might be of use to future guests as the hotel was in the cheaper rate and I expect you get what you pay for. In fairness I was offered another room downstairs at the back of the building but declined as I loved the amazing view from the top of the building. |

I'm afraid it is not possible to write 15 words in praise of this hotel. There was absolutely nothing positive to say. How much time have you got. The Hotel was dirty and untidy with horrid little hand-written notices everywhere. There were no staff in attendance - you had to ring various bells and wait ages for someone to appear. The room was small, dirty and very cheaply furnished. The bed was about 15inches above the ground and extremely uncomfortable. I stayed three nights and the bed linen wasn't changed. The plumbing made an incredible noise. Your website said the hotel had recently been completely re-decorated, which is absolute rubbish. The whole experience was dreadful. |

Nothing really - but if I really think about it. Price was dropped by £50 to compensate for no hot water. Staff were outwardly friendly. Hotel next door provided a room for a shower on one of the mornings. No Hot water on the two mornings I stayed at the hotel. Unconvincing explanation as to why water problem persisted over the two days of my stay. Dingy feeling. Ablution area not cleaned on a daily basis. I had to request toilet role! |

I liked my back room (49) which was quiet and tucked away from possible noise in the square or the entrance, and overlooked the back yard/garden I didnt like the fact that neither window was secure as both latches on the sash were broken or absent entriely, and there was a flat roof easily accessible from the yard which made the room vulnerable to theft/breakin (and it looked like that had been attempted already) - there being no door bewteen bathroom and bedroom there seeemed to be a small chance of water and electricity meeting which would be unfortunate !! |

Paid just £55 for first floor, double room (single occupancy) with sea view. Decent 'full English' breakfast included. Room was spacious, modern and had lovely view over New Steine gardens to the sea and pier. Reception a bit chaotic; I think the proprietors may be running a takeaway food business 'on the side'. My room looked as if it had just been re-furbed; it was nicely decorated and newly-furnished but the flat-pack furniture was cheap & flimsy and the carpet looked old and dirty. |

We were able to leave our bags with reception before checkin and after checkout, so we could spend more time exporing. Cooked breakfast - cold food! ANd we could not close the curtains fully in our ground floor room, so people could see inside from the pavement! |
