This was the third visit for my Sister and I and we always enjoy our stay David and his staff were as friendly and lovely as they always are, our sea view room was perfect for us and the cooked breakfast was great. We will certainly be staying there again.
there wasn't anything we did not like
breakfast was good, staff were pleasant
my bedroom was tiny, sink was dated, could do with lick of paint, no loo in room had to use communal one which said out of order on door, but people were still using it
The location was good
The bed, the staff, the breakfast were all there just as a front really, it didn't seem as if the people that owned/ran this place were even bothered about us. Poor, poor, poor!
I liked the view of Brighton from our room but the original heater was not working though they have given us electronic heater. So that's good .

Although advertised as budget room at over £100 a night expected something a lot better - no shower so plug for the sink would have been good. Not great
handy for night life close to town centre brighton pier.food etc.
room was cleaned once in a 4 night stay.had to ask for clean towels milk coffee,tea sugar etc.breakfast was a joke.wont be making a comeback at £224 for 4 nights.
Excellent location near the sea and within walking distance of the Lanes. Friendly staff.
Cobwebs, pubic hairs in the shower, generally dirty, drafy window, no internal lock on the door, the worst breakfast I have eaten (they give you instant in a jug and don't have real coffee), bluebottles in the dining room with a waiter trying to spray the flies whilst I ate, ripped quilt cover and a loose sheet over a dirty mattress. My room was cheap but I recommend that you avoid this place!!!

my shower didnt work at all,,looking tired ..cracked sink etc. very large hotel but really needs some money spending on it. probly wont stay there again..shame because breakfast was fine and great location..it COULD be a smart place..oh and couldnt get most channels on the little tv above bed.
Staff, from top to bottom, were all amiable, friendly and always helpful. Breakfast food was excellent, served fresh and hot. Location is excellent.
Hotel interior needs a coat of paint and some little tlc, however, as we were leaving decorators and other tradesmen were arriving in order to do just what was needed.

Someone had been ill in the sink and when reported the bathroom was closed rather than cleaned. I had to walk through the entire hotel to another bathroom which was very dirty. Encrusted plug hole in sink. Soiled towels etc.

the location of the b&b is great, literally a stones throw away from the pier!
bed was too low to the floor, and so uncomfortable! we both woke up with back ache. stained carpet ripped wall paper dirty bedding leaky shower poor quality staff not that friendly!
there was no parking, it cost me £36 for 4 nights,( not happy as i asked for parking),we were told our room was double booked so we had 2 single rooms which where very pocky,will not return to brighton to stay again.
The hotel was dirty. No wifi in my room. The breakfast was inadequate. The room was not cleaned. The reception close too quick. Etc
The price which was cheap. The rooms were clean but need updating. The staff were ok. Good location, right across from the beach and pier only 5 minutes walk from property.
Our room was on top floor and had to be reached by very narrow slanted stairs. Everything seemed to be on a slant. The photos of the reception and rooms were misleading as reception looks nothing like it. It's not new and vibrant it's dull and dreary.
