Set in 140 acres of idyllic parkland, Coulsdon Manor boasts an 18-hole golf course and 4 tennis courts. Central London is only 15 miles away. The superb recreational facilities include a well-equipped gym, a sauna, a steam room and racquetball courts. Dine in the excellent Manor House Restaurant at 19th-century Coulsdon Manor or enjoy a snack in the Terrace Bar. All of the spacious rooms have satellite TV and a seating area. Location. Setting. Noisy within the building (ignoring aircraft noise which we expect). We could even hear light switches in the adjacent room !! Creaky floors, Plumbing inadequate and antequated.Full English Breakfast ok but not all ready at the same time, so getting cold whilst waiting for replenishemt of serving trays. Fried eggs were partially raw. Certainly not worth £150 per night. We've stayed in B&Bs that were of much higher standard for £70 a night that make Coulsdon worth only £80 to £90 taking in the available leisure facitilies.Suggest you look at Milvil Corner in Lee-on-Solent. Now that is quality and breakfast to die for.

Allocated a room which was above a concert room and very loud music playing until 12.00p.m. No prior warning.shower did not work. Bin in bathroon broken.

The setting and the building were impressive but the hotel is in need of refreshment. The breakfast was very poor, lack of buffet choice and the fried food was very dried up. I would not stay there again.

A convenient position. Near the m 25, but not too close.Peaceful location yet not far from London and set in the middle of a Golf Course.

The location within the golf course. The pleasant staff. Sausages served really undercooked, eggs served really undercooked. No minibar (refrigerator) in our room, as it had been removed. The windows in our room would not close or open (health and safety). Only one face towel, and one bath towel put out for two people. We have now stayed here about four times and nothing has changed, including the curtains, the sofas, and the carpets.

Nice course, and nice atmosphere. Leisure facilities (non-golf) were very dated. In fact I visited the Leisure Centre to ask a couple of questions prior to using it but was ignored by two people sitting in the office working on their computer despite the fact that they had seen me standing there for at least 5 minutes! So I walked out and went into town to find other facilities for the afternoon.

we arrived at 6.30pm the room was nice but we had a missing pillow and the toilet did not flush, we were attending a wedding at 7pm, so we asked reception to sort out the problem and provide another pillow, they said fine, got back to our room at 1am, nothing had been done, so decided to phone reception, but no phone or bedside lamp, so went down to reception and asked what was going on, they could not fine me a pillow so gave me a square cushion without a pillow case, went back to the room and went to bed, the noise coming from the boiler/ water tank in the next room was unbareable, went back down to reception and asked for another room, only one room free, went to that room and the same noise but even louder. Had a terrible night in the original room , the duty manager on days did not seem at all shocked that our stay was a nightmare and did not charge us for the room, the couple who checked out in front of us did not pay for one of the rooms they had booked. It seemed as if they knew about the noisy rooms but still made them available, as for the toilet, never got that fixed and the phone and table lamp, previous guest apparently took them!!!!!!!!!!!!!!!!!!!!!!!

The environment that it is in is very nice - and the area is central for exploring Kent, London etc. The room did not have a child bed in it and we had to share a double bed/maybe a queen size? with our 2.5 year old. The room was hot and airless with a small desktop fan - no air-conditioning, no ceiling fan and the windows were jammed shut so we could not open them - extremely hot and uncomfortable and we are from South Africa so used to heat!!!! The water pressure in the shower is so poor that I struggled to get my thick, long hair wet and then struggled to wash the shampoo out of it!!

nice location good rooms and quiet place to stop, served my purpose well and will stop again breckfast was poor, cold cooked items and cold tea, asked for brown sauce and it was pointed out to me where it was, so i could go and get it myself. next time i will miss breckfast and go to the local cafe just down the hill,

good size rooms eoo quiet no atmospehere stuck in the 1980s Bar service not very good breakfast ok requested connecting rooms not given and not shown to rooms.

Quiet Some of the staff seemed stressed so we didn't get the service we could have had if they were happy and there were more of them. They are still a more pleasant lot than some places I have stayed in.

Taking into account the really cold weather the heating was adequate in our room. We were part of a wedding party of approx 33 and did not feel the staff dealing with breakfast could cope. The plate was hot but the breakfast cold, There was not sufficient toast to accommodate everyone and no second top up of of tea of coffee was offered or brought to the table. My most disappointing full English breakfast and some of the full English was missing. After all there were no other guests other than our long table so not that many for staff to cope with.

staff were good for the wedding the hotel rooms were old and not of modern standard. Rooms were very dry and humid and i got ill after staying. No water or access to fridge in room

Spent 3 nights at this property over Christmas as we were visiting family in the area. We selected the hotel because of location (near family) and 4* category. Reviews seemed ok. However mattresses on beds of very poor/old quality with metal springs poking through. We had a terrible 3 nights with hardly any sleep. We changed 3 rooms eventually finding room with a reasonably comfortable mattress (although shower did not work in this room). Staff were pleasant and plolite but really not worth the money we paid. At check out no offer of compensation was offered and we were too tired and keen to get home to bother to make a fuss. Suggest investment in good quality mattresses essential !!!!!!!

Comfortable, quiet despite being close to busy built-up area, conveniently located for family visit, friendly and efficient service, plenty of room for parking the car. Not a complaint, just a comment: bathroom plumbing was a little old-fashioned and quality of coffee at breakfast could definitely be improved.

Location close to our daughters house so that we could attend our granddaughters Baptisim. They currently have four stars but this should be looked at as they should only have a maximum of two! The entrance hall shows alot of hope, but when you walk further into the hotel you noticed how old and tired the place is, with carpets fraying and addition to service just not there. We thought it would be nice to have breakfast in bed and looked at the form attached to our door. It had been filled out by another guest in September! Let's just hope he got his breakfast. We also stayed on the second floor which was under the party room, so what ever you do don't take a room on the second floor! We also had noisy neighbours and eventually we had to start banging on the bedroom wall. We also noticed at breakfast that the hotel is saving on washing, all the mats were filthy on both sides and they place your knife and folk on them. Not a very good stay and need new management.

My husband is in a wheelchair and we found the staff very accommodating to our needs. There was room in the corridors for the chair plus our bedroom was spacious leaving us enough room to negotiate with a chair. The dining room was closed in the evening due to a private function, but a section of the Terrace Bar was available for dinner which proved to be declicious. Breakfast was freshly cooked to order and hot - well done! Unfortunately our room was not made-up during our 2 night stay.
