This was my second stay at this hotel. It is a very clean, comfortable and well maintained hotel and not overpriced. The breakfast is excellent & the owners are extremely welcoming. I intend to return here on my next stay in Blackpool.

Prevailing smell of cigarrette smoke throughout the hotel . Suposed 3 bed room was only really a small double at best with a 3rd bed in it .fortunately it was only 1 adult and 2 kids for 1 night!Room didnt appear to have been decorated since the smoking ban ,as the paint work / wall coverings were yellowing.At £115 for the night we expected a lot more.Although it says parking is available outside it is only on stree parking so is pot luck wheather you get a space or not.We certainly will not be back again!!

Friendly staff.Nice breakfast.Reasonable room. We arrived at 5 minutes to 12 , we knew that check in was at 12 o clock and realised we were a little early,however we were told that our room was not ready and it didnt seem that it would be ready in the next few minutes so we had to leave our bags and go into Blackpool.I Would have liked to have seen our room , had a little sit down and a cup of tea after our journey as I was travelling with my elderly mother.I Would have been happy if the landlady had offered us a sit down and a cup of tea until we could go into our room but this was not offered and instead we had to head off immediately into Blackpool which I did not like.

Friendly Staff and very clean. Breakfast was lovely. I just thought it was overpriced for a b&b in Blackpool that had no extra facilites to warrant £77 per night.

We highly recommend this hotel. It was very clean and the staff were very friendly. It was in a quiet and peaceful locattion but very near to the tram stop so it was easy to get into the main attractions and pleasure beach. When we go back to Blackpool we will re-book our accommodation at this hotel. The second double bed had a hard plank of wood down the middle of the bed which was extremely uncomfortable and painful to sleep on.

A very friendly welcome, the room was small but very clean and cosy, Good value for money and i would consider staying again, although the hotel was a little too far from the main attractions ths still would be in my top five places to stay

The team were excellent, really helpful and welcoming. Location was excellent, really near the pier, front and bars but far enough away to get away from the hen and stag do's! The breakfast was great and beds were comfortable. The price was excellent and I would certainly come again. Considering the team only took over 8 weeks ago the place looks great, needs a bit of love in a couple of the bathrooms but they are aware and sorting it out.

Enjoyed our recent weekend stay the staff were very friendly and attentive. Hotel is very clean good breakfast and a very comfy bed. It's a 12/15 minute walk to town centre or hop on a tram. Try The Mandarin Restuarant in Clifton St. Would stay here again. Ken & Shirley (Bolton)

The hotel is a convenient distance from the centre of Blackpool. A short journey by taxi from the main railway and bus stations. The area is quiet and very suitable for people who enjoy what Blackpool has to offer but like to relax at times. The hotel itself is very comfortable,clean and the room I had was well equiped. Careful thought had been given to detail, as far as I am concerned nothing was omitted. The dining room was always spotless and well organised.and the proprieters could not have been more friendly. I enthusiastically recommend this hotel to all who may be considering it.
