Location, that's it. Not enough staff on reception, big queues to check out. Breakfast service poor, had to wait to get hot drinks. Hotel room had no drawers to put clothes away, had to live out of my bag for the week. Roll on the Hilton doubletree opening next door soon !!!!

We stay here a couple of times a year, love it for the location, on Brayford Wharf, the staff are lovely, very spacious comfy rooms, superb breakfast, will be returning.

Excelent situation on waterside and close to shopping area of city. Lots of restaurants within 5 minutes walk. Lincoln cathedral and castle well worth visiting but go by bus unless you have strong legs! Very comfortable. We have stayed in other Holiday Inns and they seem to have a standard arrangement in rooms of no wardrobe, just a hanging rail, and no drawers.The room was however very comfortable and spacious. It would have been helpful to have had some instructions on the operation of the heating/air conditioning.

A group of us came to the hotel for a 50th birthady celebration. Six guests stayed at the location, we found it excellent for shopping and eating out. There are a wide variety of restaurants to choose from. The receptionists were extremely helpfull and with that they made it fun as they interacted with our weekend of fun.

Excellent location.... And very friendly staff, especially the Catering/Bar Manager (David?). Room service was great, and the food we had was excellent. The breakfast staff were very helpful, and as we were quite late in, a few items were running low - and we were offered to have a fresh batch of scrambled eggs cooked up if we wanted them. I wouldn't have paid the full price for breakfast, but we had an offer of £6.50 a head which we thought was great value. Our "executive" room offered a view of the river, but was being on the first floor it was unfortunately obscured by the canopy that covers the walkway to the entrance. I suspect the floors higher up had a cracking view. The heater in the room was quite noisy, and because of the draft from the window - it was cutting in and out every 30 seconds - I ended up turning it off as it was keeping me awake. The bathroom suite looks like it could do we a revamp, I suspect it is quite a few years old - and I don't think any amount of cleaning would ever make it sparkle! But it was functional and clean.

The location, overlooking Brayford marina, is excellent. This hotel is hugely overpriced for a very mediocre experience. My room - in January - was cold, and barely heated by a noisy wall-mounted fan which blew air behind the curtains. Staff were perfectly pleasant, but unable to move me to another room. They did however promptly provide an extra (rather tatty) blanket on request. The hotel charges for overnight parking and for internet use, which is just a rip-off.

Staff were friendly and helpful. Nice location Found the room to be dark, with bathroom needing to be up dated. Old fashion tiles and scratched sink with leaky tap, which had some hold around it. Room was very cold and difficult to heat. Heater took time to warm room and was very noisy, would not have been possible to sleep whilst this was on! The first night I slept in night ware plus my partners fleece lined hoodie and was still cold. Had to ask for second duvet for the second night stay.

Great location, good facilities, parking was available which is always a bonus at a reasonable rate. Heater was a bit noisy, especially at night when you are trying to sleep

Location was excellent. Hotel was nice and staff were very friendly and helpfull. The room was cold and even with the heating system set at 30 it still wasn't sufficient to heat the room.

The location overlooking the water is superb, a quick walk and you are right in the town centre. Theres loads of places to eat right by the hotel too. I would've preferred a better reception area with lounge/bar. I also think parking should be included in the room rate rather than extra.

Good location; large contempory hotel but with friendly and helpful staff. Ideal for business travellers but also for weekend city break. Good sized room very clean and pleasant. For me the prices are a little on the high side but nonetheless would recommend.
