The lady who owned the guest house was very keen to ensure that we enjoyed our stay. The room was bright and clean. The breakfast was very good quality.
Lovely friendly staff. The room was very clean and tidy with a spotless bathroom which is always the giveaway. Also enjoyed a perfectly cooked full English breakfast. Great stay.

A friendly welcome, a comfortable and spacious room, and a good night's sleep. All this was followed by a very satisfying full English breakfast. And free parking right outside the hotel. Such a bargain!
Excellent piping hot English breakfast cooked to order. Location away from main town which meant no issues with parking outside. Only 10 min walk along the sea front.
It felt dated but guess this is in keeping with the style of the property.

very friendly staff (owner even offered us a lift to the station, lovely lady :), great decor with so much attention to detail, delicious breakfast (veggie version with haloumi and avocado- how great is that?!), very quiet location despite a bus stop in front of the door (which is also very handy), promenade is just around the corner. All in all my mum and I had a great stay in the newly refurbished twin room.

Everything was great - the beds were comfy, breakfast was delicious and the location was great to get to the boardwalk yet on a less busy side street. Our only regret was not staying another night.

The welcome, accommodation & food! We arranged to arrive late 10.30pm & the welcome could not have been nicer. The accommodation is very comfortable - the ensuite especially spacious & spotlessly clean. The dining room is well set out offering a great selection of cereal & fruit. The cooked breakfast is scrumptious & plentiful. Gwyneth could not have been more helpful & generous with her time & advice. (We were in the process of buying a house in the area). A lovely, lovely Guest House. We highly recommend it.
The breakfast (which was served by a lovely cheerful waitress). The Victorian air of the house and the majority of the furniture and décor. The excellent Chinese restaurant around the corner.
The four poster bed was EXTREMELY hard and uncomfortable. The shower was awful - water temperature fluctuated from boiling hot to freezing cold (on a fixed setting), with frequently dipping water pressure. The bathroom windows were painted shut (there was no extractor fan), as were all but one of the bedroom windows. After showing us to our room, we returned downstairs where the owner went outside, leaving us with no keys and locked in the hallway. The front door was locked and repeated ringing of the bell and shouting went unanswered for at least ten minutes. When we brought these issues up with the owner, she was naturally defensive but not overly apologetic. Our bed was so hard we had to sleep on top of the duvet, but still had a very uncomfortable, sleepless night. NOT the standard we would expect for a Four Star rating.
comfortable ,great breakfast nothing to much trouble
This place was lovely, we had a lovely room with a amazing four poster bed with all bedroom furniture to match, it was like stepping back in time which I thought made our weekend stay a little bit special. The staff were really nice and made you feel like an old friend had come to visit on arrival and as for the breakfast faultless in every way!
